Thanks for the video. I’m interested in a patio villa in WellPoint and my Villages sales agent is supposed to be letting me know when some become available. I’m looking at a neighborhood that is not close to the highway and not close to the prison. I may need to take a quick trip to the TV to see in person. Haven’t been since March and WellPoint was empty then.
Excited to see Well Point and the Cottage houses! Wonder if any of the Cottage homes will be fully fenced in the back? I think they are called Cottage Villas.

It looks like TV are building more vinyl sided homes than the concrete and stucco ones. I drove around Moultrie Creek and it sure seemed that many of the homes for sale are vinyl sided. Your thoughts on that? I live out of state so I don't have the same vantage point as you do. Thanks for sharing.
I noticed that as well. I guess it is more economical for both the buyer and developer. If this concerns you, do a drive by before purchasing a home in the new areas. There are probably THOUSANDS of vinyl sided hoomes. The complete opposite of older villages where there are fewer vinyl homes.
It sure seems that way, or is it what we focus on? I still many Stucco homes as well.. but they are mixing them in together for sure.. i think depending on what street you travel on it could go either way lol
Heard they had upwards of 60 people going after those lots. Now those 58 people move onto the next release. Must be a lot of disappointed potential customers.

the problem will arise in 20 years. when TV ages, and the population will be very old. and the old folks vote down any HOA increases. Supporting that many Golf Courses and pools will be impossible.
This is a good point; though the northern parts of TV are more than 30 y/o. This seems like it might be a future concern at the very nice, resort-like, 55+ community I'm interested in on the east coast of FL. 1500 homes built in 3 phases over 2006 - 2017. Annual HOA fee is now $4500. Just a 2% annual increase to the HOA fee puts it at $6700 in 20 years. And special assessments are unknown. The large heated pool and 30,000 sq. ft. community center was wonderfully rebuilt and expanded at great cost in 2020, so should last a while, but probably is going to need a lot of work in 20 years. The Master Insurance Policy increased 20% for 2024.
