People are too analytical. No one call sounds 100% the same because what's most important is chemistry. Does the person actually have an interest in selling. That's all that matters don't worry about a perfect script. That's what I always learn from these calls.

Just to clarify, If I'm going to buy a house in pre-foreclosure using seller finance, the sell price is the outstanding balance that is due on the loan? And the monthly payment is the monthly payment the seller already has in place with the bank? This is in contrast to the situation above where you are determining the sell price with the owner and the monthly payments? Am I getting all of this correct? Thank you in advance.
Don’t think talking about charity was a good thing if it was not true. There are better ways to talk about what will you do to the property. As for the rest of it, it was great to educate and have the person deal with their one numbers.

This is great! I just signed a listing, and the owner is asking a little over the comps in the area. I think he would be open to seller financing once I explain it to him like this!
I think that you first have to be knowledge about the housing market and know exactly what's on the market.also i believe that having the necessary different methods or rebuttals helps for those at first stubborn reluctant sellers.overall just having confidence keeps u in control of the conversation. Are you really willing to pay $270k as discussed in call or at this point are you merely getting the client comfortable with the idea of selling financing? Will you drill into the actual price on a later call? Thanks for help, really appreciate it.
I would say definitely its good to have the knowledge of creative finance. Objections were fulfilled. I do believe having a 3rd party talk with the seller helps. Structuring the conversation was a great help too and it opened him up some more. Good stuff... Tapping into his psychology eliminated his initial "not interested". He didnt even know what it was lmao

He asked me sounds good, but after you paid off the rears payments to the property, how you get your investment back? I told him that you control the property, you can do owner financing, wholesale to another investor, refinancing, but he was not clearly at all. My response it was perfect or there some other responds to his concerns. ? Thanks
