Ok, let's go back to just $25/hr - a solid number for the 'average Joe and Jane'. that's 25/hr X 40 hrs = $1,000/week X 2 people = $2,000/week X 4.3 weeks in a month = 8,600/mo. Most lenders will shoot for 1/3 of your Household income to go towards a mortgage payment. Which is 8,600/3 = 2,867. This payment will be 1,500 + 200 for taxes and 150 for insurance, your total house payment will be 1,850. which is about 65% less. Meaning, you can afford this house with 65% less income than the 25$ per hour = that's $16.25/hr. Starbucks, ChikFila, Burger King, Electrician's helper, Convenience Store counter person, Hotel floor sweeper, and just about ALL other job start at that or higher here... And you can easily get $1800/mo rent for THIS house. So please tell me how people who want a full time job - something that will give them purpose, something to do and feel good about themselves.... can't afford homes in this price range. I personally like the different color bedrooms, so tired of beige and grey. And low step risers are so smart, more homes should have those. They are also very helpful for larger, older dogs with arthritis. Interesting home/ outbuildings.

@joshbensen8719 - in Kentucky (all states have a tiny difference), but you pay the 250k example for the house - there are some small transfer taxes - like 1/10 of a %, so $250. the average effective property tax rate in Kentucky is 0.86%, which is lower than the national average of 1.07%. Plus some municipalities (living within City Limits), add a little more on. so $2,000-3,000 annually for our example. Once you hit 65 - or total disability, there is a Homestead Exemption - and they give you $46,350 off the top, so that 250 house that is ± 1% tax = $2,500 annual property tax - is now $200k = $2,000. NOW, if your property is 10 acres+ = then the taxes are just for the dwelling (using our example) 100k± and Ag Exemption on the remaining 9 acres (maybe $1,000/ac Ag value - even though you may pay $8k per acre example) - so your total tax valuation is 100+9 = 109k === $1,090 tax. That would off set the price of the land eventually. Sorry, that gets most people confused, but it is a cool thing to know - if you are thinking of buying more land. Nice property, jacked up floorplan, 2nd floor is useless unless you have small children and no auto access to the garage - so no garage to park in, kitchen is a little jinky in the work layout. Meh ... pass.

@MrLafrast - I TOTALLY agree! you are correct! One of the reasons? if that is an answer - is we have a ton of room here in the US, so people move around a lot. If you have children, one or all may move out of state to find greener pastures in other areas, so the house only needs to have a useful life of 100 years as an example. However, these frame houses last generations - then it is fast and convenient to remodel or build new - with new amenities that people want. Example bigger rooms, higher ceilings, more open spaces, nicer bathrooms, kitchen, etc, etc. One of the big reasons we do quick builds like this is we also don't have the craftsmen who can build stone and timber frame houses - like you all do - or did. Less craftsmen, less labor - less labor over all. We rely on our neighbors from the south in Mexico to do almost everything manual labor for us. Farming, building, heavy manufacturing. Like you all have the Indian culture. It is VERY similar here with Mexican people. And thank god for them - the US people will not learn these trades. Not a political statement, but our kids are being encouraged to be engineers, software people, etc - because it is less work, more money, "use you mind, not your back" mentalitiy. the issue is when there are too many uni grads, it is simple math - supply and demand. Engineers CAN be making good money, but generally we can find uni grads for $15-20/hr jobs - and our handymen and welders, etc are getting $40-60 to start. THAT supply and demand math is apparently NOT taught in University here. 😀

In any case, even here in Europe houses can and must be renovated, but they are enormously better finished. I don't know where this idea came from. The real estate workforce is 80% native and 20% from Eastern Europe.
