The exterior walls of the villa are Yellowing and seem to be cracking in a few places. It may only be the render coat that’s cracking but the fact it’s already looking so aged and dirty is a worry

It should be beautiful to look at, and easy to walk on. Right now, he has broken up some stones and concrete and thrown it in front his building. He needs to pay a professional landscaper to landscape his whole property. To correct you, "It is not yet gravelled", at least not by any professional standard.
