This video was great. I was, however, surprised you just did a 39 minute video on new communities in Parrish, but only mentioned North River Ranch for 1 minute at the 38th minute? Surprising bc it seems to dominate new construction conversations around this area.
The spreadsheet is fantastic! Thank you.

Hey, thanks so much for the note. Yeah as I was working through the topic, it felt like context mattered more than individual communities so I decided to take this approach for this style video. I'll do a follow up that is only focused on new construction communities and expand on those concepts more. Thanks again.

I have a friend in Parrish and I go to the Crunch gym there and it's a very nice and up and coming place.

We live in Parrish, 40 minutes to everything basically. Easy access to LWR, Easy drive to Anna Maria Island, St Pete, Pass-a-Grille, Long Boat Key.
Basically you don’t need to live in Lakewood ranch to enjoy LWR, we are talking a 15-20 minute drive.

Great video. I coworkers buying out there because it's affordable. They seem happy and the proximity to Lakewood Ranch didn't really seem like a key factor. They actually work in St. Pete and the commute across the Skyway bridge. For young family people you get way more value than buying in random neighborhoods in Pinellas County.

I had never been to Parrish but saw your video and happened to have to go out there for business. It’s got a long way to go for comparisons to LWR or Wellen or even North Venice. It feels unplanned and totally random going in from 301. The traffic is murder and with construction and the bridge work 😮. I am sure once you turn into the gated neighborhoods it seems idyllic but the aesthetic and feel just doesn’t match the upscale pricing. For a successful Millenial that wants space and commutes Pinellas county it seems well suited to find affordable new builds that don’t exist on the peninsula and much quicker a commute than Wesley Chapel or Brandon. Just my $0.02.

We've lived here in Parrish since November 2023. It's quite the culture shock. We moved here from the DFW area of Texas, where everything you could ever need was within 2 miles. If you needed tires, pizza, Sam's Club, restaurants, dry cleaners, Starbucks, haircut, fast food, auto parts, big box home centers, etc. it was all right there. We do love being a relatively short drive to the most beautiful beaches in America, but we are anxious for the development of the area to progress a bit faster. We have 2 Publix within 2.5 miles, which is great. But most of those other things I referenced are 10+ miles away.

Good overview of Parrish and insight on the apt comparison as to Lakewood Ranch.

We were considering Parrish, but the schools are not on the good side from what it seems like. Elementary is good but middle and high are very low scores.
What are the options for schools in Parrish?

Are there private golf course communities in Parrish similar to Lakewood Ranch National?
