    Thank you for covering this topic. As a Section 8 landlord. This program has changed my outlook on the Section 8 tenants after I was advised for years by property management company to not rent to tenants in this program. Needless to say I’m not with said management company any more.

      What kind of properties do you use as a section 8 landlord? Can you use manufactured homes? I’m interested in acquiring property to be an hcv landlord but don’t know where to start

      @@Cole_brittner I would recommend contacting the local section 8 office to inquire of your specific questions. The criteria can vary from location to location.

    I hope the housing court laws have changed. We had section 8 tenents who wouldn't pay the tiny $130 monthly rent. So they would break the front door locks on the building, then report a broken lock, so section 8 would hold the bulk of the rent until WE had to pay for it. I'm sorry some people know how to work the system, never pay rent and it took us a year to remove them off of the property.

      Sounds like you need to improve your vetting mechanisms. This same situation can also happen with non subsidized renters

      when renting section 8 out just assume you’re not getting the $ and just find fixer uppers refinance and then let the govt pay ur mortgage

      Why did you even care about the "tiny" $130? You got the "bulk" of your rent held up simply because you harassed them for the $130.

    In my state you have to have the inspection first. Be approved as a landlord, put on the list, and you cant refuse tenants.

    If I want to move into a new home and rent out my current home under section 8 but I still haven't moved (I still have all my stuff in my current home), can they still perform the inspection or do I need to move out first?

    First time homeowner renting your property do not rent to section 8. Your house will be destroyed and you have to fix them up yourself. Rent to people who have jobs and work for a living they will take care of your homes as if they were their own home.

    I think your video wasn’t complete, you were going to show the form. Also, let’s say I just don’t pass the inspection and the home doesn’t get approved, now what? I’m stuck with a tenant who already moved in and cannot afford to pay? No one is talking about this

    Section 8 is not a guaranteed payment. I had a tenant remove a smoke detector to paint. Of course I had no knowledge. When there was an inspection. We failed. My payments were abated. The tenant removed the smoke detector and my payment was stopped. Of course, I could require the tenant to pay, but they do not have money, which is why they have a voucher.
    Don’t be fooled. It is NOT guarsmteed

    Section 8 tenants are just like any other tenants who are nor in the program? That's just not true. What you are trying to say is that they should not be discriminated against. That's fine. But do not try to say that they are the same as regular tenants. You lose all credibility when you make outlandish statements like that.
