    Great information. What's a good set up: the rental properties that is titled under a Properties LLC and owned by a Trust LLC OR the rental properties that is titled under a Trust LLC that is owned under by Properties LLC?

    Thanks so much for this video, this one is just as helpful as all your others. One question...can you transfer your LLC to a revocable trust by way of an assignment?

      Yes and then you can pay bills out of LLC. LLC may also be able to act as trustee if I remember correctly

    Hi, I am in Texas. Am I understanding this correctly, I can just make up a name and create the trust document to form a trust, and the trust name will be recognized as a legal entity by the banks, mortgage lenders, etc? Would I have to get the trust document notarized?

    This was very helpful. We are in California, do you have to file your trust itself in California at the same time? I'm seeing that here and there that California requires that for real estate in a trust. Not sure about if we have do more here.

    In North Carolina, the House do not go through Probate. The advice does not apply.

    Hello,
    My wife and I have a property but it is only under my name. We have the revocable living trust created 2004 in my name and my wife.
    Now I want to put the property into the trust. Can we just transfer it using the quit claim deed transfer? Is there an extra step we need to change the ownership into the community property with right of survivorship first?

    How would restricted deed property in a covenant (whereas the city and you; the homeowner are both on the deed) work being transferred into a trust?

    In some states, they permit real property can have a "Beneficiary Deed" which has named beneficiaries, and can be transferred on death with no probate. All financial assets already have named beneficiaries, in my case (AZ) I don't see any benefits to a trust. I certainly see the benefit for a state that does not have T/O/D. Am I missing something?

    If real estate is transferred into living trust using a quit claim deed. Then no money changes hands, does that mean an appraisal is not necessary in this case?
    On the preliminary change of ownership report form, there is a box to put a dollar value/amount for the property. Will the county ask for an appraisal to support the number I put down (My estimate value will surely be much lower than actual, LOL), or can that box be left blank as in "quit claim/ no money changes hands?       I am looking to transfer paid for house into living trust. You have a great question. Too bad no one has answer yet. I will add it to my questions for tax plan prof. I do know doing quick claim deeds is messing up the “history” of title. It is kind of frown upon by title cos. I would go with the warranty deed instead. Cheers!

      Grant Deed for ZERO dollars as no money is exchanged. When you sell, an appraisal will be done then.

      if you have a joint tenancy with your kids and you put yourself into a living trust, that breaks a joint tenancy, and triggered a reaccessment as your kids can't have a joint tenancy with a "trust". This is what happened to me after I created a living trust. I just received a notice of supplemental property tax in the mail. I am wondering if there is a way to nullify that living trust so that I can avoid the tax reaccessment. I was told it can only be done by a court order to void the creating of the living trust

    the comment in this video about due on sale clause is 100% wrong. The due on sale clause gives the mortgage the RIGHT to call the mortgage due, it doesn't mean the mortgage is due
