With the lack of walls between the patio villas and designer homes that's a deal breaker for me. Come on Villages bring back those concrete walls!
They were actually a hard plastic type wall and not concrete walls that went around patio of the neighborhoods
That’s one reason we didn’t want to buy in eastport the closeness and configuration. We found a large corner lot courtyard villa in Dabney with a generous backyard. Plus it’s quiet.
Thats a good thing, i think the pricing in that area us also coming down, with that area being Lake County which has a higher property tax, you are also further away from hotspots, but its a good area for less hub bub for sure and i hope the turnpike isnt too loud for you! Thanks for watching..
Moving to the new section of TV is a “leap of faith” where you hope that the construction and landscaping will be the same as in the past. It’s unfortunate that this is no longer the case. I’m very disappointed in the lack of walls/fences between neighborhoods. It does make a difference in our choice of where to live.
I agree. If I buy an expensive home I want to be surrounded by the same kind of home. You never want to be the most expensive home on the block. Your house will hold up the less expensive home and inexpensive homes will lower yours. I was buying next month now I have to be careful on my decision.

At first glance maybe, but when people plant palms etcetc Then it really changes that look lol
The villas section you toured that includes Hugar Pl also includes 3 other streets (Boyso Ter, Batterlee Dr, and Blandford) for a total of 56 homes. I guess they will install the street signs where the homes are put up for sale.
I’m not sure about not having rear walls / fences. For those with dogs, it seems the enclosed yard might be a useful feature. But there is something to think about with the more open rear view and having to look into the homes behind you.

Yes, from what a few Sales Agents have told me, they quit using the hard plastic type walls that surround the patio villas for some unknown reason idk. But what I do know is that in the past these fencing or walls would go up first and our neighborhood and they built with inside them.. then there happened a few where they built the neighborhood and then added the fence afterwards and there are a few where they didn’t do any at all lol go figure Lol
Given the choice of a plastic wall or a block wall, I’d prefer block.
With all the precast concrete homes being built, it seems the villages could easily & quickly install 40 or 50 foot long sections of 8 foot tall precast walls to separate the villas or verandas.
The “kissing lanai” option, even when privacy bushes are installed may not really provide much “privacy”.
I don’t know long term how peaceful looking at any wall would be?

The rear of those homes at 11:30 is awful. Even the existing ones that are viewable from the turnpike seem like bad advertising placement. I'm sure they are nice interiors. I just wouldn't want that for my backyard view. I would have thought TV would have done a little extra design treatment by now. Even a second window would break up that blank wall.
Perhaps the window placements could be relocated, it could also be the placement of bedrooms for the floor model
I’ve watched a lot of these types of videos including ones by Golden wingnut and Jerry and Linda…& others. It does look like one of the worst layouts…agree it’s quite a lot like military barracks. Layout is awful. Clearly needs a wall. Courtyard villas have the wall. Patio villas usually do not. Thanks for keeping us all informed. Really appreciate all of your effort!
You’re welcome, just to be clear when I mention walls it’s a perimeter wall that goes around the patio the neighborhood, as the courtyard villas as you know, they have privacy fencing, but I do appreciate you watching my videos. I think you once again.

The incredibly recessed front door looks awkward and dark. You also lose valuable foyer real estate. It’s not like you need a covered front door because you’re trying to escape the elements in Florida weather… No reason to avoid a corner lot because two of your “neighbors“ are the quiet streets… I would probably buy a corner lot. Thanks again

I call that setup 'back to back' or 'back to side' which is a non starter for me in any development, these have absolutely no privacy even in a limited amount.
That’s why people have to be aware and careful of what they are purchasing before they purchase it, some people are OK with it and others aren’t .
