I really appreciate your videos and design ideas for those of us looking to build a new house on a budget that suits us instead of mansions.
This is great as there are so many of us who just aren't into big expensive homes.
My biggest fear is that the county will value my house at current prices. The house near mine is valued at $800,000! It’s a nothing special house. The taxes on that are ridiculous. Not sure how that works, but it is worrisome.
I have land & they value it higher than I think they should. Yea I can pay money to have them reevaluate it but I need it for equity when I build. I think they should have a law that if they value it at a high price you can call there bluff on it & they have to buy it. I bet prices would drop 20% easy.
So I love the idea of building a home. I fear picking the land not because of the cost but because of the regulations that dictate where and how big a house can actually be. Any suggestions for avoiding these issues.
2x4's haven't changed much in months but 7/16 osb is around $16 a sheet whereas it was $47 a sheet just a few months ago. $16 a sheet is still too high but I have an idea it won't go lower than $14 if it even goes that low. I built my first house in the late 90's osb was $8 a sheet. After I moved in it dropped to under $6 a sheet. Today's lumber rates are almost completely price gouging in my opinion.
Transporting that lumber throughout the process is a big cost factor and those costs have gone way up.

I have been very interested in modern/ minimalist exterior home. 😂 Like a really big shoe box with a mono slope roof and lots of window. They seem like the cost to build is very cheap for ranch on a slab around 1100 sq ft. I would really like to hear you're opinions on that

IMHO, it is convenient to have the laundry room near the bedrooms, not near the mudroom, and especially not near the door to the garage (I HATED that at my last house). Since this is a small 2-bed, it can be just about anywhere, but on larger 3- or 4-bedroom houses, more thought needs to be given because that is likely a family with kids and lots of laundry.
Wouldn't changing 10ft. Ceilings to 8ft. save a lot of money? If so do you know approximately how much that would save?

Great content! Is it the norm for custom home builders to use floor plans provided by house plan brokers like America’s Best?
Really depends on the builder. Some builders much prefer or even require using plans of their own design, and many will work with you to make plans you purchased independently. Just gotta find a good outfit to work with 😁
Thoughts on barndominiums (with a huge shop) vs house + shop?
That looks like between 50 and 60 sq ft of hall/dead space. Thats a good amount of unlivable space on a floorplan that small.
Quality contractors are out there but there aren't many of them.
