Maine timberland lot for sale. Located in Lakeville, Maine is a 41.1 +- acre, surveyed parcel of unimproved timberland for sale. The property would be ideal for a buy and hold parcel to add to your investment mix. The land could also be a cabin or off-grid homesite in a rural part of Maine, known for its recreational opportunities. It has very good access along the Upper Dobsis and Homestead Drive roads. There is nearly 3500 feet of road frontage which provides a multitude of access points to the acreage. Old logging trails can be found under the tall canopy which make great hiking paths when viewing the property.
The topography of the timber tract is sloped. The land rises from the low point of 300 feet above sea level to a high point of approximately 460 feet above sea level. The soils that make up the site are predominantly silty loams and the timber growing on the site is growing very well. The soil is limited by the steepness of the land which makes it unsuitable for traditional farming. There are areas that are level plateaus that could be cleared for an off-grid home or recreational cabin.
The stand of trees on the property is mixed wood. There is a good amount of merchantable aspen trees as well as birch, spruce, hemlock, maple and other varieties of wood. At one edge of the property a nice babbling brook follows along the sideline of the property for a few hundred feet. The plunging pools and small waterfalls provide a very calming sound when walking in this area. This is a very scenic parcel of Maine woodlands.
The town of Lakeville is a very small community with a year-round population of just 104 people. Seasonally there are more residents with the abundance of lakes in the area, there are many lakefront cottages that are frequented in the summer months. The area is renowned for its fishing and hunting opportunities that are enjoyed by the residents and visitors of the region. The lakes in the area provide angling opportunities for landlocked salmon, lake trout, brook trout as well as bass and chain pickerel. In the woodlands you will find bragging size deer, moose and black bear. Ruffed grouse and woodcock can be found in numbers sure to satisfy any upland hunter’s desire. Call today to take a close look at this surveyed parcel of recreational timberland located on Homestead Drive in Lakeville, Maine.
Nice little parcel. I can tell you like it just by the sound of your voice. Someone is going to enjoy this immensely. Thanks for the tour Rick!😊

Yer input is a prized commodity! Outstanding presentation.
Thanks for sharing Sarg!
Really nice property!
Great for an off grid homestead!
Liked and subbed. Looking for something with alternative finance in Dresden. Really looking to buy something I can live in long term.
Morning Rick, is there a rule of thumb to know if a stream is seasonal, or year round? If it's named does that imply year round?
thanks - we enjoy your posts
Unnamed brooks tend to be seasonal.
looks amazing!!!!!! the HOA fees is just for road clearing, not the land right? i don't know how HOA work there, but but for property they seem to always be an issue...
Very good question
To have the road managed for
The road association fees are for maintenance of the roads.
Yes that is for road maintenance.
This is very nice Rick.

I like it, what is the tax on this property? Are there restrictions on puting a Rv TRAILER on it?
The restriction would be, you can't leave it there all year. You can park it for the season, but it can't stay permanently.
Nice property Rick, great video is it still on the market?
It is under contract.
New sub ! Liked ❤️🙂😊😌🎯
Thanks for the sub
And to see what else you have to offer
Solitude!! ❤️
Yes it is. Thanks for watching.
Hey, Rick! How much are taxes per year?
The property has sold. Taxes were $102 last year.
Not to be rude, but I don't want to to see videos of places that I almost could have bought, Please take down your videos of sold properties. They are starting to add up.
I feel the same don't post it if it is sold
Apportionable to the boundary, does that mean we ould only own one side of the brook?
Yes you only own the frontage of the brook that is on the boundary.
great question.
thankyou for asking

Trash for wood, trees are mostly soft wood, not what you claim to be,mixed.
This is a mixed wood stand, some areas are very heavy to hardwoods. Not sure why you feel our trees are trash🙄
@@lifestyleproperties then I apologize 100%. All I saw was, Poplar which is trash we haven't here in Vermont too and it's garbage, only good for well, I'm not sure, and white birch, well as far as Heating and doesn't work very well, but if you want a pretty fire I guess it's pretty nice. The hemlock was beautiful, but I didn't see any real maple or Ash I guess I should have watched every bit of the video. I guess I was wrong and I do apologize
@@smjhobbies4527 Poplar is actually a very good wood to harvest It is what is used to make Advantek which is widely used for building homes.
@@richardtheriault7624 Poplar is grown in mass out here on the west coast for paper mills, not a trash tree at all.
Not in my home,lol
