My approx lend is £144,500. I’m looking at a 220k house. Does this mean if I can come up with the £75,500 difference I can purchase get the house? Just finished apprenticeship so struggling to get higher income out of the gate but doing well at saving, don’t want to risk joint share with my girlfriend as I’m only 21. Thank you

Thanks for the video, wondering is there any lenders assess how much you can borrow based on your past rental payment record ? for example we are earning £32K but have been paying £1500 rent on time for the past 2 years.
Afraid not, only thing similar is a 100% mortgage where if you’ve rented for 12 months and mortgage payments is same of lower than rent payment, you could borrow 100%

I've used a very simple affordability calculator online with a non affilaited website, and the figures they say we can borrow are somewhat lower than youve suggested, is that the calc being conservatve or is my partners earnings a factor? It’s probably not including the lenders that offer 5 - 5.5 X income if it’s a basic calculator. Probably around 4.5 x your income ?

The salary you include in this video has to be take home pay or it’s ok if it’s pretax
