Caboolture will be in 10 years another city, there are a lot of investments and infrastructure planned especially Caboolture West also many new jobs are expected to be in that area, Caboolture has Hospital, good train connection to Brisbane and Sunshine coast, schools and shops. the properties will grow there as well as Brisbane will be too expensive, so people will move up to the North and Caboolture will be the hub of Moreton Bay City in the future!
@@herbertvonsauerkrautunterh2513 do not move to Germany or to Europe, president Vucic said that within 3 or 4 months there will be a massive war. By the way the only thing what I do not like in Caboolture is a lot of duplexes in every Estate, I built a house in the Estate near King's Way and both of my neighbors build duplexes.
Hey Luke great video mate I know I’m late to the party but I’m pulling the trigger on Bribie Island; I know it’s land locked, geriatric, very small & not much going on other than bingo as you said. But to buy without a loan in an area that nice close to Brissy by the water, (luckily work from home as many people are now), & that it is increasingly growing in popularity from Brisbaners young & families that CBF sitting on the highway to Sunny Coast for hrs on end or catching D Bay commodores visiting Redcliffe. I can’t pass that up. Great content as always man.
Great analysis Luke. I've been very happy with Petrie, bought here for our PPOR. Biggest draw has been the train station which has express services into the city taking about 40mins. There is also a lot of upside with the Priority Development Area just next to the station and Olympics boxing arena near the uni all being planned
Each suburb listed is prime for investment, you just have to find the pockets that have been developed and can no longer be subdivided. We bought a 1 acre personal home in an established area and an investment on 800sqm close to the highway and burpengary shops. Both of these properties have seen significant growth, the investment has just doubled in value last month.
Hi Luke, we had a look at your calender for a strategy session in June and only 2 days from the end of the month is available? Do you have anything earlier please?
Hi Nanise, unfortunately pretty booked out until the end of the month. Looking forward to a chat! You can send me an email at hello@purposeproperty.com.au and we can tee up a suitable time
Hey luke, we spoke a while ago by phone. We ended up getting a 3 bed 1 bath brick veneer on 640sqm in kallangur. So glad to know it's in your picks! Reno time now haha. Great vid mate 😎
Nice one Luke, got 2 properties in the region, great to hear a Brisbane BA's feedback on different suburbs in the region, it did wonders for my equity releases in the past 2 years.
What are your views on the Strathpine suburb it is close to Kallungur and seems more established than Kallungur? I heard that 3 mega projects and other good infrastructure are coming to the Strathpine and Brendale Business district. Additionally, it is very close to the University of Sunshine Coast Campus at Petrie. Thanks
This was really helpful! My buyer's agent has shown me 2 properties in Caboolture which I'm unsure about due to it being future away from the CBD and the land component you mentioned.
We are looking to move to this part of Australia but near beaches but I'm unable to drive because I have epilepsy.. Hoping I can find somewhere that is acsessible to trains buses and still have the beach. I also have 2 kids and want good schools etc. Where would you recommend?
@Nick this would depend on your risk profile and portfolio size (ie diversity) I personally like to spread my property over a few key pockets rather than be concentrated all in one spot
There’s a LOT of homelessness in the Moreton Bay community, especially Redcliffe & Caboolture. Very high DV rates too. So factor that in for your property portfolios.
Stay close to water (Redcliffe peninsular) or close to major shops like westfield (Mango hill north lakes Murrumba downs Kallangur) you won’t be wrong! I am a Moreton bay local live near Westifeld. It is nice area.
Always comes back to the basics of supply and demand. Areas by the bay will have short land supply. Areas near the shops drive demand for the accessibility
All these bank crisis and recession are all the signs of 2008 market crash 2.0, so my question is do I still save in the US dollar or is it okay to move all emergency and savings to precious metals?
True, the idea of a portfoIio-coach used to sound generic, but a new study by investopedia actually found that demand for portfolio-coaches sky-rocketed by over 41.8% since the pandemic and based on firsthand encounters, I can say for certain their skillsets are topnotch, I've raised over $700k from an initially stagnant reserve of $150K all within 14months
You can. We had to move 5,000 kms to afford a house so that is what we did. On the day that our deposit was due, we had a half tin of bean paste and one tea bag in the kitchen. No other food. We had to walk to work because we didn't have any money at all. But we had a house. Now my son pays $1,000 a week rent for his place and he is on close to basic wage. I bust a gut to never be in that position.

Growth has been huge. I have a few houses in caboolture where I grew up. I'll keep them and move overseas

Build in morayfield and it’s doubled in price so I’m happy

You need to do what's right for you and suits your risk profile. Sounds like you've thought it through, so best of luck with the purchase!

Hi Luke this is amazing but would love and update on this for now with the price increases please
I think it depends on which hill.
Eaton Hill seems expensive, but perhaps Everton Hills and Arana Hills are OK in my view.
I like Everton Hills, Everton Park, Stafford. Reckon this will improve as more of the knock-down rebuilds and big renos continue

Yeah, so much development around Burpengary, including the huge "North Habour" development (I don't know where the habour is?).
I think it's just some good marketing 😅
It's a three day hike to the nearest harbour.

What about Bribie Island?
Hi Luke amazing content as always.
People make a separate video on "townhouse as an investment property".
Thanks
Cheers! I'll add it to the list
Thoughts on Burpengarry East?

Hey Luke, I would like you to make a video talk about the best area to live in Sydney
If you can buy a shed in Eatons Hill for less than 900K, you are a miracle worker.
i had three seperate buyers agents all recommend the Deception Bay area....
On what basis? May have been due to your budget?
How many properties would you buy in the Redcliffe area?, How many is too many, for eggs in the same basket?
@Nick this would depend on your risk profile and portfolio size (ie diversity)

Hey Luke what are your thoughts about Warner?
Hey Luke, can you please do a review video of the gap and upper kedron if possible? Are they a suburb for home buyers or investors?
best to checkout my northside brisbane suburbs video :)
MB has been granted city council status cf region ... allows better access to infrastructure funding
Lovely stuff
what is your opinion on Clontarf?

Hey Luke, Any comment about Cashmere?
You can look for another video talk about it
@@Jasmine_DD Thanks for your reply. May I know which one please?
is Moreton Bay regional or metropoltian?
It’s Greater Brisbane I believe. Not regional but close

credits to ROCH DUNGCA-SCHREIBER , one of the best portfoIio manager;s out there. she;s well known, you should look her up
Perhaps start living your life and stop panicking about what is totally out of your control. In about 50 years we are both gonna be in a coffin.
People can’t afford housing and you bang on about growing your portfolio. Well done.
