ADU is a add on .
That’s my feeling too and if you don’t have a garage and have an ADU instead it feels like a wash. Although for some buyers, it may be a plus and other buyers it’s gonna be a negative. Ultimately itching at both lol.

Garage
A must have feature in my opinion and in Santa Barbara hardly ever used for parking cars. I’m seeing lots of them being converted to ADUs.
Ideally, I’d want the garage AND an ADU. However, with this particular home, I’d prefer to have a garage. The ADU was so close to the main home, it might as well have been attached, and it didn’t have a tiny kitchen. Which means our daughter would still raid our fridge and use our kitchen. 😂
