This is a really fun series so far. I'm enjoying the back and forth between Mike Holmes senior and junior. I'm also interested in seeing how that river table dispute comes out. I enjoy woodworking videos a lot, and that looks like a really cool one.
The curb appeal just pops out from the other houses. By changing the layout open space to add a landing get rid one staircase. Now the layout make more sense for a large family. The back new deck is amazing.
Great job overall. But the vanity in the ensuite is ug-er-ly. It doesn't fit with the modern vibe of the rest of the house at all. And I would have preferred a black or blue epoxy in the river table. Not sure about the yellow island, but glad it isn't on the lower cabinets as it was in the design.
now for this smart home is those app's cloud based. Why I ask is because I had google but if you lose internet for any reason the google devices no longer work. I like this smart home stuff but can't stand how everything has to rely on the cloud.

How long does that duct sealant as well as home and home sealant last? I'm skeptical an aerosol sealant pumped in these or other scenarios will last. Seems like lipstick on a pig. Make it right, paint, caulk, and tape/plastic/vapor barrier/tuct tape all areas prone to leaks. This is a sales gimmick that will get someone into trouble! PS, You never talked about how big of an opening the aerosol will seal in each application, and if there's a warranty? BTW, are all those apps, are they, "internet/intranet" capable. I don't want "My Brother/Country" or "someone else's big brother/country" shutting down my "Apps/ Services. Are the Apps open Source? What happens if the company is sued/bankrupt/goes out of business? Do customers lose their ability to control their services? Who's responsible if they fail? The apps should be "open Source" and if all else fails, Intranet exclusive at "customer's request!" 2024, knowing what "WE ALL" know now, this is NOT good!

Sounds like an interesting idea and solution to a problem though; but I've just never heard of it nor that it actually works because it sounds 'newish'. As for the App / Digital home. We've been a good 20+ years in the making on smart homes. They really kicked off around 2010, but now it's very common to have fully digital locks, windows, lights, AC, and garage doors in most nice homes. A lot of these probably could be taken over by someone outside, but realistically, who is targeting your home? Your average thief isn't that tech savvy
That's kind of ridiculous that your deck size is controlled even if you get a permit. And trying to get approval to make it bigger takes 3 months that's why government control isn't efficient. The yellow still isn't my favorite but it sold above asking so congratulations.
Im not a fan of smart features running of wifi tablet i like my old school life where i was the remote for my parents tv, i dont even use wifi in ky current house as i prefer ethernet cable and halogen bulbs

4people can sit at that river table? must be tiny people as 4 normal people would be about rubbing elbows to sit there not room to move and eat and the yellow just no and i don't like all the features of the home being "smart" just seems like too much vulnerability someone who is tech savy now goes by your house and rob you blind. they already do it with the cars that only have to have a key fob near them to run they can hack them and take your car what is to say they won't do that to your home ? or the government for that matter as we all know how honest they are 🙄
Yeah, he needs to learn more about those types of tables. For starters, he only did a river edge on one side, then use a straight angel for the other. It's so lopsided and looks bad. Also, clear resin? Should have at least gone with a light blue, light brown, or black resin because clear is going to cause all sorts of problems over time. I will say it's a close fit too and I think they had to room to extend it further, but didn't. That's fine. In the end, the new owners can simply remove it and put a real table there or just use two chairs. There are tons of times that homes are staged to attempt to maximize how much room they can have when in reality, it's never that much. It's like getting an AirBNB that says it can stay 20 people to find out it has lots of "full bunk beds where each bunk can support two people and every room has a blow-up queen mattress to support 2 more"... nobody gonna do that.
because they go overboard with items they purchase /install i mean a water shut off that connects to your phone? i washer and dryer that sends you a bluetooth alert when its done? i rarely see houses that come with washer and dryer many people tend to bring that with them. some of the stuff they put in is so over the top and not really needed. like that table who is to say a potential buyer will even want it as many will have their own interior furnishings i honestly think everything should be somewhat neutral colors and other than a few things fairly simple giving potential buyers options.
Maybe where you live, however home prices vary suburb to suburb, town to town, city to city etc. If I were to buy property today it would cost me 85.5% more than 6 years ago.

That river table... All resin yellows over time. With no pigment in the center, in 4-7 years that's going to turn amber and probably look terrible.
