    I lived in the "East Hills" neighborhood (we never called it that back in the day) from birth to the age of 10. I attended Congress School and lived across from what we referred to as the "Priests' House" (what has been Mangiamo's/Paddock Place and was a monastery - my family wasn't Catholic. We didn't know the difference!).
    The area was and still is very walkable. I walked to school, a drugstore, a small mom & pop grocery store, and the bus that would take my sister and me downtown. Obviously, the businesses have changed, but the Cherie Inn is still there.
    From my occasional visits and views of real estate for sale, I have to believe that there are residences that sell for MUCH less than $300,000 in East Hills. Most of those probably need a lot of renovation, but could be good investments because of the surrounding commercial area and proximity to downtown GR, East Town, Fulton Street, and the Wealthy Street business district. If I ever moved back to GR, I've thought about buying my old family home and completely redoing it.
    Btw, "East Hills" is centered around Lake Drive, Cherry Street, and Diamond.

      It sounds like you have some fond memories of growing up in the East Hills neighborhood! It's amazing how places evolve over time, with businesses coming and going, but certain landmarks like the Cherie Inn staying put. And you're right, the real estate landscape can change too. While some properties may need a bit of TLC, the neighborhood's proximity to downtown GR and other bustling areas could make for a promising investment. The idea of renovating your old family home sounds like a wonderful project, bringing new life to a place filled with memories. And thanks for the heads up on the area's boundaries!

    Was watching another video about best neighborhoods there, and they mentioned Creston and Eastgate. Do you have any opinions on those neighborhoods? Which one or ones would you say are affordable and safe for renters?

    Cherry Street used to be a dangerous hell hole just off 131 there. It's where all the missions were. Countless homeless. There was also a strip club down that way. I used to play at The Intersection all the time in the mid-2000's. East Town/Fulton Heights aren't super nice areas, either. Pretty rundown, artistic/hippy area. Weird area. Aquinas has a beautiful campus (I attended Aquinas for a year), but the surrounding area isn't anything special. The West Side used to be pretty nice when I was a kid in the 90's. It's really gone downhill sadly. Downtown itself has become a lot safer and nicer in the last 10-15 years. The medical mile has pumped a lot of money into the area. Belknapp Lookout is filled with what used to be nice, old homes that have been turned into apartments. Just south of there is Heritage Hill, another area filled with what used to be beautiful old home that have been ruined and turned into apartments.
    You should have included the West Grand area. That is actually a nice area, Richmond park is a large and open place with play areas. Or Northview, beautiful area, one of the highest rated school districts in Michigan. Or Michigan Oaks or Cascadia on the east side of Grand Rapids. All these would be very nice places to look at for people moving to the area. I have lived here almost forty years. There has been a lot of change, but Grand Rapids as a whole is a nice place to live.
