After 30 years both (landlord and foreigner) need to go to the land office to sign the extension. Now the contract which landlord and foreigner have signed 30 years ago is essential. In this contract should be written that u can extend for 30 years without further payment. Or maybe you pay each month 1/60 of the land price. In this case it should be also written in the contract. The contract is important ! Should be done with a lawyer in Thai and your language. In Petchaburi for example, you need to leave a copie of the contract with land office. This is a protection in case the landlord won't sign the contract after 30 years.
