Always love you and Janet rental and sale houses and apts.. I might take a look at it after I arrived in January or February.. I would rent the house and both studios out for extra income and it would more than pay for the note.. also would like to find out if the property next door is for sale and how much.. I am retired and I do not want the headache but I would give it to my Filipino fiance /wife and she could have income after i am gone? That is an excellent investment property..I am retired and do not want the headache but I would teach and guide her about real estate because that is where the money is at no matter what country you're in.. thanks for an excellent video 😊

Janet/Mike in the first bathroom above the showering section it looked like their was "cut out" similar to an access point for an attic.

Except land rights for investors. You might consider looking at the developing situation with China as well.
That looks like an interesting way to offset the cost of ownership by having rental units with the house. Good review!

Nice house and the rooms are spacious. The only thing that would worry me is that the entire lot is cemented. That may give you problems in the rainy season as there is no place where the water can penetrate the soil.

Is this typical of most houses in Dumaguete?

Not sure if anyone ever asks but , how much are real estate taxes on this house and do those taxes cover garbage pickup and town sewer?

you pay for trash pick up....you get a water bill that covers some sewer and septic services. do not know about estate taxes
You asked for feedback. I have been a landlord in the U.S. and not interested in being a landlord in the Philippines. Don’t need the drama at my age. Personally I wouldn’t pay $200k. The interior is not attractive and the outside is all concrete. Would you consider the pricing fair for this area? I enjoy your videos of the places but they all seem overpriced. Maybe they do like they do in Colombia and inflate the asking price by 20%.
It is almost always best to price a property properly from the start. Any property is only worth what someone else is willing to pay. One buyer may find value in a property at a particular price but another buyer may not.
Mike and Janet are great people but when it comes to houses for sale they find the most overpriced houses you’ll find.
I trust Alma's opinion.
@@DumagueteRentals it’s best mike that you rent only.if Alma thinks the price is fair you need a new realtor one that will find you deals. You’re doing a disservice to your followers showing these overpriced homes. They’re not even nice. That’s my opinion and a lot of your followers just read the comments
As an investment property at 5.8% before expenses it doesn’t make sense.
