    I am a Chartered Accountant. I Strongly advice against this idea because 1.because in 20 years term the value of house property will go up much more than what he is saying. 2. we need not enter into a 1 crore property there are many properties below that amount 3. Independent house will likely to appriacate more than an residential flat. 4. Share market can go up and also go down, at the fag end of life all our savings will go to wind if the market goes down.
    we have seen such things in USA, many peoples life savings got wiped out because of Enron and Worldcom etc.
    Finally my advice is Go for a Residential house within a reasonable budget.

      One more thing that he sorely missed is - Today's rental is 30K. It will go upto 1.5L per month in 10 years and will keep growing. So, one can not continue to invest 70K per month for next 20 years. It will start reducing form second year itself and by half way thru, one actually have to draw from these savings, to pay for the rent. At the end of 20 years, one will actually be left with debt and no house.

    A house in 2013 in Hyd which was 1cr is sold at 8cr today....MF may not give such a massive returns...just think.

For next generation this feeling will be more….You can not sell 1 room or 1 cent. If you have easy access investment/ money it can’t stay in your hands for long period. Year by year ni investment increase auvthundi but money kalla Mindy unte chethulu urike undauv…. Vaadestham. Better distribute your money over different things. Not everything in mutual funds. LIC agents laga eppudu mutual funds agents akkuva iyyaru. Valla commission kosam chala matalu cheptharu. Reality ki vasthe long term lo evi pani ki ravu….. be careful

      @@rockety9898 SIP is is fine. But keeping everything in SIP without diversifying is not correct. People are misleading nowadays that stock market/ mutual funds are the only option of investment. It’s good to keep certain part of your income in SIP but taking loans on properties and investing them in mutual funds/ stocks expecting huge profits might not be right. And this easy access can’t be hold for long term by people. Mutual funds means it should be long term then only you can see certain profit. Otherwise you will loose

    Rent will always increase and there is no guarantee that you will get 12 percent returns,even mutual funds don't guarantee, don't depend on past return, past return don't guarantee future return

    Today 30k rent after 20 yrs how much rent? & today 1cr house after 20 years what will be cost of it,easily in 20 years the rent paid will be more than 1 crore, no practicality in this advice

    Rent will increase every year. After 15years rent will be 1lack from 25k. And asset will increase in same prapotionate. After 20 years you may not buy house. SIP is not always good option.
    Need to plan multiple ways.

      Impossible bro . The house becomes old after 15 years The owner can yield the maximum same rent after a certain period . Will you prefer a new house or old house ? If the same tenant stays in the house for more than 5 years they can't increase more than 500 to 1k per month for 25k house.

      In 2007 , I use to pay 3000/- per month . Now iam paying 25000/- pm. They want to increase. That 3000/-house now they are getting 20000/- pm.. my house also old.

    Even investment purpose also, buying house is very preferable, because it will get monthly rental income, one crore house will be10 crores after 20 years, house loan will get Income tax savings, own house wiil give better satisfaction, it is physical property which we will enjoy, guaranteed inrease value and so many benefits, ur assesment is evry wrong

    Buying a house is a real property. Investing in all these fraud companies is imaginary. No one knows if they file IP in court by looting all investors. Even if the house prices fall 50%, people will have house and their 50% investment is secure at least . Never and ever invest in any chit-fund companies or Annuities

    Wrong philosophy.. you ignore the real estate returns. 1 acre land 2L 20 tears ago now it is nearly 3cr. Even apartment rates increased 10 times. You only say 1flst cost 1cr. Min now. What was the cost of it 20 years sgo 5l - 10l maximum. Think mumbai flat rates and suggest

      If you lose the job, then EMI will become a nightmare.
      Home loans are the worst!!
      Better invest 30-40% of income, at the early stages of your career and then buy house in the mid-age.
