Hi! We're Kristen and Michael, a couple DIY renovating their dream desert home into a short-term rental business. In December 2020 we made the difficult decision to leave Los Angeles (our home of 7 years) to pursue our dream of owning land in California and creating a sanctuary to share with family, friends, and others around the world! We purchased our house in the high desert during the summer of 2021 and have since DIY-renovated the entire thing and created our business from the ground up.
Follow along as we continue vlogging our journey of hosting our short-term rental & upgrading our DIYs on the home little by little.

Awesome videos, very detailed and well thought out! Thank you!
Question regarding checkouts. If you have someone request a late checkout are usually able to make it work or does it throw off the whole schedule with the cleaners and the new people coming in?
How do you work your scheduling is it completely open where people can book it one stay after another? Or do you typically block of 1 day between bookings so you have the time you need for a deep cleaning and whatever else you may need?
If we have someone request a late check-out we text our cleaners as soon as we are asked to make sure they are able to fit it into their schedule. If it won’t work we let the guests know it’s a busy weekend and we hope they understand (usually they do, esp if it is a last min request).
We leave the cal open and we do deep cleanings in between guests and block off a day during the week to get in there and do the job ourselves! We do this about once every week / week and a half depending on our work schedules. Hope this helps!!
@@kristenandmichael Yes very helpful! Thank you!

Amazing video guys. Myself and my wife watched your video before starting our Airbnb Maple Blue in St. John’s Newfoundland and now we are into our second month. We opened to guests on June 29th and have been booked everyday since and everyday up until Sept 17th (minus days between guests of course)
We have had more success so far then we could have ever dreamed possible. Thank you for your tips and tricks and I hope you guys continued success with your listings.

Hi Dear,
I was wondering how did you start your Airbnb.
I'm from NB and looking to start an Airbnb. What advice would you give someone starting?
@therarebreed8038
Congratulations 🎉
I'm looking to do research on Airbnb
I lived in NB what advice would you give someone looking to start this business?
Would you be eligible for a small loan?
Who should speak to ask more questions?
When buying the house do you have to list the house as a business home?
Thank you- very informative!!
awesome content guys! Thanks for sharing
Thanks for watching!
Great tips guys! This is something I'm seriously considering. Starting the initial research stages. Little nervous about airbnb laws and regulations - so educating myself there as well.
Good luck on your STR journey! Thanks for watching :)
Beautiful Couple. May God bless you both on this journey!
Thank you 🤍🙏🏼
I think your final point about how this allowed you to enter the realestate market in CA is a big factor. Well done..... This will set you up for your future.
Thank you… we hope so!

We self manage 3 STR's. Great advise. I get into my property at least once a month to do a deep clean and restock. Also having good cleaners is key. Can't wait to watch you grow your business.
Thank you! And congrats to you guys on 3! That’s awesome 🥳
who else is here because of the Tim dillon podcast?! Imagine calling cleaners "weeds".

Great Job!! It’s hard work owning & self managing. Those numbers are fantastic!! 💜

let me guess...we pay a 200 dollar cleaning fee but are required to clean it all ourselves as guests
Ours is only $130. And we only ask you clean your dishes and put your trash in the bin out front.
@@kristenandmichaelYou're telling me I'd have to pay $130 and do a few chores? Hotdog!!! Count me in!
Seems like a nice couple, I wish them well.

Would you ever buy/build a brand new house to air BnB? We are debating if it is better to get a fixer upper or just purchase land and build. I like the idea of knowing there will not be issues with new but also worry a new house will get trashed. Costs will be slightly higher for new but also won’t take months to do our own renovations. Thoughts?
Amazing that this wonderful lesbian couple can help others achieve their airbnb dreams ❤
I been in some of the AirBNB homes, and deep cleaning is so important.
10000%
I appreciate you guys and your story. Great job so far. Keep it going. :)
Thank you! We appreciate your support!
First, you guys are so cute and have such a nice/kind approach. I have been thinking about to get something around Joshua Tree and you both are inspiring me!
Go for it! Thank you for being here :)
I just got notice of my VRBO Pay Out. It doesn't get old. One thing for viewers to consider in terms of profit: Your mileage will vary! So for me, the numbers you guys have recounted are great--and realistic--but don't reflect my numbers as a host in nearby Los Angeles. Ohio, Alabama, or Florida--they all have variable rates and profit margins. So, look at the comps in the area where you will actually set up your operation. And that will provide you with a realistic benchmark!
Yes! Thank you fellow STR’er! We make sure to say we are in the Joshua Tree area in the intro so hopefully viewers will know where we’re at.
That's why we went with barrel sauna over hot tub. Don't want to deal with maintenance, cleanliness complaints, and higher electric and water bills. So happy we went that route
How much does the sauna require clean/maintenance? We have a sauna at our personal home but think it’s prob too hot the majority of the time in the desert to justify one
@@kristenandmichael At first, it tripped the breaker every few weeks but once we figured out where moisture was coming from and sealed it, maintenance has been zero. Our cleaner spends 5 min with a portable vacuum in between guests. And once a month we deep clean it
I love your guys
Thanks for share all those your experiences. It helps a lot
I’m ready for my 1st AirBnB in Austin . Nervous and excited at the same time
Hopefully things will goes smoothly
Thank you for watching. We were so nervous our first time hosting too, but you're going to be just fine! Let us know if you have any questions.
plants are a no brainer. Tons of realistic faux plants on line. Worth it. Also make your check list for cleaners ahead of time and save yourself a headache!

You guys are so real and so pleasant to listen to. I appreciate all the advice!
Thank you for watching! 🫶
This is a very helpful video. It shows that it’s a lot of freakin work. I’m also have real estate in southern cal. Passive income is great when there isn’t much work to it but you guys sure are working hard for that money. Also, 4k income is great but you didn’t mention the purchase price. I’d like to know the return on investment so you can compare short term vs long term rentals. I hope Joshua Tree houses are in the 250s. Thanks!
Great Video!
Thanks Rick!
Very good video. You guys make a great couple working together on your dreams. The journey is half the reward.
Exactly! And thank you for the love! 🤍🙏🏼
Appreciate It🎉🎉❤
Tim Dillion absolutely roasted you on his most recent show 😂
Absolute toast. It was amazing!!
Oh my gosh, do not get a hot tub!
It's my biggest regret. I bought a brand new one to put in our airbnb because I felt like we didn't have something to really draw people in. It definitely helps with bookings, especially in the Winter here. But it's soooo much work and such a headache. No one follows the rules and it leads to serious time and money in cleaning. Nightmare.
This is good info to have! Thank you for your honesty!🙏🏼🙌🏼
Thanks!
Oh my gosh thank you so much, Will!
Congrats! you inspire me all the time!... please !! Share the rute for deactivating the airbnb service fee ? Please !!!
Thank you and yes, the direct website link is in the description of this video!!
Haha youre both psychopaths. Thank god for tim, this video was funny!😂
Love the video guys! Question, are the figures you stated after deducting your expenses or were they gross revenue before expenses? TIA!
Thank you!!
These #s were before we took out expenses. All gross - but we did touch on roughly how much we spend on things in this and our latest vid!🙏🏼
A few questions:
1. Where is your property located?
2. How many bedrooms are in the house?
Here is an idea for you. I am setting up an Airbnb and wanted outside plants. You guys should look into a Blumat system. Perfect for miro irrigation. I have the best looking plants on the street.
Wow! The Blumat system is actually really cool. I'm curious if there's a way to hide the water source so guests can't see the long tube running out of the pot (for inside plants). Thank you for sharing! We had no idea.
Here in Louisville I only spent $1500 renovating a shotgun house in the restaurant district. And regularly have income double the house overhead. A large place to be able to tweak the mathematical equation of profit is spending very little on the renovation.
I found that keeping things clean is more important than having new things.
We are just starting waiting to get our local license...super excited
Congrats & good luck! 🙌🏼
thank you :)
Nicely done. Thanks for sharing your journey & results so far.
Thanks for the support & watching!
Great video!! I’ve commented on your last video about dogs. We have a granny flat that we built on our property but we had a full remodel of our property and had the granny flat built so it’s completely private from ours (fenced off and has their own steps). We did install a spa (guests LOVE this), heated floors in bathroom and anywhere and everywhere I could add luxury, we did it. High end guests want high end amenities. I knew allowing dogs was going to be a big deal, and I fully believe many guests will find “ways” to make sure they can bring their dog, so we just went with it and all of our guests except one had dogs (most have two). I could not agree more with you about spotless cleaning. Luckily, I manage our airbnb and I am in there cleaning the unit with our cleaner when we have to flip it. I also schedule my handyman every 4 months or so to go in and touch up anywhere that needs it. I always am buying new fresh WHITE towels/sheets to replace anything stained. I try to make our unit the absolute best I can and we have been so lucky with being rented all the time (we are at least one month STR due to local laws). I have asked every guest how I can improve on anything and I’ve been surprised with some of the answers but I appreciate the feedback and make changes where I can. I can not stress how great airbnb has been for us. They definitely are more slanted towards the guest than the host but that is their platform and it works. We only built a 725 sq ft one bedroom and we clear anywhere from $6500 to 8G a month. If you guys can swing it, try to get closer to a highly desirable beach town (ours is in San Diego) because the draw is year round for bookings. Best of luck to you!!!!!!!
Haha y’all got roasted on Tim Dillon
hahah We thought it was hilarious!
Way to be a good sport.
You guys rocks and congrats for all the steps you did. The story gives me some excitement and a little bit of anxiety.

The whole pet advice is really good . Had someone sneak their pet in and after they checked out, they said it was a service animal. I placed that lack of transparency on their review despite me reviewing them well. I had told them to let hosts know next time. Can’t assume it’s ok without consent .
Thank you so much! Yeah, that's not very cool. But it's nice of you to let other hosts know.
FYI: Guests do not need to inform the host if they are bringing a service animal.
What about a pet cleaning fee. Can’t we charge that fee even though it is a service dog?
@@brianwood155definitely should lol
Omg Tim Dillion got me here😂😂😂 dear god
What a coincidence - I just found your one month update video today and you also today uploaded the six month update LOL
Appreciate the in-depth insights. My wife and I are thinking about grabbing a property to Airbnb but just trying to weigh the pros and cons!
Haha, perfect timing on both our parts! In the long run... hopefully, more pros than cons. Good luck to you guys!
Great Video, so the mortgage with escrow comes out of that average 4k a month? So, your actual average profit after expenses was?
It averages out to 2400 a month.
great video! Which app/site do you recommend to sync calendars for airbnb and vrbo, for example?
We sync everything through our direct booking website which is hosted through Lodgify
Great video. Definitely is inspiring as I’m trying to start an air bnb arbitrage business. I am curious though, is this you’re only property or do you have multiple properties you list on air bnb
This is our only property right now, we are at the beginning of our journey and documenting it along the way.

Hello thank you for sharing , I heard that Joshua Tree is not providing short time rentals permits anymore , is that true?
Wow, that is news to us, thanks for sharing! If you’re in the market I would suggest looking in the surrounding cities, like 29 palms or Yucca Valley.
Are the numbers at the end before or after you pay the cleaners and restock supplies?
The numbers are before we paid the cleaners, and to be completely transparent we cleaned the house for the first 3 months ourselves so that's why we didn't include that in there and had a couple long term guests so cleaning fees weren't super outrageous.
Do you guys recommend any websites or any courses that can help a beginner gain more knowledge as far as starting a Airbnb? Thank you for what you shared it was good information.

Thanks so much for this comment. We are trying to be as transparent as possible about our Journey in STRs. :)
Thank you guys for sharing your experience. I'll begin a change in my apartment in Sao Paulo and I'll put it on Airbnb again for the weekends only, as I'll have to live there during the week. Anyway, you gave me new insights!
I am from Brazil, but I already lived in California. I'd love to visit you some day.

Thank you all around! We have realized we’re a good team, that’s for sure. Thanks again!
Back up a sec ... the extra service fee. Thanks for sharing the other guy's video, but the Service Fee tab isn't in account settings anymore. Anyone know whether it was removed as part of the Winter 2022 update and the thing where they're showing the full price up front?
We put the link on how to get there in the description of this video, let us know if that helps! Good luck!
@@kristenandmichael thanks. I watched it, but the whole Service Fee tab he shows isn't in my settings. His video is from last year, so I'm not sure whether Airbnb made a change or what.
@@drewclayton5642did you ever get that figured out? I was looking in comments for something on that setting. Wondering if we’ve been paying more service fee all this time than what’s necessary.
Great video, I was wondering how much do you pay for cleaning.? Do they charge you extra for laundry..? Thanks!
We pay our cleaners $130 and only extra if they have to take laundry with them to get it all caught up, but that is pretty rare.
