This is a show home with all the upgrades, it beautiful. The new build is a different story, not as attractive. All these upgrades keeps adding up, if you want it to look exactly like this.
very true! SOme upgrades are not worth the cost. It is important to focus on upgrades that would make a difference!

Hi Ryan nice home this. When I am planning on buying a quick possession home, is it true that it’s generally built with better fixtures? How beneficial is it to have a realtor to scout a quick possession home rather than go to builder? If you can help answer the question? Thank you
Usually they do have upgrades already in place.
The reason why you want a realtor on your side is because I work for you and you only. Sales agents work for the builder and the builder is their best interest.

Hi Ryan, quick question. When it comes to square footage, in Calgary, is the listed amount in usable square ft? Just curious because the 1,800 sq ft houses appear to be more like a 3,000 or so sq ft house where I’m from.
Great question! In Alberta, Realtors advertise the above grade square footage. So the listed amount does not include the basement.

ok I think I am moving to Calgary, I work online, so location is not an issue. What's the point of paying the same money and living in a studio apartment in downtown.

Homes may sell themselves, but I can get you more. Plus in this market, once you sell you're going to want to buy. And thinking you can purchase a home without a Realtor right now... well.. good luck.

The average price for a single family home right now is $610,420. However there are some good homes available for under that price.
We are in a low inventory market which is causing home prices to rise.

$610,000 isn't bad at all for single family homes like this one. Is there more construction underway to improve the supply, or is the demand just way to high to keep up with? I'd love to see some more options in this price range.

It will all depend on the builder. Some will require 10%.
Wish I could get a house like that for that price here in Ontario. A 1000 sq ft house in Guelph, Ontario that was built 60 years ago, semi-detached single story just sold a month ago for $916,000. No one can afford to live here except the wealthy. 😳
Invest in other country's real state and let that pay for you house in canada.
