    I use to work for this company and they are causing artificial inflated rental prices. They buy out entire neighborhoods and people have no choice but to rent from them because they own everything. Huge corporate conglomerate owning all properties. They go to auctions and buy 20-30 houses in bulk making it impossible for regular non-corporate people to own. Who can compete for houses on auctions when companies like this swoop in and buy out entire neighborhoods? And they are over the top with their move out fees.

      Invitation homes owns the home next to mine. According to the renter there they won't do anything about the black mold. The gutters have grass growing in all of them. The state of this house has brought the whole neighborhood down. Thank you invitation homes!! /s

    This is the worst of the worst of the worst leasing companies there is. My family and I moved from our on the country into one of their houses about a year ago and since then it's been nothing but a nightmare. I'm convinced they are professional scammers that will rob you with no remorse. When we moved into the house they promised us to fixed the pipes for the sprinklers so we could take care of the yard (which by the way it looked it wasn't even taken care of for years) and we said well if that's the case we will take the house. Since me and my family are not experts in plumbing or engineering we didn't noticed this house was rotten from the inside. It didn't have air conditioning, the upstairs bathroom pipes where clogged, the garage had holes on it where mice where coming into the house, the kitchen wall has so much mold in it that it could just fall in any moment, there is a hole under the house where the house is sinking and they only put chicken wire on it. We started noticing this and start calling them to fix it and nothing happened. They send people to check on this stuff and nothing got done, they didn't care, nobody answered our calls for help and now we're being fined for the backyard and the other stuff that doesn't even make sense. And if that's not enough they treated us to be evicted. And since we complained they've been putting fake fines on top of each other so we have to pay them. It's a nightmare, they know exactly how to maneuver over the law, they been sued more than 10 times for the exact same thing we are going through. Don't lease or buy with this company, I don't know why they're so heartless or why they don't care for their people but they are professional scammers and I'll do my best to let people know how to bad they take advantage of people in need of a home.

    Please be aware, this company is extremely predatory, they’ll charge you massive fees for issues that shouldn’t even be the responsibility of the tenant. It’s almost impossible to get into contact with anyone at Invitation Homes.

      It really is tough. Perhaps just visit the property and keep video documentation. It’s going to get worse and rent prices are going to go up. I’m about to rent from a similar kind of investments property and I am scared but it’s so hard to find a rental right now.

    I have a similar situation dealing with Invitation Homes, my attorney now is hammering them with letters in order for my family and I leave the rental. Stay away from this horrible company.

    This company is a big time robber , they charged me 619 for just 9 days and then try to tell me even if I moved out before I still got to pay . It’s about time they face the muzik. Hell wont refuse them for dishonesty.

    The 1st 4 month was HELL-
    The 1st 4 month was HELL I had to take off work 11 times just for them to come and fix the air conditioner
    The AC bill went through the ROOF - we had plumping problems, fence problems, foundation issues, sprinkler issues, water issues... and each time I HAD TO TAKE OFF WORK to have people come and access problem - then take off work again for them to come back and fix problem! they took 50.00 off rent!
    Invitation homes reached out saying they would contact our family after this review-
    this is my response - I gave them my phone # and the reply I left was

    not sure why i would give you more information than what I have put in this review. Invitation homes really does not CARE about what my family or all the others are going thru what we are going thru.
    I have been a great tenant, paid on-time and the home they are renting around me are bigger and the same price I am paying. 2200.00 a month for a home that had so many unknown problems when we moved in. The bugs still come in from the back door, we have monthly sprays, but I can no longer take time off work to keep having invitation home say they same thing - NOTHING they can do! They changed the backdoor to a door that you can see right to the outside- it is not sealed good.
    Its really sad and just disappointing to live like this and pay this much RENT and they dont even care- they can at least come down on the rent to help offset the cost of repairs and time off.
    -- I want to add that if you do get a Invitation Homes 1.They will go up on the rent about a 75 to 100+ a year.
    2.You will have to take off 2 or more days and sit at home 6 hours + each time they need to fix home.
    1st time to take pictures and notes of problem
    they will then approve the repair and another day off 6+ hours to sit and wait on repair.
    In my case I sat at home 4 days for 1 problem because they had multiply contractors come and take pictures and note the same issue.
    .
    3 of the 4 contractors said the air conditioners we had needed to be replace, but no INVITATION homes just kept asking others to bid for job. PATCH AND LET IT GO.
    MIND you these are independent contractors they are not part of INVITATION homes - they will come in and some of them were VERY rude!
    Many times they wouldn't call you and tell you they are on the way- and you would sit and sit and NO ONE would show up.
    Again please use another renter - if you want to have a stress free life

    I wish I'd found this video before applying to these crooks. We haven't even moved in yet and it's already the worst nightmare I've ever experienced with a leasing corporate. To anyone who is considering applying, DO NOT. YOU WILL REGRET IT.

    I hate being at home…our home is so outdated and just falling apart. The price we pay for the house we live in is ridiculous!!!! Mold has been growing on our walls no matter how much we clean or try to kill it and they say we’re responsible even though it’s been here since before we got here. Also (super embarrassing but I’m wanting to call them out) there was a rat infestation before we moved in and we weren’t able to break our lease! Recent problem is our foundation has cracks in it so when it rains our basement room floods and it’s taken them over a week to even come look at it!!!! I’m 8 months pregnant and we’ve been trying to get out of this lease but they keep telling us there’s no possible way unless we pay double our rent!!! These people are jokes and I’ll never rent from them or recommend them to anyone ever!!! If you can leave LEAVE!!!!!! We’re actually contacting an attorney soon to see what we can do but our landlords say they won’t do anything more than $500 worth…🤦🏻‍♀️🤦🏻‍♀️

      Midsouth rental is the same way. I lived alone in a three bedroom. I called them from the time I moved in until they evicted me for late charges that you would never be able to catch up with. If you paid rent on time you could never pay because they were always deducting for your regular rent for late from the last rent. I went in to my retirement money to take care of all the so-called late charges. After leaving the office I got a call that they were at my house and I was being evicted. I called and they couldn't give me any reason why. The local office say they didn't know what was happening. They set my stuff out side and put a lock on the door. Never again would I recommend anyone to rent from those people. It is happening all over Tennessee

    I agree I live at one of their properties for 6 years never late and I went through four different rental agencies first one was WRI and before I could get the how's they transferred it to colonial homes then they transferred it to wayfield homes then it went to invitation homes..
    And the whole thing about it each one of them had different rules however I was never late never missed a payment but if you're one or two days late they will send you a letter threatening to evict you I remember one time their payment portal was down so they told me to bring the payment in person so I take the money out to bring it in person then that portal goes back up and it overdrafts my account because I took the money out to pay them and they try to charge me a late fee when in fact it was their website went down it was a big mess nevertheless I'm glad I'm out of there good riddance

    I recently rented one of their listings during winter 2021 in WA state…where it gets really cold, below freezing. Touring the house before move in we noticed the heat didn’t work. We communicated that with the company, they said they’d fix it before we move in. Moving day comes, the heat still isn’t fixed. We went thru so much trouble calling them, emailing them, so far to threatening them to take legal actions. They constantly told us “we’ll send someone when the snow melts”. It was snowing straight for 2 weeks. Could you imagine sleeping in a big house during winter with NO HEAT? They told us “go buy a space heater and we’ll reimburse you”. LOL we don’t want that we want our heater fixed. I don’t even think they realize that they put is in danger. We could’ve all died from hypothermia if you have any idea how cold it gets in WA state. A month later they finally send someone to fix our heat. He said the wires were burnt and everything was messed up, if avoided any longer the house most definitely could’ve caught fire. So not only did they not give us no heat during winter, but they put us in a house that could’ve killed us. We asked for a refund for the first months rent or some type of discount, and they denied. I don’t recommend unless you want to die in a house fire or freeze to death

    Yes I agree with her, this happened to me in North Carolina with them, I spent money on having carpets cleaned and the clean up of the house, it looked exactly how it did when I moved in, and they still kelp my deposit and sent me a bill for $15,000 because they charged me to remodel the house. NOT DAMAGE BUT TO REMODEL!!! They put in new floors, appliances, light fixtures, etc. When it was absolutely nothing wrong with the carpet the carpet was new when I moved in and I was only there a year. The appliances was professionally cleaned and there was nothing wrong with them to have to be replaced, I have nothing against them wanting to remodel the home but it shouldn’t be at my expense, when I done everything they asked me to do.

      Same shit happen to me. fee for late fee then wouldn’t believe they wouldn’t accept payment because another late fee wasn’t included. Lost the place even though lease was continued cuz the person on the phone who said everything was fine and mosnday I could come in and take care of it. Monday was a different story so now I had that day to get everything out which wasn’t possible so I lost thousands..............

    Progress Residential is worst. I have rented from them both. Progress is way worst. They charge you for plumbing fees for damages that you don't cause and they come up with all kinds of bogus damages to take your money and keep your deposit. Im waiting on the lawsuit against them also.

    I recently request for a tour of one of their property and a family had rent the home a week before, and i got a email with a code to enter the home an a family was living there glad to see this story . thank for the heads up with this company.

      @@michaelaeades1857 if it helps in anything i can also keep you posted, i will move in mid july to one of their homes here in FL. the only reason i took reviews with a grain of salt is because i read the reviews of all other major landlords in the area, not as big as invitation homes but definitely big enough, and they all have similar complaints. Sure other companies will probably have a bigger sense of urgency and communication, but with how crazy the rental market is right now, competing with 30 other applications can be tough lol, just glad we got approved there. I think we applied to about 8 different homes, from different companies, all taken up within hours of listing.

    I rented with them in 2015 they took they stole $865 from me and they kept most of my deposit for regular wear and tear. I painted the few spots on the cabinet with the same paint they left and they claimed they had to paint and put carpet in. The weird part was , entire upstairs had new carpet except one room and that carpet wasn't that great in many ways but the redid the carpet in the room that had old carpet and claims that they normally do that when people move out. I left that house immaculate and there was a small strap underneath a room doorway from moving and they charged me to paint ,this was in an area that wasn't in view. I called them for months and they would not give me my check that they were over paid. I had paid them a daily rate and I wasn't even living there anymore. I moved out June 30th 2016 and because I couldn't get a hold of anyone to give the keys to ,they charged me days that I didn't live in the house. They are a very shady company Tanya Trodder/Trotter got many emails from me but would not answer. She was nice when I was about to rent with them but once I did ,that stopped. To this day I never got my money back and I do have proof of them receiving my check and everything else. DO NOT RENT WITH THEM!!! THEY ARE MONEY HUNGRY.

    I’m renting from this company now in South Florida and my rent went from $2,350 to $3,500 in a 5 year leasing period. Absolutely zero updates completed and when appliances had to be replaced, they replaced them with with a completely different sub-par brand. They literally make EVERYTHING resident responsibilities and they refuse to do any exterior work such as painting or pressuring washing home until an HOA violation is sent out. To say I LOATHE this company would be a vast understatement. Unfortunately, I’ll remain here until I can purchase my own home in another 5 years because stability for my children is paramount, but BEWARE. The staff are all pleasant and aren’t directly at fault for their employer’s business practices, so with that being said, find another landlord.

    Yup. Waypoint homes/invitation homes and hudson homes are really bad. I'm going to get charged like crazy after my mother passed but my name is still on the lease. We called maintenance probably about 30 times with no resolution of the issues.
    Update: I owe $19,505 after my mother's passing from covid. Oh well I guess

    They’ve done the same thing to me. I now have a debt collector trying to collect $5500 from me for a similar list of bogus charges, and I have about 50 time stamped photos showing the house in move-in condition the day I moved out. For example, they tried to charge me $55 for a missing garage door opener remote. I have a time stamped picture from move out day showing the remote hanging from the garage door opener.

    Our lease started on the 10 of July the previous year and when it was up we gave the required notice. We moved out on the 30 of June . We didn’t think much of the 10 days. Three weeks after moving out we received a quarter of our deposit. They said the the rent for the 10 days was late so they charged us a late fee for each day the rent was late and some other fees it amounted to almost $1500 in late fees . It was so painful to lose all the security deposit.

      Same POS...There is no upkeep. Lease, ignore repair requests, evict, keep security deposit, rais the rent prise, patch up, lease....until a tennant dies from lead poisoning, black mold, falling roof. Then, negotiation, settlement, confidentiality agreement. Bottom line justifies the dirty game.

    my parents rent a home from these people and they're retired and on a fixed income. They've raised their rent over $150 a year each year they've been there. They're income will NEVER change yet they just keep raising their rent. Invitation homes is a horrible leasing company and will end up leaving you homeless because they just don't care.

    I agree with everything that everyone in the comments has said. This is an horrible company to rent from. The only thing they care about is money and not the tenants. I've actually experience all of the negative experiences as others including being charged pet fees and I have never owned a pet. These fees were charged for months and refusal of paying resulted in other fees that lead to an eviction process during the pandemic. Due to not wanting to have myself and family homeless I was forced to pay the fees. The fees continued to be on my account until a month prior to my lease expiring. I've been an unfortunate Invitation Homes Resident for 5 years. Although I hate everything about this house, it came at a much needed time and the lowest move in deposit than others at that time. However rent goes up significantly every year.
    I've missed time from work for scheduled maintenance that never showed up(No Call No Show) from invitation Homes. I've been charged maintenance fees that photos clearly shows another home and address. Yet I continue to renewal due to the timing the lease is up they're not much available in decent areas for the prices asked.

    I hate invitation homes man, within the first two days of moving in the summer they slap us with a fine because our grass is dead in the front yard. mind you this is in Vegas and it had been already 110°-120° the whole week prior.
    “So yeah it’s gonna be dead” ~wtf ._.
    And the name on the fine wasn’t even updated to the current residents. So we proceeded to get multiple fines for random things not even in our names, for mOnths !!
    Finally they updated the paperwork because the fines after 4 months started having my name on it haha.
    I knew these people were full of crap when they started fining us for “garbage can left on steet for too long” + paint trimming on TOP Of the Damn House was fading
    like you can’t make this stuff up, I’ve only been renting with them for a year. And I can confidently say we’ve gotten over 20-25 violations… that’s more than 2 a month
    not to mention the terrible lack of hustle in repairing things as well but it’s worth to mention that our Compressor in the refrigerator went out mid summer.
    And after calling endless amounts of times as you can imagine to get it fixed or replaced.
    It Took them 4 months to come fix it…
    4 months !
    We just kept hearing from them
    “needs approval” or “can’t do anything until another professional comes and looks at it”
    Like what do you mean?? we know exactly what’s wrong!! just fix the part.
    Till finally one of us called the office to let them know with the knowledge of being backed by an attorney atm. That they were actually breaking multiple laws doing so
    guess what happened the NEXT MORNING..
    I get a call 📞 “hey we’re bringing you your new fridge in 20 minutes, is anyone home ?”
    So yeah I would say don’t rent with invitation homes 🏡 👎

    WARNING: they're in NC and they're horrendous! Move in was a disaster, dirt covered up and hidden instead of cleaned. Work orders are ridiculous! Maintenance shows up, says the only have one of your several work orders and they don't even come ready! Takes a week before they recognize your work order, another week to show up and a week or two to come back with parts. STAY AWAY!!!!

    You alright want to even I was trying to do a application and for property and Rowlett Texas I can even reach out to no one after they was contacting me every other day but then when it was time to do the application I didn't heard nothing else the property that I was interested in like on a Monday I look and check it it was off the market didn't give me no heads up or anything like that

    Yup we’re with a slum lord atm a rental company called lotus real estate horrible company they will milk you dry they feel you don’t have other utilities you got to pay just them any day late is 50 they don’t give you a grace period to pay rent is due on the 1st but my mom doesn’t get paid till the 3rd so they send a letter out which is a 100 then there’s hoa fees if weeds are spotted that’s another 100 if crap breaks in the house your charged for repairs not them there needs to be a law for crimes like this it’s so hard to get into another rental everyone wants 6. Or higher

    We had a $500 hold on a property and they rented it out from under us in violation of the hold agreement. Now we are having to fight to get our money back. These people are crooks.

    I applied for a unit in Georgia , paid security deposit but home would not be ready in time so I asked for the return of my deposit. Never signed a lease or received keys but have yet to have my deposit returned and it’s been a month

    The other thing, I was looking for rentals in Vero Beach, Florida and one of the creepily concerning things I noticed is the forced lease add-on. They call it lease easy which anything forced onto my lease that I did not want in the first place I now have to pay for, it's not easy, is a fucking hassle. The part I consider creepy is the forced Smart Home. Of course it says things like it doesn't make your life so much easier which is what they have to say because idiots fall for it. However, I will NEVER ever ever ever ever have any so called "smart home" devices. No Ring, Alexa, Nest etc. etc. due to massive privacy concerns. The other part of it is a company manages all utilities on one end so it makes it really difficult because not only do they handle all of them which I imagine means they mishandle it but needing assistance from one of the utility companies is going to end up being a massive pain in the ass because the utilities are under Invitation Homes, not in the tenant or tenants name, I presume tenants will have to go through Invitation Homes to request service which I would almost be willing to bet is yet another hassle.
    Stay far away!

    Invitation homes took my security deposit and charged me almost $ 3k to pay in 30 days, claiming a lot of false things .when I contact them, they refuse to take action. They even charged me for past rent I was already paying .I need a lawyer and help I am living a nightmare

    They also don't care when their tenants bully and harrass the neighbors. They do nothing to protect the homeowners who own their homes and cannot move when their tenants make their lives hell. They are horrible for neighborhoods.

    Rented from Invitation Homes for 7 years. Was promised option to buy. House listed as newly renovated is in fact a delapitated 1951 built. The maintenance sent by invitation home stated that they never repair but patch up and they solicit tenants for money. Portfolio director gets kickbacks from contractors and files evictions spliting proceeds with hired law firm. The law firm's representative stated, that he will commit criminal action if asked to do so by his superior. The corporate leadership is aware of houses not being repaired and security deposits not being returned but pocketed by the company. They have above the law mentality. During covid-19 pandemic they keep evicting tenants despite the CDC Moratorium. Majority of eviction cases filed in Miami-Dade county courts have affidavits from IH that houses not under GSE (government sponsored enterprise), however it is a known fact, that IH have Fannie May backed loans since 2017. In 7 years I have collected extensive body of evidents (pictures, videos, statements, email correspondents with local and corporate Invitation Homes officials).
    Most memorable statement from my landlord Invitation Homes portfolio director: " It's my way or I will evict you. The IH will have to drag me out to get rid of me."
