Builders in Arizona have the luxury of building homes more affordably because their designs to not have to meet the tough standards of Florida, Texas or California. For example, Arizona does not utilize design components to offset seismic activity from a Cali earthquake or to sustain snow loads of a Wisconsin Winter. All structural components are verified by structural engineers based upon the region of construction.

Pressure treated lumber is not required on interior walls if there is vapor barrier under the concrete. Do you check the truss prints for proper bracing and nailing of all girder trusses?
The majority of New Home Slab on Grade Construction in Arizona does not utilize a moisture barrier between the concrete and the base aggregate. Therefore, pressure treated lumber is common. The requirement for permanent bracing is not apart of a home inspection. We are not provided with structural plans by the builder, nor do we perform "CODE" inspections. Code related certifications are performed by the municipality.
The plates to prevent nails from damageing electric and plumbing lines is on the surface of the studs ,can't install the dry wall flat.there are other mistakes but why were they not talked about ?
Are you familiar with home construction? Thousands of homes are built utilizing this method and have perfectly flush walls. These plates are approximately 1/8" of an inch thick and can not cause a noticeable deflection.
Overall good video. Plumb walls means the vertical aspect… what you reference is the drywall will be on one plane.
Supply and return register should be blocked to prevent drywall dust from entering the duct system preventing molded growth.

Bath fan exhaust hose should have a small trap in hose near the fan box for moisture doesn't leak back in. Good video.

Doesn't matter who built it. who designed it. or who inspected it. Every single home has issues. Many more so on tract homes
Why is there no sheathing on the exterior walls? It appeared to be only house wrap which should go on the outside of the sheathing.
