I think for the airport area you can add the sport arenas and/or a touristy place. you should have enough space to plan for traffic and also the noise wont be much of an issue bc its close to the airport
I think for the area, you should make it a secondary to the mall part and make it into a huge area with lots of restaurants and some huge hotels to house tourists. Also, it could be a residential to the people that work at the port and airport, but the houses are as far away from the airport and port as you can, closer to the other residential area.
Maybe another Industrial area around the airport using the unique factory buildings to make it more interesting. Great looking city!! Your videos always make me wanna jump back into the game myself :D
4:40 Having residential along such a busy and large road is usually not a good idea. You'll get a stroad effect that tends to go bad. I would put a sidewalk along the big roads to help frame the area and, for any areas that are empty, put a few more trees and small parks to help drown out any unwanted traffic noise.
I think there might be a problem with the monorail ship hub. The monorail trains tend to vanish and not actually go to the harbor, thus making the line not work.
Kibs, it's ok to use tunnels for roads sometimes. There are times when it's better to use a tunnel than an insane bridge. I'm just saying... Love the videos, though. ❤
I think there is one thing lacking in the foresty area, and that is trees on the main road, as for now you only have grass. Otherwise watching your work on this city gives me my shots of dopamine, really appreciate it, continue like this.
for the airport you should add the basketball arena. You should also try and divide it up such as there is a bit of industry near the train line. On the other side closer to the mall you should add some hotels and other airport themed buildings.
The harbor monorail hub is broken, had that in my city too. I needed to unlock the monorail from the asset and replace the station piece with one from the workshop
you should get the tree brush mod, it makes placing trees 100000x easier. and you can put multiple trees in one brush, and change the size and density.
In the harbor/airport area I would make it a mega industrial zone with a new source of power. Nuclear energy. It would look really cool and you would bennefit from the close industry to the import and export areas. As you continue down that stirp of land you should gradually go down into farms/ranches along side with small neighbor hoods in single family homes away from the city.

I think it's important to provide housing for people of all income levels. Sometimes an area needs to be less desirable to live in so it can be more affordable.
For the undeveloped space near the trains and airport, perfect place for the helicopter services and disaster releif resources. Its out of the way so no residential is disrupted and benefits the city
I think the open space by the airport could be good for either mass industrial, with the filter waste they pollute alot less and being close to both ship and air cargo it shouldnt effect traffic alot or have it be a sports park with the different arenas, baseball,soccer fields, ect since there's already alot of mass transit connections around there
I live in the Fraser Valley, and because the views are so good and there are so many mountains so space is limited, housing is very expensive. One of our neighbors is selling his house for $2.5 million Canadian dollars. It’s not even a giant house or anything.
Good idea for the space next to the airport would be to make a really big sport complex with hotels, parking, basket arena, hockey, golf practice, football (soccer) (altough you already have one just some practice fields) and tennis would be cool…
Can leave some of that area you asked about just open land, some of it could be warehouses/storage. Could work given the area is near the port/airport.
i think i would of added sky tours in that area since its so close to the airport it would make a good place for the walkable retaining wall an option could be to place the one without trees and use move it/network multitool mod to place a pathway on top so you can zone the area
I think, if you made the district containing the stadium, grandmall, etc. Into a leisure specialization so that the tourist that come to see the game have stuff to do before and after the game that would look cool as well as feel right. Also, the area by the airport and cargo hub should be the generic industry you took out and can bring the share prices back up a bit😅. Also in the future maybe across the river, you could make some hills and build a nature reserve/university complex that will give you a reason to expand out that way. youre mistaking the control of the game with the market forces in real life. the "poor section" of town is because thats what the market value of the area is. if you make it nice (ie gentrify) then the poor people get displaced by people willing to pay more to live there. effectively youre moving people lower on the socioeconomic ladder further out where they need to pay more for their transport costs, and more time commuting.
Great! Your infrastructure is a wonder! I'm asking myself everytime, how you can build so properly. On the free places, you could try to put in the transportation tower. It will fit in with the transport stuff and it gives the city a nice addition. 👌💪
so, zoning has always been a bit of a weird idea for me. because while most industrial stuff is a bit push away. where I live, most people could walk to most of what they need for the day. in about an hour. this just because without zoning everything gets mixed together and any needs a area has tend to be filled in.
When you were trying to figure out what to put in the small area that you first suggested the basketball arena into, I was thinking that a prison might have fit in there, depending on the area of effect any negative impacts have. Also, do you have any fire watch towers placed? They might help with preventing the fires.

can you make a few, more organic breakups of the city grid. it could look super good, examples are curved roads, triangles, grids in a different angle to the previous etc.

BUG: Be careful with the tree lined Quay's! The pathing tracker was bugged the last time I used them and my cities path limit's were used up quickly!
