I Strongly advice against this idea because 1.because in 20 years term the value of house property will go up much more than what he is saying. 2. we need not enter into a 1 crore property there are many properties below that amount 3. Independent house will likely to appriacate more than an residential flat. 4. Share market can go up and also go down, at the fag end of life all our savings will go to wind if the market goes down. we have seen such things in USA, many peoples life savings got wiped out because of Enron and Worldcom etc. Finally my advice is Go for a Residential house within a reasonable budget.
One more thing that he sorely missed is - Today's rental is 30K. It will go upto 1.5L per month in 10 years and will keep growing. So, one can not continue to invest 70K per month for next 20 years. It will start reducing form second year itself and by half way thru, one actually have to draw from these savings, to pay for the rent. At the end of 20 years, one will actually be left with debt and no house.

Rent will increase every year. After 15years rent will be 1lack from 25k. And asset will increase in same prapotionate. After 20 years you may not buy house. SIP is not always good option. Need to plan multiple ways.
