Hi Sis, we had the same dilemma at one point but thank God we managed to come up with two options 1- to rent out the property to a company as some companies in Zimbabwe are doing so, with a proper contract and I heard some will pay 6 or 12 months in advance. The house will be left in the same conditions at the end of the contract. 2 - To use the house for people in the Diaspora when they visit back home this option allows you to still use the house when you visit and enjoy it. If you need more information, please get in touch.
Yaa that's a dilemma for sure. Some tenants are really rough, but not all. You can have the fittings done but you will have to do serious vetting of potential tenants before you lease the house. This, however, does not mean you are 100% covered
It’s so hard to trust tenants when renting a house , I guess i will refrain from buying expensive fixtures , then rent the house. Renovations will be done when I’m ready to move in 💯
Hi sis, my thinking is, [depending on the size of the house ] I would suggest you put some rooms for rent ,then others keep them for you especially the rooms with the expensive, exquisite furniture locked away. But it's tricky.
You need to use an agency who checks the property and maka the tenants pay for damages. If you haven't bought the other things as you say you need to stop and wait for when you make your final move. All the best.. and pray for a hood tenant
I recommend putting the furnishings of your intended standard at a time you need to get in to stay. If the intention is to rent it out in the meantime you can buy local entry level bath tubs etc and remove them later otherwise you will regret. You should always remember land value when constructing and be guided and limited by it. Land in most suburbs on the other side of samora barely appreciates in value in ZW due to the fact that people generally don't have capacity to buy. Those who have money prefer other areas. So regardless of the standard of a house's finishes rentals and property prices are widely influenced by area. Considering the location of your property even if someone likes the furnishings, they will still worry about distance, traffic congestion and the direction which can make your rental price's seem too high for the area. In Harare, there are areas where you are certain to get a return on your effort in terms of furnishings and above-standard finishings and it's only in Harare North. Just for context, if your house was somewhere in the trending Pomona Pokugara or Arlington Estate you would get a good return for the effort and money.
Wow you comment has lot of untapped considerations here , thank you so much for mentioning these points. I just realize that I never really considered a lot of these issues before . Eye opening stuff 🙏
Girl, this is a big and one of your lifetime projects. Do it once and get you a very good laawyer to draw you a good rent contract protecting you and your property from anyone who wants to rent your house.
It might be cheaper still to buy in China vs purchasing in Zimbabwe - do a cost and benefit analysis taking into account duty/tax - consider cheaper furnishings in China. When you finally return home, you can use your returning resident rebate and buy high value goods
My dear sister , I have partly moved back to Zim , do airbnb not renting . We had tenants for years since 2004 to 2022 when we started our move to Zimbabwe . The tenants ravaged my house , I am still not done with renovating this place . Am trying to set it up as airbnb but the repairs of the damages was too intense.
I’m sorry about that , it’s really hard renting out. I pray to get someone who is able to take good care of the house, airbnb may not be a good option for me as my location is a bit distant from the city center.
chances of getting hurt are high, though i would probably go ahead with bringing the basic items from China and the more spacious items you reserve when you move in. Quality of tennant in that side of town might not be the best so do nice but not top top spacious items unless you make in an Air BnB for that year, though it comes back to location again.
As someone who has interest in real-estate and rents an expensive apartment North of Samora I can tell you that having nice finishes to your home increases the value of your home. You can attract higher rentals by doing really nice finishes. To hold the tenant accountable people here generally charge a deposit equivalent to the rent they pay i.e. if rent is $1000 the tenant will pay another $1000 security deposit which the owner can use to do any repairs once the tenant has decided to move out of the house. Most people who rent high end apartments tipically like to keep the home clean and well maintained.
Wear n tear is going to happen, whether the ppl take care of the house or not. So just be ready to be dissapointed. Some of the damage to property migjt not be entirely on the tenant, the plumbing guys or electrical guys cld hv made an error and the end user sufferes the consequences meaning the finishings will suffer. The suggestion for companies to rent is the best but it being away from city center makes it hard.
Do basic finishing then when u are going back u can do renovations , after all you are still in China.Things like Chambers taps can be easily replaced as long as walls are still standing .
The truth of the matter is that people generally don’t look after other people’s property. If you want to put it out for rental I don’t think it’s a good idea to put best finishes otherwise you’ll be heartbroken.
You are making a mistake girl. I am telling you from experience. If you are going to put a tenant why do you let them use their furniture. Buy ordinary staff in Zimbabwe and then when you are ready to go home then redecorate. Good luck my dear
To each their own. My parents house was burnt down by tenants apparently it was accidental. This affected all the electrical work and they had to fork out money to fix the damage. The lodgers did not have the money to pay. A beautiful 5 bedroom home. We have our furniture stored in the main bedroom which is big. So I think you are very naive in thinking that people will have a good heart to look after a house which is not theirs. Trust me it is not worth it. It will be costly for you in the long run. Knowing Zim , try to think logically. Oh and by the way the house was being managed by an estate agent who did not even bother to do routine inspections. The amount of damage in a short space of time was astounding. Now we have a family member managing the properties. In hindsight it is wiser to build when you are about to relocate otherwise unokwira BP.
This is the best information I have seen today. Thank you so much for sharing the information with me and anyone who will benefit greatly from this. It’s really important to consider all be scenarios when renting out the property in Zimbabwe. Sometimes we overlook these cases until it’s too late. I will be cautious 🙏

Sure thing let me private message you 🙏
Don't rent it per month but rent is as peguest house/holiday house
Noble idea 💡 I will consider that as well.
Maybe you can put it on airbnb for short term rentals.
That works too , however the house is quite far from the city centre. I wonder if airBnb would be a good option 🥲
@@SimplyRodah jus do bnb
Please help me buy stuff from China. Need to know how i can go about it & the shipping process.

That’s a great idea, I definitely need a good agent 🙏
Put it on bnb where you lease it for a day or two for a single tanent
Thank you for the encouragement.

Thank you for this clarification, I do appreciate your advice 🙏
I am in the same predicament. I am residing in the US and building in Botswana and alteady plan to buu nice materials and scared about trnant damages
It’s so worrisome, I’m so confused about the finishes.
I would do airbnb weekly or bi weekly, you have the month coming in .No your not making a mistake

The location isn’t attracting, it’s a bit far.

Sure thing I am scared to heart broken , I will go with the basic one 😊

That’s a good point and I’m glad you said this 😊
I feel you do buy in China and better price for money. I own 2 condo a 2 bedroom doing it airbnb so just buy them in China 😊
Exactly
Nice fixtures are fine, movable furniture is a no no.
That’s true. Definitely taking your advice 🙏
It's better to look for a relative asina kurora bhachura, give him one room yake yekugara. Don't but zvana TV, sofa, kana solar zvinodaidza matsotsi
This was going to be a great idea if I had a separate door to the one room with own bathroom. For now I will reserve the luxuries for the finishes
Hi Rodah how are you

Please do a video on how to raise money for building because $33k and $26k is a lot. I'm liking your videos.
Sure the video is coming sooner
The risk is high for those items get damaged by tenants. Buy expensive things when you are ready to move in. People don't care about other's items
That’s true , i will go with the ordinary stuff.
I think buy in zim and buy other basics in China. We don’t want you to be disappointed, you can rent it. My thoughts my sister!
Thank you for the advice. I’ll definitely took this advice and restrain from expensive fixtures
Ummm😊, yellow bath tub. Renovate.
Yes may not to fancy and renovate later 😊
