- When you are looking at $400k used homes, does it make sense to spend more on new construction? The cost of new homes has gone up in 2022, but you can still get a new build for under $500,000 - but is it worth it?

I love that many newer builds tend to have a flex space. Perfect for a play room or home office rather than having to buy an existing, older house with an additional bedroom
Exactly! Plus, nobody uses a formal dining room anymore, at least not more than twice a year..
Thanks. I prefer the older home with character and neighborhoods that are walkable but I can see the appeal to young families with kids to the new build

Yes this is totally the sweet spot! 2,300 to 2,500 sqft is a good size for a family of four or five, especially when you add another 700 by finishing the basement. That size gives you the most family bang for the money; you rally have to go substantially larger for a meaningful difference in terms of livability and that costs quite a bit more!
What zip code was this house in? I’m surprised it was listed below $500.
Grafton. There is another one for now 499 on the same street. I just looked, about 20 left around Milwaukee under 500, a few more in the low 500s. I expect builders to reduce concessions going into spring now. Email me for a list!
