This is just greed. I own a rental property and have had the same tenants for 6 years. I know I could get an extra 400 easily if I wanted to . I know they are on a fixed budget and if I raised the rent they would no longer be able to afford it. They have always paid on time and have let me know if something is wrong with the house so I can take care of it immediately (instead of ignoring it and causing more damage like a leak). To me the reliability and standards of the renter is more important than the money.

When I moved to Tucson, I'm on Social Security of $1250 a month, I was looking for a place for just a year until I bought something, and I had $25k in the bank and my house was sold, with $125k on the way, and they still wouldn't rent to me! They wanted 2 to 3X the rent for income!

It costs more just to stay the same. I just bought a new HVAC, it was $3500 more than a year ago. rent should go up but not at this rate. I think so many tenants got FREE rent for 2 years and forgot about that.

It depends on the city. In NYC, areas like Bed stuy, Jamaica queens, etc the crime has gone down tremendously in the last decade because of gentrification/rent increases.

I still can't believe that not that long ago in 2017, I was paying only $775 for a 2 bedroom in Centennial. I left the state a few years ago, and that same apartment was going for $1475 back in June. I don't want to know how much it is now. And the infuriating part is that the pay has hardly changed since I moved in 2017!

My friend and his fiance' apartment rent went up $427 a month, smfh If you are paying Over a thousand dollars a month for an APARTMENT in Central Las Vegas, then that Complex better be furnished, two different layers of security gates with guards 24/7.. Their neighbors just bought a new car about 7-8 months ago, and not only did their rent go up that high, but their new car got the passenger window busted out and ransacked through.

Amazing how Landlords think that their good paying tenants are able to handle such a huge rent increase. Just who do they expect to pay that? When they lose their good paying tenants, the property stays vacant. Then as most landlords will tell you, you wind up getting a bad tenant who will never pay the rent on time and damage the property. Unreal
Landlords usually are very reluctant to raise rents on good tenants. Private landlords usually gives discount to existing good tenants. Private landlords would rather keep good tenants with less rents and they will avoid difficult tenants no matter how much they pay.
The city I live in has become crazy with rent as well. I thought about getting a room mate but almost every place says "the first signer (me) will need to make 1.5x the amount of rent as income the second signer (the room mate I want) will need to make 3.5x the amount of rent" Why on earth does the person I want to be my room mate need to make more than me and make 3.5x the amount of rent when I only need to make 1.5x?

Happening everywhere. In So Cal we obviously have that mess in the city of LA but it's now exploding to the suburbs. In my hometown I can recall the times I've gone to the local 7-11 or convenience store with complete absence of homeless people begging for change. Now it's a daily occurrence.
My mom lives about 30 seconds away as the crow flies and she’s been harassed by a homeless man RIGHt outside our door. Lucky her, she inherited the house and only pays about 1k a YEAR in taxes.
Also one thing I noticed living in Florida we have a lot of people who are taking up the rentals who are not full time residents it's their vacation spot while people are scrambling for places when the rich have four and five places. I work in a condo building of 15 floors and nearly half the building of people really live elsewhere.
One of my favorite towns are dealing with their town being a vacation spot for seasonal owners. They started creating laws that if it is your second home, you pay extra taxes. They end up airbnb the place when they aren’t using it. News articles appear of people who hear partying constantly. The real estate shops are all about vacation rental slots. There was no apartments to rent. The housing commission was dealing with need of seasonal employees and necessary year round employees that could not find a place or afford the rent. They are creating “affordable” apartments for the police, teachers, post office, shops in the neighborhood, parks workers, etc.
We're trying to buy a house in a lower-middle class, small town area out here on the east coast.... The homes that were $80-90K five years ago are about $200K now and it's impossible to buy something unless you buy it with all cash. Mortgages are a not even a thing anymore. Whoever has all the cash wins. So I'm very frightened that even rents and home prices in more affordable areas will go up because people with all cash, investors, and generally wealthier people ("wealthy" in regards to the average income of the area) are gobbling up property like it's life or death for them. It's horrifying.
Remember 10 years ago they were almost giving away homes they were so cheap. This housing boom will pop and prices will drop. People need to save and be ready but most won't.
Lived in Las Vegas and Henderson Nevada from January 1978 to September 2011. Paid $150 a month no lease, just rent in 1978 with all utilities included, believe it or not for a brand new 1 bedroom apartment on Main st. Near what was called at the time Bob Stupak's Vegas World. The apartment complex was called "The Forest Lane Apartments" across the street from what used to be Smith's Food King. By 2011, same comparable apartments in Vegas/Henderson were going for $800 a month with no utilities paid except trash and water. Not huge increase from 1978 to 2011! Now it's a free for all on what can be charged for leases there. The skies the limit! Glad I got the hell outta there. But the whole USA TITANIC is like that now. A sinking ship going down soon because of greed on all sides. Homelessness will continue to skyrocket with no end in sight. Half the USA TITANIC will be homeless soon. Good luck filling up your gas guzzling hog land yacht's as you will now need a wheel barrow full of cash to do so. The American dream is just that now, because you have to be asleep to believe it! I live next to a weekly in a senior complex...only difference here is it is gated, can have year lease, can have wifi to wfh, and long time neighbors, who unfortunately i can hear through these thin walls. I was told recently the office is closed on Saturdays because it's at full capacity. We pay a lot for the size but its better than renting in a strangers home. I sure hope our rent doesn't increase.

I was paying $1410 for a 4 bedroom live there for 5 yrs & they gave me a notice of rent increase I either pay $2,200 a month for a yr or $2,300 a month for 15 months or go on a month to month which they charge $2,400 because I couldn't afford It. I had to break my lease before the 60 days. I gave my 30 day notice took me got me one day to find a place the first place I look at I had got It. It's such a blessing to be given a chance. I was straight forward about my credit It wasn't so good but I never missed a rent payment or car payment ever

It’s not all out of state people buying. LoL. On my tenants who constantly pay late with excuses I raised the rent a ridiculous amount to get them out since I couldn’t evict them during the height of the pandemic. While they were squatting in my property, I still had mortgages to pay. Of course to the people who pay early or on time and pass yearly inspections of the property, I NEVER increased their rent as a reward. 2 of my longest residing tenants each over the 6 or 7 year mark are still paying the same amount when they first moved in. 🤷🏻♀️

Someone is paying the higher rent or the market price wouldn't be rising so high. A lot of that rent increase was because many tenants lived free during 2 years of covid. Landlords are trying too recoup their losses.

This is a totally different situation than 2008. We had massive building and almost anyone qualified for a home loan, even if they couldn't afford the house. When that crashed many builders went under, so little construction in the past 14 years. REITs buying up affordable homes, it's supply and demand.
It is simply that more people are living in Las Vegas than housings in Las Vegas. The problem is Californians are moving to Vegas. The weekly places are not the solution. Many of them are in poor conditions. Why do you think they are cheap? They will also raise the weekly rent. This is America where the golden rule rules. The long term solution is moving to more affordable place.

If you lose 10% of housing stock, there will be so much competition to grab the remaining 90% thus rent hike. Just make more laws to protect tenants and you can discourage private landlords to quit and sell thus losing that 10%.
Here in Boise Idaho rent has increased more than anywhere in the country. I myself don’t have a home. My brother and I live at my grandmas and my sister and mom split rent at an apartment with my sisters friend. Ridiculous. I am a landlord. Why are these landlords so greedy? If you have a stable tenant who pays regularly, who in their right mind would almost double the rent? just not so long ago people were flying high with their stimulus checks and unemployment. they were not paying rent for over a year thanks to the eviction moratorium. maybe they thought the party would last forever. the bill came due. enjoy soaring rent or sleeping in motels, cars and tents.

Here in Phoenix, AZ they’re building beautiful apartment complexes, but the high rents make them look so ugly. I really think the properties are being targeted to people moving from other states with higher rents. $2300 month for a 2bed 2 bath for them is a godsend but a nightmare for the locals.

I was lucky to find an efficiency in Nashville TN. with a shared kitchen on each floor for $1400. I guess this is happening everywhere! Tennessee also just passed a bill making it a felony punishable up to 6 years for camping out if your homeless, and class 2 misdemeanor with a $50 fine and 40 hours public service work picking up trash for begging for money. I guess I'm lucky to have a roof over my head. I'm about 2 paychecks or one illness from being homeless myself.🙄

I own 5 rentals, all are retired tenants. 2 of the tenants didn't pay during the moratorium even though they are retired and have not had a job in a decade. I'm out $31,000. Later my nurse clients I did in the salon motivated me to become an RN, so I did that. When I worked at Circle K I never considered either career, but they appeared on my doorstep and I took a leap to do something to better my chances for improved income. I think the Universe puts before us opportunities, we just have to pay attention to what they are. When I went to nursing school I got an associate degree at a community college which was very affordable. The hospital I worked for paid for my bachelor degree for free. That worked for me. Find the opportunities that are on your path.

Even famous youtubers are moving out of California so they can pay less taxes. They can buy or rent multiple homes across the country. This is just greed. I own a rental property and have had the same tenants for 6 years. I know I could get an extra 400 easily if I wanted to . I know they are on a fixed budget and if I raised the rent they would no longer be able to afford it. They have always paid on time and have let me know if something is wrong with the house so I can take care of it immediately (instead of ignoring it and causing more damage like a leak). To me the reliability and standards of the renter is more important than the money.

It depends on the city. In NYC, areas like Bed stuy, Jamaica queens, etc the crime has gone down tremendously in the last decade because of gentrification/rent increases.

Landlords usually are very reluctant to raise rents on good tenants. Private landlords usually gives discount to existing good tenants. Private landlords would rather keep good tenants with less rents and they will avoid difficult tenants no matter how much they pay.

My mom lives about 30 seconds away as the crow flies and she’s been harassed by a homeless man RIGHt outside our door. Lucky her, she inherited the house and only pays about 1k a YEAR in taxes.

Also one thing I noticed living in Florida we have a lot of people who are taking up the rentals who are not full time residents it's their vacation spot while people are scrambling for places when the rich have four and five places. I work in a condo building of 15 floors and nearly half the building of people really live elsewhere.
One of my favorite towns are dealing with their town being a vacation spot for seasonal owners. They started creating laws that if it is your second home, you pay extra taxes. They end up airbnb the place when they aren’t using it. News articles appear of people who hear partying constantly. The real estate shops are all about vacation rental slots. There was no apartments to rent. The housing commission was dealing with need of seasonal employees and necessary year round employees that could not find a place or afford the rent. They are creating “affordable” apartments for the police, teachers, post office, shops in the neighborhood, parks workers, etc.

We're trying to buy a house in a lower-middle class, small town area out here on the east coast.... The homes that were $80-90K five years ago are about $200K now and it's impossible to buy something unless you buy it with all cash. Mortgages are a not even a thing anymore. Whoever has all the cash wins. So I'm very frightened that even rents and home prices in more affordable areas will go up because people with all cash, investors, and generally wealthier people ("wealthy" in regards to the average income of the area) are gobbling up property like it's life or death for them. It's horrifying.

Paid $150 a month no lease, just rent in 1978 with all utilities included, believe it or not for a brand new 1 bedroom apartment on Main st. Near what was called at the time Bob Stupak's Vegas World. The apartment complex was called "The Forest Lane Apartments" across the street from what used to be Smith's Food King. By 2011, same comparable apartments in Vegas/Henderson were going for $800 a month with no utilities paid except trash and water. Not huge increase from 1978 to 2011! Now it's a free for all on what can be charged for leases there. The skies the limit! Glad I got the hell outta there. But the whole USA TITANIC is like that now. A sinking ship going down soon because of greed on all sides. Homelessness will continue to skyrocket with no end in sight. Half the USA TITANIC will be homeless soon. Good luck filling up your gas guzzling hog land yacht's as you will now need a wheel barrow full of cash to do so. The American dream is just that now, because you have to be asleep to believe it! When the government prints trillions of dollars out of thin air as we did during the pandemic, this is what results. The rents going up are a reflection of the value of the currency going down. Very few people understand that connection. They just think that "free" money is truly free.
I live next to a weekly in a senior complex...only difference here is it is gated, can have year lease, can have wifi to wfh, and long time neighbors, who unfortunately i can hear through these thin walls. I was told recently the office is closed on Saturdays because it's at full capacity. We pay a lot for the size but its better than renting in a strangers home. I sure hope our rent doesn't increase.

I was paying $1410 for a 4 bedroom live there for 5 yrs & they gave me a notice of rent increase I either pay $2,200 a month for a yr or $2,300 a month for 15 months or go on a month to month which they charge $2,400 because I couldn't afford It. I had to break my lease before the 60 days. I gave my 30 day notice took me got me one day to find a place the first place I look at I had got It. It's such a blessing to be given a chance. I was straight forward about my credit It wasn't so good but I never missed a rent payment or car payment ever

It’s not all out of state people buying. LoL. On my tenants who constantly pay late with excuses I raised the rent a ridiculous amount to get them out since I couldn’t evict them during the height of the pandemic. While they were squatting in my property, I still had mortgages to pay. Of course to the people who pay early or on time and pass yearly inspections of the property, I NEVER increased their rent as a reward. 2 of my longest residing tenants each over the 6 or 7 year mark are still paying the same amount when they first moved in. 🤷🏻♀️

I'm a landlord, 5 units I rent to retired seniors, I'm out $31,000 as 2 of them didn't pay through the moratorium. Imagine, they've not worked in a decade and chose not to pay due the lock down

Someone is paying the higher rent or the market price wouldn't be rising so high. A lot of that rent increase was because many tenants lived free during 2 years of covid. Landlords are trying too recoup their losses.

This is a totally different situation than 2008. We had massive building and almost anyone qualified for a home loan, even if they couldn't afford the house. When that crashed many builders went under, so little construction in the past 14 years. REITs buying up affordable homes, it's supply and demand.
People will always need a place to live, highly doubt those tables will turn.....owning property is worth that risk..obviously you own none.

Many of them are in poor conditions. Why do you think they are cheap? They will also raise the weekly rent. This is America where the golden rule rules. If you lose 10% of housing stock, there will be so much competition to grab the remaining 90% thus rent hike. Just make more laws to protect tenants and you can discourage private landlords to quit and sell thus losing that 10%.

My brother and I live at my grandmas and my sister and mom split rent at an apartment with my sisters friend. Ridiculous. Here in Phoenix, AZ they’re building beautiful apartment complexes, but the high rents make them look so ugly. I really think the properties are being targeted to people moving from other states with higher rents. $2300 month for a 2bed 2 bath for them is a godsend but a nightmare for the locals.

there WAS rent control...for 2 years, the moratorium. Millions of tenants lived for FREE. Now it's the backlash. @@cosmicllama6910 I went from Circle K clerk to hairdresser, we had beauty school students frequent for snacks and gave me the idea I could do that, too. I tripled my minimum wage income doing hair. Later my nurse clients I did in the salon motivated me to become an RN, so I did that. When I worked at Circle K I never considered either career, but they appeared on my doorstep and I took a leap to do something to better my chances for improved income. I think the Universe puts before us opportunities, we just have to pay attention to what they are.
When I went to nursing school I got an associate degree at a community college which was very affordable. The hospital I worked for paid for my bachelor degree for free. That worked for me. Find the opportunities that are on your path.

Rent controls and moratoriums will cause banks to cancel financing for affordable housing too. As tech worker salaries go up they can work anywhere online and bid prices sky high. Even famous youtubers are moving out of California so they can pay less taxes. They can buy or rent multiple homes across the country. Meanwhile building will slow to a trickle as rent controls get approved.

The renters destroyed the living quarters because they don't care, not their property. The landlords need to pay all the damage that they cost. No protection for the owner. Washer, dryer, dishwasher, floors, walls, and all the rest of appliances. If is a house front and back garden, the renter doesn't care the trees, become dead garden. The have a pool is very costly and jacuzzi. Landlords should be protected not just the renters the law should be fair for the landlord and renters.
