Great video, I’ve been working with landlords for about 6 months now, I neglected the tenants if they didn’t like the place. But, with this strategy of not wasting any time and having the tenants now who wants you to find a place for them complete an application first before you go and show them a lot of Apartments. I’ll be using that, I’ll try rents free also. I always had that exact idea but thought it was a waste of time to work with renters specifically. Just been working with landlords. Now that I know this works: I’ll be trying it out.
Absolutely, it works incredibly well. Watch some of my other videos cuz I break down how I'm making $50,000 a month with tenants. I'm actually releasing a video tomorrow doing a live step-by-step guide from an actual tenant rental deal. Just be careful how you talk to the tenants when doing the application cuz if you don't do it right they're going to get scared off
So yes, I charge a $300 transaction fee to the tenant. It would be especially helpful for you since you do not make that much compared to what we make in South Florida. So if you're making nothing on rentals, it's at least worth it to make a few bucks
Nope! My head of brokerage operations for exp Realty said that we do not need to at this time since renters have nothing to do with the nar settlement. Check with your head broker but that's what they told me for exp Realty so I'm not doing them
@@AndyColeman how about tenant brokerage agreements? My broker is requiring us to do that. Could you possibly make a video breaking the TBA down or how we should express it to our clients? Also, what about responding to the dreaded marketplace "is this available" message? Can we discuss how to navigate that conversation? I get tons of leads but no conversions as yet. Thank you.
Which broker are you with? Legally a tenant broker agreement is not required. So if your broker is making you do it it's only their policy. EXP Realty does not require it. I actually teach all of that in my program! www.richwithrentals.com It's too much to go over for just 1 short UA-cam video. There's a lot of steps that go into converting a lead

Can wait to pass my exam and start helping renters!
You're going to crush it!
How is commission negotiated now that rental fees aren’t shown on mls?
I teach how to do this but it's pretty simple. You can just put it in your contract for half a month's rent commission www.richwithrentals.com
Are you charging the tenants a fee for finding the rental? In my central Florida market rentals only pay on average $100-$300.

Has anyone told you you sound like gronk
🤣 now I have to go listen to him again
When representing clients, do they have to fill out the Exclusive Buyers' Broker Agreement to show them rental properties?

Thanks for your reply.
