People are too analytical. No one call sounds 100% the same because what's most important is chemistry. Does the person actually have an interest in selling. That's all that matters don't worry about a perfect script. That's what I always learn from these calls.
I think that you first have to be knowledge about the housing market and know exactly what's on the market.also i believe that having the necessary different methods or rebuttals helps for those at first stubborn reluctant sellers.overall just having confidence keeps u in control of the conversation. I would say definitely its good to have the knowledge of creative finance. Objections were fulfilled. I do believe having a 3rd party talk with the seller helps. Structuring the conversation was a great help too and it opened him up some more. Good stuff... Tapping into his psychology eliminated his initial "not interested". He didnt even know what it was lmao

Don’t think talking about charity was a good thing if it was not true. There are better ways to talk about what will you do to the property. As for the rest of it, it was great to educate and have the person deal with their one numbers.

I just got a lead for a condo here in San Antonio because my car magent is on my daughter's truck and the seller is going to move back to Michigan and has 8 payments left. Told her I could help her find something if she will let us take the payments over and her be the bank and she was very interested.
