Well said, and true. I am almost 70. Four years ago I purchased a wreck of a farmhouse and four acres in Appalachian Virginia. I've brought the place along. I have loved it here. Much there is, though, that won't get done under my ministrations. Maybe just as important as the time/money quotient is the ability to make peace with limitations.
My family is supposed to have come from Kerry, we have been in Australia since the first fleet arrived here, have been back to Ireland once about 40 years ago, the country side was beautiful
Firefighter's tip (not me - but many I know and know of): Use the inside of the steps against the wall when they are of questionable stability. The stringers that are bolted to the wall are are the strongest part of the stair and most likely to bear weight.
The concrete used in the 30s 40s when that house was built is not the concrete of today. It would all be hand mixed in small quantities lumps of stone thrown in and anything solid to hand,and not a lot of cement into the mix . It would have no lintels they used the iron rims of old cartwheels hammered flat in the mix above doors and windows. There would be no damp proof course the walls would draw water from the ground up when heated inside and consequently weep with damp. I speak from experience. Best to re build you would save a lot of money and headache.

Lovely spot, I would set up a Garden Nursery adding some greenhouses and poly tunnels, plant Trees , shrubs and Christmas trees. Build a cabin to live in for now, the great plus for me also is that I surf.
Beautiful piece of land! I'm not a huge fan of concrete, but with enough money and a lot of "elbow grease" this could become a really beautiful farm (or a smallholding), but above all a very cozy and comfortable home. This property has incredible possibilities, so I'm sure that new owner will be found pretty soon. I also have to say that as much as I enjoy these videos, I should probably stop watching them, because seeing all this beautiful Irish scenery makes me want to pack all my stuff and move there in a heartbeat.😀
Beautiful spot. I think with land this size you could plant an orchard and forestry also. Anything over an acre gives you these kind of options. However the jump in workload from one to five acres is a significant undertaking as John Seymour points out in his book. But so much fun and potential!

I live in Cork City and agree that Kerry is fabulous. I do want to call out though that the part of Kerry in which that cottage is located is very flat and uninteresting. It’s not the type of terrain people normally have in mind when they think of Kerry. A related point is that while Kerry planning policy prohibits wind farm development in much of the county, there are no such restrictions in the area where that cottage is located. There is already one large wind farm close to the cottage and it is possible/probable that others will be built in the future. Two small corrections also. Firstly, the Wild Atlantic Way doesn’t actually take the N69 from Tarbert to Listowel (the road that the cottage is on). Rather it runs west from Tarbert to Ballybunion along the R551. Secondly, Listowel is pronounced like “Liss-toll” rather than “Liss-towel” :)

I’m unfortunately splitting with my partner,we live off grid with 2 Nubian goats ,4 dogs ,15 Runner Ducks, 2 Geese,15 Chickens’s on 4 acres with ponds, woodland, veg garden,orchard…. Once it sells I’m coming to Ireland to view properties the one you showed looks ideal. Thank you for your inspirational videos they give other people confidence to do what your doing and a couple of them certainly made me realise who I am as a person. I'd love to, with 30 years of grid having had two separate rented smallholdings in Wales. Sadly outbid on anything to buy and no longer financially able. Have you tried advertising for part buyer on fb groups, such as Diggers and Dreamers, The Trinity Project or alternative living groups. Good luck.

Thanks for your advice, I don’t do social media so can’t do these things :( The money isn’t really the issue, although it would probably have to be 50/50 so you both have the same energy and willing to make it work . I just think 2 people with the same way of thinking would work better than one.
@@mickyp9844 My advice... go and do it solo. Once this works, then you can always look for a like-minded partner. At least then you know what the mind of your partner should be like 😉 And who knows, maybe you'll love being on your own as well!
@@mickyp9844 sadly no. Had both places very long term on very reasonable rents in exchange for their looking after. Both sold. Rents for similar are sky high now! Regarding the suggested groups, seem to be a lot of people, with lots of money, trying to set up communities ( not for me) that lean towards the type of system we're already living in. Odd person looking for 1 - 1 share. I did my places alone, but advertised for free live in help with my rescue cats and ponies, to someone wanting to learn animal management, veterinary or alternative living. Despite all the people in these kind of groups, I had nothing but time wasters. As someone else has said here, if you can, better going it alone maybe initially. From experience though, if your isolated you can become a bit insular and lacking socialisation, have to make time for that, if you need people or seek another relationship at sometime.

The trouble is, as we found when trying to buy in Ireland last year, that the real price is much higher. We regularly got outbid by over 40k on houses we wanted to buy. It was crazy. I didn't realise that the price was not the real one. It is not like buying in the uk.
It depends on the place, in rural Ireland the price can easily be lower. In Cork City we had the same experience, and I now know, why the estate agents are called auctioneers. We paid so much more for a small city apartment for our sons.
We wanted somewhere the more remote the better, got outbid every time. The house we eventually bought belonged to an English chap and it was on UK site Rightmove. There was no bidding, he was selling without an agent and the Irish market were unaware it was for sale. We got it for what we offered. Not one other house we tried to buy went for the asking price, and we tried to buy quite a few, all ones with land. I was later told by locals that the other bidder is sometimes the auctioneer... would not be surprised, met some right crooks last year.
When I returned to Ireland eight months ago I looked at many different properties and did not experience any of the problems mentioned here. The asking price did not change at any point. In the end I purchased a property three thousand below the asking price. I know it's often said that some foreigners who settle here try to turn other foreigners off because they don't want their area to be over-run. I can't help wonder if this might explain some of these comments????!!!!
Last year we were in the middle of the pandemic . A lot of people wanted to buy properties in rural areas . So this may have been a factory in the bidding phenomenon . This tends to happen when you have a number of buyers interested in a property . The auctioneer then starts a private auction process between the interested parties . Best to walk away if this happens .

Me and my husband are considering buying a cottage/plot of land in Ireland to start a smallholding (currently we live in Finland). It is my understanding that if you buy a derelict house and want to renovate it, you need a planning permission, and that in Ireland it is usually really difficult to get one. The same goes if you demolish the cottage to build a new one. Heck, I even read somewhere that if you buy a house that has not been lived in for a number of years, you need a PP just to move in! It then seems that the only option for us would be to buy a house that is already in a liveable condition and currently lived in. This is my conclusion after doing some research online, anyway. But maybe I'm mistaken? Can anyone tell me if this is the case? Any help is appreciated!

The biggest problem for me would be the nearness of a busy roadway. Constant transportation sound is a condition I lived with in the past and would not buy into again. Though I remember people there who said they were not even aware of the noise any longer. So I guess it is a individual thing.
I'd ask how much the land is worth first. Probably level it, live in a camper during the rebuild. But love, love the idea of county Kerry, or anywhere in rural Ireland!!!

I don't think you would get a mortgage on this Daniel, it being a concrete house, also hard to Insure cheaply. It would need to be a cash buyer and someone with a decent renovation budget. It could also be very hard to sell to a mortgage buyer. It would have to be a forever home. Nice though
Gauge final sale prices for similar properties with residence on the Irish residential property price register online. Sale prices on auctioned properties (properties like this often are) tend to rise above quoted.
Has been for sale for a long time, I have half been keeping my eye on it. For me a bit less land with a more modern home would suit better. But a lovely property for someone with the skills or cash😁
Fantastic location that's a bargain for Kerry it would sell for 70 k euros and demolish and rebuild a fine insulated house 3 to 4 bedrooms with main bathroom and ensuites for 100k maximum. Not often does property of this size come along in this part of Kerry this will be snapped up .
It's worth rebuilding for the solar gains alone, nevermind increasing the value of the property, money well spent on an asset really. Installing geothermal underfloor heating, solar energy, maybe even a small turbine and definitely a big wood burning stove and your all set for off grid living for the rest of your life. Plenty of space for market garden, food forest and duel purpose chickens. All these remote working positions opening up recently should allow a relatively stress free lifestyle for some. Insulated them selves to some degree from rising energy and food costs. An electric car can be an important part of those system too.

The fact it has water, electric and a septic tank actually makes this restoration possible/good value.

In my humble opinion what you are getting here is a plot of land and a shell. This is more than a DIY project.

There are potentially multiple SEAI grants for insulation that would apply to this work. Worth checking them out for here and Mossy Bottom cottage.
It doesn't apply to Second home's as the majority of cottages would be.

would have liked to have seen more of the cottage, than the beech, could be fixed up and made into lovely home, would take time but what a spot and view, if i had better health and the money i would take it on, i am from Ireland, been in London 40 years, this would be my dream, would have ducks, turkeys. dogs, cats, and flowers, but one can dream, nice wee vid.

I have been wondering something for a while... Me and my husband are considering buying a cottage/plot of land in Ireland to start a smallholding (currently we live in Finland). It is my understanding that if you buy a derelict house and want to renovate it, you need a planning permission, and that in Ireland it is usually really difficult to get one. The same goes if you demolish the cottage to build a new one. Heck, I even read somewhere that if you buy a house that has not been lived in for a number of years, you need a PP just to move in!
It then seems that the only option for us would be to buy a house that is already in a liveable condition and currently lived in. This is my conclusion after doing some research online, anyway. But maybe I'm mistaken? Can anyone tell me if this is the case? Any help is appreciated!

The biggest problem for me would be the nearness of a busy roadway. Constant transportation sound is a condition I lived with in the past and would not buy into again. Though I remember people there who said they were not even aware of the noise any longer. So I guess it is a individual thing.
I live 1.5km from the closest, not that busy road, and 8.5km from a highway, and it’s still a bit loud for me sometimes

I'd ask how much the land is worth first. Probably level it, live in a camper during the rebuild. But love, love the idea of county Kerry, or anywhere in rural Ireland!!!

I don't think you would get a mortgage on this Daniel, it being a concrete house, also hard to Insure cheaply. It would need to be a cash buyer and someone with a decent renovation budget. It could also be very hard to sell to a mortgage buyer. It would have to be a forever home. Nice though

Has been for sale for a long time, I have half been keeping my eye on it. For me a bit less land with a more modern home would suit better. But a lovely property for someone with the skills or cash😁

Fantastic location that's a bargain for Kerry it would sell for 70 k euros and demolish and rebuild a fine insulated house 3 to 4 bedrooms with main bathroom and ensuites for 100k maximum. Not often does property of this size come along in this part of Kerry this will be snapped up .

It's worth rebuilding for the solar gains alone, nevermind increasing the value of the property, money well spent on an asset really. Installing geothermal underfloor heating, solar energy, maybe even a small turbine and definitely a big wood burning stove and your all set for off grid living for the rest of your life. Plenty of space for market garden, food forest and duel purpose chickens. All these remote working positions opening up recently should allow a relatively stress free lifestyle for some. Insulated them selves to some degree from rising energy and food costs. An electric car can be an important part of those system too.
