    I lived in Wilmington NC and have met Tom. Extremely smart individual. He is one of the only 100% legit people in this space. He found a niche in the game and scaled it to a big big big time level. Very awesome to see where he is now

      @@priceandpride not ture i am a poor white american the many criminals i delt with were white middle class americans adn in white middle class towns your lies dont fool me i was 100 percent safe living in the poor neighborhoods white middle class lies dont work on me i delt with many white middle class american criminals who victimzied me caused me severe harm put me in danger tried to make me homless etc i delt with many people black spanish arabs that were law abiding citizens many white middle class americans and i delt with were criminals compared to other people in usa like i said white middle class lies dont work on me many blacks spanish and arabs treated me one thousand times better compared to many white middle class americans

      ​@@priceandpride i lived in # white middle class towns that were very dangerous for me to live in as a poor white disabled american i moved away real fast way too many severely sick in the head and very dangerous white middleclass american criminals in the white middle class towns i had to leave i was victimized in several ways

    Actually, NO on one thing:
    When you have included utilities, NOT ALL tenants will abuse it
    Check how well your building is insulated
    Lack of insulation CAN ALSO costly utilities, no matter who pays them
    Also, check for drafty doors and windows that CAN ALSO contribute to costly utilities
    If your home is well insulated and maybe you have a tenant who MIGHT know how to plug or reduce drafts, that COULD work in someone's favor, and end up reducing the utility bill
    For those who obtained spare fridges or freezers, try to put it on the warmest possible setting and try to use up the contents as soon as you can, so you can reduce use to only SHORT-TERM
    Whenever you can reach that goal, only keep a very small amount in the appliances
    Another area I should point out Is something I'm sure many people probably overlook, and that's their home internet modem
    At bedtime, either cut off, or have it on a TIMER to do it FOR you
    If you use a timer for this task, make sure you set that timer to turn the modem on and off at times that work best for you
    You really don't need to keep the modem on all the time, just during those times you're awake, and actually USING the modem
    Get up at about 10:00 a.m. and let's say you go to bed at around midnight
    Have the timer programmed to turn on your modem at the time you get up and turn it off Amabout the time you go to bed, just SET it and FORGET it
    You can also have your TV and other items plugged into a power strip so all you have to do is flip the switch when you go to bed, and then again, when you get up
    If you use night lights, you can also put THOSE on a TIMER
    No matter the type of night light you use, consider always using a timer or one of those light sensor ones
    Another good night light is equipped with motion detectors
    Whatever you don't need plugged in, just unplug it
    As for the AC, some people do need it
    When you run the AC, try to plug all drafts, keep doors and windows shut, and limit coming and going
    During the winter Comma you should also make sure to limit how much doors are opened, and how long they stay open
    The fewer the people who live in a specific unit, the better because if you have someone knows how to limit how much a door opens, that's someone who's less likely to waste utility
    If you pay a utility for a tenant who has utilities included and the utility bill is higher than usual, communicate with your tenant to try and narrow down a potential problem that may be BEYOND THEIR control
    One time I had a flaw in my toilet tank mechanism and it would stick open every so often if I didn't flush just write and I pushed the lever down too far
    I may not know it until hours later when it sounds like the other apartment is running water, until I get closer and realize it's my toilet running
    The problem has been fixed, but I've only had one incident where the flap still stuck open, but Not only was I able to catch it right away, it's harder now for that to happen than it was
    I hope these tips I pointed out will help as many people as possible

    Agree to many of the things he says except section 8 pays higher. I'm in Cali and have 9 section 8 rental units. They literally say they will never pay more than comparable rentals and ask for 1-3 comps at each renewal

      Sorry. But it’s true… they are currently offering more than comp for section 8 and incentives of 7500 or more. There are two types of section 8. Contact your local housing authority and ask about landlord incentives

    i love my apt program it pays higher rent then section 8 i live in a new apt in a new building an arab landlord rented me new stove new fridge central ac central heat everything works except me no bugs no rats no tics no bats no asbestos i been living here for 8 years im very satisfied living off the government my apt program also pays for my security money every time i move im a poor white disabled man before this for 6 years i lived in a differnt new apt building the arabs rented me teh arabs treat me one thousand times better compared to many white middle class americans i delt with years ago i never had a problem walking in the neighborhood never been victimized the arabs never harrass me they never put me in danger adn they never victimize me

    If section 8 is cheap to invest in why don’t people just buy as many as they can. $2500 to $5000 down per property. Rarely no credit needed. Why doesn’t EVERYONE BUY SECTION 8? 😂
