This beautiful apartment has been on the market for a very long time. It might sell faster with some slight tweaking: the shoes lined up under the basins in the master bath are unexpected and really off-putting. I’d replace them with de luxe towels and bath products. The cluttered kid’s room could be emptied and converted into an inviting luxury guest room. The reception room furniture is draped in throws, I’d switch those seats out for classic French linen-covered armchairs. I understand why the doors are open for the video tour but it’s counter-productive in the master bedroom, it appears too open to the kitchen and is a corridor to the bathroom, just close the doors for an intimate look. That said, if it’s not selling, it’s over-priced. The pandemic has everyone fleeing the cities for towns and the countryside the world over, and remote working is the new norm.
This is a very large apartment and the location is excellent. The apartment layout is also very good. The master bedroom is NOT open to the kitchen - it is off the study/media room. Any future owner could switch the media room and bedroom to make it more private, not a big deal. Remote working is a trend but it won't last, people will want to come back into the cities for the convenience and plethora of cultural activities they offer - countryside is good for a weekend visit or a Summer holiday but it's boring as hell the rest of the time.

And the kitchen does not have its space so that it can be closed so that it does not inevitably spread, the smell in the whole apartment when you cook something no matter how little. But in the end it's beautiful because it's spacious and bright.
I have nothing against the division of space of the Hausmann apartments, I can live with that, but as you do, I have an intense dislike to open kitchen for the same reason as yours. Plus I love cooking but when I cook I like to be on my own, it's a time I don't share with anyone, my quiet time, and cannot entertain guests and cook at the same time.
What a complex way to display a very simple apartment... you went from door to the living room to the other side of the house to show library back to the living room and past it to show the kitchen, then through the kitchen to the children's room then BACK to the other side past kitchen and living room through the library to the master bedroom then BACK AGAIN to the other side near the kitchen to show guest bathroom.
Hmmm.....there wasn’t a closet in the children’s bedroom....and if you look closer immediately under the stairs in that bedroom there are 3 cardboard boxes of ?(maybe junk). A closet could have been built under the stairs.

The world has gotten wise to the real value of real estate especially in large congested cities such as Paris with their masses of humanity in a post pandemic world. I say head for the hills and work remotely, and if they say no, then to hell with them! Disclaimer: I do realize not everyone will have such a luxury, but many of us do.

Jean-Yves Martin I was just about to post how beautiful the walls are. It is appropriate for a luxury dwelling. Classic and classy. The way the lighting interacts with the wall color is magical. A beautiful hue that creates a luminous, almost peachy glow that is anything but stark. The white reflective walls are the chandeliers best canvas. It also leaves the color choices to the buyer, if they choose. I wouldn’t change them. I wouldn’t change a thing about any of these buildings decor.

The master bedroom has a deep dark blue satin color that is quite nice. It's always possible to paint walls as you want them to if you buy it. :)
