  • If you are looking for a place in Scalea Calabria that is unique. You might be interested in the highest panorama in town. You can literally see every corner of the city.
    More than a year ago I declared I'd be visiting Calabria to check out the real estate. In June 2021 I had that opportunity. We started the trip in Scalea Calabria and stayed right in the middle of the historical center.
    This would act as home base for a few day trips to other locations nearby, so it seems like the best place to start when sharing our experience with you.

    Why would anyone think black mould pattern as tile would be attractive

    That was a spectacular view I really like that place the kitchen was really nice the only thing I didn't like was the bathroom tile yikes!

      I wasn't a fan of the tile either. Sometime did choose to install that. it really makes you wonder what the other options were in the tile store

    It has the potential to make a fantastic home, Outstanding views two BIG roof terraces, three bedrooms, massive garage!!! It just needs a fair bit of work.... At least being up that high with no houses around the fresh breeze will be fantastic!!!

    Imagine being the person who buys this, fixes the roof, roof terrace and the elevator. (and then what? Locks the elevator off so that only your top floor apartment has access?) Doesn’t seem like the best way to make friends/good neighbours. That said, HOAs without sufficient regular recurring HOA fees for both ongoing maintenance and long-term contingency funds for the big stuff(like the roof that covers ALL units!) is a nightmare today and forever. Condominium property legislation in Canada is pretty good overall and yet, it still can be a nightmare - especially if property owners don’t have enough of their own nest egg to cover unexpected or necessary expenses. (IMO) condominiums make a very good case for buying a single family home, 4 detached walls, own roof, own property!

      Actually in a condominium the roof maintenance is an expense that must be shared by all the flats owners.. As regards an elevator.. If the majority of the owners ( more thsn 50%) decide to have it, it has to ( better it must) be paid by all owners and used by all... Otherwise if the majority decides not to have an elevator, only the owners who fix it, pay for its maintenance can use it.

      Exactly. The elevator is acessed by key. It makes it really inconvenient for anyone that has a guest come visit because they have to first send down someone with a key to allow guests to access it. Many elevators are only for a few people in older aparatment complexes, so if you've got more than 1 guest visiting the ride back up is a bit tight.

      @@DauvO exactly right! I remember one place we stayed in Salerno - cutest place ever…very central and a lovely host and we had to split up, one of us went first, then we sent our carry-on luggage up and finally the other came up. 😂

      @@robertopezzutto5843 in theory, I know you are correct but my concern would be if despite their obligation, the other owners do not want or cannot afford to pay…then what? As the top floor flat which is suffering the water damage, I either pay for the repair or I have a leaking, unlovable (and unsellable) apartment. If the solution is to go to the courts, it seems to me, I could have a very damp flat by the time a resolution is achieved. 🤷‍♀️

    The association part of the equation would keep me away from that property as it’s just not something I’d want to sort through. Having said that, I can see the potential for the right person.

      I am on the same page regarding my own investments. I've bought on the top floor of a condominium and later found out how problematic it can be.
      I know there are that will like the view though

      ​@@DauvO I know this is from years ago, but I was hoping you'd elaborate on the problems of a property on the top floor. I'm looking at apartments now and there's one on the 4th floor and no lift. Definitely concerns me, but are there other issues to consider? Thanks!

    HOA or as we call them in Australia body corporates are a pain in the proverbial, trying to get everyone on board with maintenance and renovations and repairs is a nightmare 😱 but that view right 🥰

      You are so right!.. interesting the agents perspective, too basically treat it life a single family home and not depend on the others in the condominium. Makes me wonder if that is universal thinking in that area

    The view is amazing, but there is alot of damp how fixable is that considering the price David? Still a unbelievable view, thank you!

      The issues all come from the roof. Once the roof is fixed, there shouldn't be the moisture issues. With such a large roof terrace, to me it could be justifiable. It's like living half indoor half outdoor. But technically, the other tenants in the building should help pay for the repairs by law.

    Stunning views though. But sounds like NONE of the other tenants will want to help fix the building. So sad.

      We have problems like that in North Italy too. We have condominium members that refuse to remodel the exterior of the building because the other neighbors have voted not to update the antennae/cable tv dish. I'm sure it would continue with them until the building collapses.

    What about land ?? Can u buy land in italy .. if so where can u look online??

      You can definitely buy land, but you need to make sure it is buildable if that's what your plan is. use the term 'terreno' on immobiliare.it or idealista.com

    So my favourite part holds the problem, that terrace has the most wonderful views, hopefully a fix of those tiles will stop those leaks, definitely worth doing the job first and ask for some reimbursement, digging the lift access(when in operation, possibly better to look into getting that going again, then ask 😅), that garage seems it should be for the whole building wow.

      If I lived there, I'd definitely want the access to the garage directly to avoid the stairs.. unfortunately quite ugly. When i toured there was a car parked in it and a guy unloading his stuff. Apparently he was using it as his own. We can only hope he had asked permission... but i wouldn't be surprised if he hadn't...

      @@DauvO I definitely wouldn’t be surprised, he parked once and no one said anything so for him that’s a green light access pass, yes that lift is a must, I’m gathering it’s a lot of stairs as well as not a pretty sight, 🤔going back to the garage, maybe start charging for parking in those spots or mark spots and ✌🏾rent them✌🏾for free(say what you would charge, but offer them for free), to the other residents only if they push through the agreements, exterior work and lift 😄maybe this might speed up the process, over a little welcoming aperitivo 🍻

    That HOA feature would not work for me however the property has a lot of potential for the right person. Thanks for sharing so when ready we know what to expect.

    That's quite a spectacular property! We can't quite see it from our balcony Santa Domenica Talao but maybe if we hiked up to the cemetery above the village we could get a glimpse of it.
