My wife and I will start off building about 70 units on 2 acres o land in about 5 months here in DFW, the flatlands of the country. I’m excited watching this. Great info.
I currently own 2 acres of land out in the country of NC ..I had this idea for awhile about building storage units on it and then all of sudden I came across this vid…where do I start to understand the cost associated ?
Nice video series!! We have used mostly Trachte buildings for our ground up builds and conversions. They engineer in the rake angles you were talking about as part of their overall structure. This really helps to not only hold the building together, but also provides that extra layer of security between units.
I learned how Trachte does that after talking with another local facility owner who dealt with a similar issue. Good to know! Thanks for sharing your experience!
The airflow/rake angle condition is standard. If someone wants in, someone will remove 30 screws and remove the sheet. That is better if you get issues in units for airing it out and it shouldn’t pose a problem
Thankyou for this series I am interested in developing some property for self storage this is very well laid out for the steps and possible issues involved.
I think it makes a bigger difference in climate controlled facilities. In cold storage (non-climate controlled) facilities like ours, the condensation issue isn’t nearly as important.
nice one subscribed, how much was the total cost ? I want to do self storage but with Brand New Shipping containers instead, I feel they are more agile, you can make tiny houses out of them, you can relocate them, they are much much stronger , better for fire , better for rain, better for security, you can't really break into the neighbour wall,I mean you have to cut 2 thick walls a lot harder than those tiny sheets of metal, did you look into that as well before building ?
The total cost for everything was around $1.9 million. The shipping containers could work. The local municipality will probably have rules on how many of them you can use, if any. That was one issue I ran into early on. Some municipalities have rules against them, but if they'll let you do it and the price is right, go for it!
Thanks for watching, Joshua! The original quote was for $534,430. The final price was about $550,000 because we upgraded from a red oxide steel frame to a galvanized one.
Trachte made sure any gaps at top were closed. I never had to bring it up. They just close all space between units. Maybe the GA company saved money there. Labor and materials and shipping.
Hey do these company need marketing to fill out their occupancy. Once it's filled how long will it take to vacancy. Iam a market research student gathering data from people kindly help me 😅
@@Retipster if the storage facility gets fully occupied. Will it take long to get some vacant units.? Do they require marketing like google ads to get their storage unit filled?
Those firewalls are rendered useless with those gaps at the ceiling. Fire spreads up and out. City engineers at their finest lol. Awesome Video!
There wasn't a gap between the firewalls and the ceilings, so at least we got that part right. 👍 Thanks for watching!
The drywall should be tight with the roof deck and fire caulking

Sounds like a fun project! Best of luck to you!

I own storage facility in NC it is good idea if you plan to start on this but the first step is checking with your zoning in your town

Love the detailed explanation of everything so I can do it myself. Great video on self storage facilities and the overall editing is great!
Thanks Dustin!
Really good video Seth! I loved all the details and graphics you used! It's awesome so see this coming together!
Thanks, Tim! It's been a lot of fun to document this.

Nice video series. I am also in Michigan and looking to expand. Any additional tips and tricks would be appreciated.
Very informative! Appreciate this!
Thanks for watching!

Thanks! I'm glad you liked it. It was fun to make.
Solid content as usual Seth!
Thanks Andrew!
Without the rake angales. It is better to avoid condensation ??

A great video
Thanks for checking it out!

Love these videos. Curious what you thought total cost would be versus what actual came in at.

@@Retipster is $550k all in with the land, grading & buildings?

Yeah, it could be. That's good to know about Trachte.

I'm not sure I understand your question. Can you rephrase that?
