Whenever I look at houses in Maine I compare them to tiny homes. Lots of them are priced same as this not including land! But you’re getting so much more if you buy something like this.
Just outside town and near a neat village, quality school. One floor, we rotate crops and nothing wrong with a pasture field to enjoy your sunsets on one side, more agriculture across road for morning sunrises. One pretty sell @SeriousSXXFireworks !
Very nice. But next to a plowed field. This means fertilizer smell, unknown chemicals being sprayed. Possible ground water contamination. Dust and loud sounds from farm equipment. These are the things and more when living next to a farm.
I live on a farm, own a 300 acre farm and it's organic. No spray, rotation crops and the growers are careful, good stewards of the land in Northern ME / Aroostook County. Kids work on farms and earn their money. Glad we have local growers and thank a farmer when you sit down to eat!

Hodgdon Maine has a farmer's market too just a half mile away for veggies from area producers, Amish, others! 🌽🥦🍅🫐🍓🧄🥔🌶🥒
I think it's a great house with so much to offer, as well as potential. What would this property rent for per month??? I'm thinking that it would be a few years before we can move up full-time, so if it makes sense to purchase and rent the property. What are your thoughts on renting this house out, would the rent cover the mortgage???
Houlton Water Company means lowest utility prices around. Oil heat is in 80% of places @rocketman4499 but this has wood pellet stove and ideal candidate for new efficient heat pump!

Interesting! My only hesitation would be my stay at a sweet log cabin in Colorado, and heard a constant ’ping, ding, dong ping ping ping donk’ over and over all night every few seconds, LOL! The first night I woke up feeling like a road kill. 😊
@ - This also has a pellet stove/heating system in the basement. In the house in Colorado it was in the basement, but the pellets were loaded into a big bin at ground level with an automated system based on the internal thermostat. Mild nights, fairly quiet, the first night was cold 🥶 and it was weird hearing that noise all night, LOL!
@@Erin-Thor Just dial in the 3 zone oil hot water Weil McLain boiler thermostat. Not as noisy and way cleaner with hot water than hot air furnace. Pellet stove not on auger system. Boiler mate for hot water on that furnace. Furnace in cellar so not as noisy as same floor furnace would be. Full basement with root cellar here!

That house had an area in the garage where you would stack the bags and dump them into the bin, where they would drop down the chute to the heater. Please tell me that the bags don’t have to be carried down to the basement. 🤷♂️

Or use the 30'x9 enclosed glass porch to stack them for easy same level, 15 feet away +/-. You can add extension for the pellet supply but pretty efficient for just the living area.

You might be surprised. Maybe it's all organic, and I'd rather have working farmland next door than snooty neighbors.

When you plow the road, all the snow will end up on your roof.
