We're down here in Baton Rouge, LA and I closed my first deal for 3k a week ago. I have a question: in the case where you attempt a double closing, the buyer can see from the public records site that you aren't the owner of the property that you are putting under contract with them. So how do you navigate that situation? What do you tell the buyer?

Me too. He does have a video where he's calling somebody back for the first time but I would like to see a true cold call from a list where the person hasn't been talked to before.

King Lloyd that's not really cold calling. He is going to for sale by owners and asking them about their house they are expecting to hear calls about their house what we need to hear is him calling someone straight from a list or a driving for dollars because how you approach them is different
Just call them and see if they are interesting in selling. He just did a podcast video with Mr.TTP(talk to ppl) who gives you a script.. just have a conversation you already at a no call and see if they say yes 🤷🏽♀️

Max I admire your teachings I am just starting out with wholesaling and I must be honest to me it is scary when it comes to REA… I’m also in NC and NC laws are crucial, I almost feel like I’m doing something illegal. I did take the class but did not pass, but tell me how do I deal with agents, I spoke with a gentleman on yesterday and he was like if I want to buy it’s best for me to purchase at price listed and I’m like no room to negotiate? Well anyway to make long story short i backed out because I felt like I didn’t know what I was doing ,even though I’ve watched so many videos and read material…any advice on how to get more comfortable with agent.. I’m so ready to get into this business so I can help my family #help

Can you please make a video explaining subject to...Have a current homeowner and I think that this may be his only way out. However he is asking for $15k to himself. I dont think the numbers work being that he is behind $18K and the home is only worth $151k with $45k in repairs.
Shawn Rand it depends on what you’re trying to do. If you’re doing strictly subject to then what I would do is bring the loan current and then owner finance it to a buyer. Unless he would want to go into foreclosure subject is a great way to help those people out and you help build their credit in the process. The 15k he is asking for is highly unlikely he’ll be able to receive that and the repairs makes it really impossible to get that.
You can give him 5k up front. 10k over time. 23k down payment from a tenant (seller finance the house once you get it subject to the existing mortgage)

I think 🤔 a guy that has “skin in the game for 30yrs might know how to flip contracts or is open to the idea...just sayin that “he might not be the right guy to work with” seems kinda conceded a bit...just my humble opinion
He was talking about there being a difference between learning from somebody that flips "houses" vs somebody who is a wholesaler. The flipper flips houses but the wholesaler flips contracts. The caller didn't give the impression that the flipper was also a wholesaler so Max assumed he was just a flipper.
