Thank you for taking the time to make this indepth video. Appreciated how you showed the entrance floor area of the walk in showers (its important if you disabled and/ or require a wheeled/ non-wheeled shower chair. It was also helpful to see what kind of shower heads they had (fixed or hand-held) - once again useful for folk who are disabled. The things you have to think about as you get older 🙂
Nice place... in about a year I'm going to be moving to the PH.I'm mainly looking at Cebu or Makiti as of now I can't wait to get there and start (@)::::::D - - - these 18 yr old Filipinas.
Nice place! Would love to live somewhere like that in the Philippines. Very nice, and to think they may negotiate on the price, even better! Thanks for Posting Janet and Mike....Jim
Nice looking house that offers plenty of room for a good sized family. Maybe too large for the average ex-pat unless they have a family. Seems like a fair price for everything it has to offer especially since you should be able to negotiate on the price.
Wow, that's huge. Interesting that they don't clean the pool to show to prospective tenants but promise to clean before moving in. Get it in writing and signed!
Maintenance of the pool didn't include electricity to run the pump. Over 20 years ago I had a pool in New York. When it was the season my electric bill jumped $100 per month for the pool.
Thanks for sharing Janet and Mike. That’s my style. Something like that would be awesome to rent for a little while. I would love to find a home exactly like that on a month-to-month basis, even for that price without being locked into one year. Mike, your narrating skills are on point. Good job brother. Is it difficult to find month-to-month rentals or do people want something like a minimum of three months generally ? Have a great weekend brother 🐸🙌
Way too much! Seriously, I wouldn't even give them half what they are asking. We only saw 2 bedrooms, not 3, plus the maid's quarters, and one we could not see. In my opinion, it is not impressive at all. Plus they want the tenant to maintain the pool and probably the yards and gardens too, ROFL! I would pass on this one immediately without a second thought. Don't walk away, Run away! :-) For 60k a month I would expect a mansion not what appears to be a typical 3 bdrm house. Just one man's opinion. Take care and God bless!
Yes Usa interior much better value Missouri etc gasoline food services etc and no need to deal with immigration You have civil rights I.e. own land freedom of speech etc Gasoline in missouri is about 2.70 a gallon in philippines it was 65 pesos a liter when I was there last year Which comes to 4.70 a gallon Potatoes onions toiletries etc much cheaper in usa I kept a journal of prices I was in hawaii right after I visited philippines, similar prices at walmart honolulu to philippines And of course half the workers were Filipinos 😂 15 million Filipinos live abroad About 3 million in usa 1 million in Canada Millions more trying to escape There is a reason for it !
Wonderful but way too big for me….looking into things because I am going to retire here in a year I’m in Dumaguete now and love it My second visit here
Wow, This property is very nice. 50K per month and I am sure it would rent. Hell, I would rent it while I have my house built in Valencia. Love to space. How far is it from downtown Duma? It seems quiet but you never know. Thanks for the video.
Having been in real estate for 34 years, and having instructed and mentored hundreds of licensees, I would never, ever include a green pool in a video. Get the pool cleaned and sparkling blue, as that will cost the owner for presenting it like it is.
@@DumagueteRentals That is very good, but I would have advised the seller not to have any photos taken until the pool is either cleaned or drained. I wish you the very best of success.
I think it's a beautiful house, very nicely furnished, but over priced. I think p40K to p45K would me more like it. But even that would be out of my league. Excellent house for someone with a $3K+ budget.
It’s nice but very dated personally I wouldn’t pay more than 40- 45 k depending on what else was available. I wouldn’t be interested in the limited furniture it has . So that may help lower the price . I’m sure someone will enjoy it.
Haha! The average western national makes 60k a year, when they retire their pension is only a percentage of what they made while working, for example if a western national made 4000 a month their pension would be around 1500 to 2000 per month so that would be 90kphp to 120k php per month. when they come to the Philippines they do not want to live beyond their means. If their pension is 2k per month they will not spend half of their monthly pension renting a less than functional house equivalent to houses or apartments in western countries that have full amenities like a full range stove, a refrigerator, a microwave oven, and a washer and a dryer and sometimes even with a swimming pool which is included in all apartments in the western country that costs between 1500 to 1700 per month and rent a house or apartment in the Philippines without the included amenities mentioned above for that price even with a pool because how often will they use the pool? Most western nationals are not going to pay that rental price just because it has a pool but does not have the full range stove, refrigerator, microwave, washer and dryer for that price even if it has a swimming pool, they rather have the former amenities rather than the later amenities. Do you have any idea how much equipment the renter has to purchase to maintain the facilities? People rent so they don't have to worry about maintenance and spend their money traveling around the country! I would rather have a small house that I own with a big kitchen with complete amenities such as baking equipment so I can bake my own bread or make siopao or dumplings and make my own lumpia wrapper and have a gulay garden at the back so all I have to buy is meat (chicken or beef I don't eat pork) or fish. The owner of that house is better off and would have better luck renting it as an air bnb short term rental as opposed to a long-term rental or sell. Maybe its just me because I lived in the western country for 40 years or maybe I'm telling how it is. I know most western nationals would rather live a minimalist life during retirement since they've been living in the west with all kinds of junk they wasted their money on when they were still working. Ayaw mo palabi sa inyong ge bati!
I can't wait to move there!

Gorgeous place. It's a lot bigger than I would need.
it was so big
Very nice home and set up nicely.

We agree! always negotiate
I’m sorry Janet, I forgot to mention on my first comment that your video skills are on point very steady good job 🤗
Thanks so much 😊
This place is awesome 👌
it is
Wow, Mike, Janet, I am highly impressed. The price doesn't seem that bad for what you are getting
Thanks Kenny
Nice big house for a family!
Yes it was!
Alma is the best.
Thank you will contact Alma .. Coming in August.... Thanks for the lead and for sharing...
You are so welcome
Good video you all 🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉🎉 it's a big house my man looking good 😊👍👍
Appreciate it
I believe foreigners need to start talking among ourselves on some of the pricing I have been seeing here lately.
good luck
Yeah, you immigrants should talk amongst yourselves.
🤣😂🤣😂🤣@@imfalks3667

Very true! I think a filipino family would rent this house..we will see
I’m looking for a 2 bedroom 1 or 2 bathroom with aircon throughout. Possibly near or above Valencia.
If this property was located in Valencia or Don Salvador Benedicto, it would be perfect. But, A little overpriced to be in Dumaguete with no air-con.
Wow, that's huge. Interesting that they don't clean the pool to show to prospective tenants but promise to clean before moving in. Get it in writing and signed!
not ready to show but we got an early peek
😎👍🇺🇲
I'd end up with too many girls running around in a place that big.
😆
in everyone's dreams..hahaha
The Louisiana out back has similar offerings …with air con and ferries😂
we don't live in Louisiana. enjoy your life
And dollar tree and walmart !
So
No need to have freinds ship unavailable items to you via lbc
Nice place ..
Thanks for visiting
If the house is 60,000 usd? Then it's a great price
nice place but very expensive .................

are asking rents negotiable or do they tend to be firm on the price?
very negotiable

Very pricey for a place in the Philippines, .. and then ad in electric and internet.

Well said!
It’s a steel at 40kPHP at 60kPHP I’d expect it to be on the beach.
I need a 3 bedroom 2 bath. A yearly lease. It's a vacation home.
For 60k .Better use it as a down payment and buy a condo
where you going to get a Condo with that down payment?
The bathroom's flooring needs regrout. Ugly curtain, for god shake.
Maybe if the rent was USD 550-650 (max)/Month, for a 1 yr lease,. but USD +1000/Month is waaaaaaaaaaaaaaay too much!
Thanks for the video.
thank you for watching
Nice house what does it rent for ?
A lot
People want air on.😊
What people it would cost more in elect to a/c the whole house than you pay in rent
Nice house but way overpriced for location and limited A/C. Foreigners who don’t know the market are driving up prices.
Filipinos probably think that all Americans have $$$ growing on trees in their yard🤣🤣🤣

Maybe I missed it. How much is the rent?
It’s 60k
Is the price negotiable ?
i dont know
who rents 60k house in Dumaguete? If you have 60k to spare monthly, stay in Boracay or BGC
Price is just a bit high.
I think it's a beautiful house, very nicely furnished, but over priced. I think p40K to p45K would me more like it. But even that would be out of my league. Excellent house for someone with a $3K+ budget.

Do you know if this house is still available? Am I 6 months too late? Thanks...
Not available know
I'm looking Im from the States. Pretty soon, the house is beautiful, but it's too big for one person. Filipinos tend to move in with u for free
Imagine being an average Filipino watching this....
"My salary just only 10k a month
I have to work 6 months to pay one month rent "😢
Are the caretakers living in the house while it’s being rented out?
No caretaker
This price really looks bad considering Jules house rented for 40k and is much nicer .
much bigger house with maids quarters. on main cement road

No air condition, sorry pal , when its 30 35, and always high humidity , you need an air condition NICE looking house though
Yes, thank you
Ridiculously expensive
$1,070/mo? Nice, but still too HIGH for P.I.
thanks for you comment
price too high, old disgusting mattresses ,which have had couples having sex ..... old shower and toilet
sound perfect for a cheap charlie like you
