      The Thai mentality is if they cannot sell, losing money so raise the price to cover the losses. They think there is always somebody to pay the higher price and cover losses

    Property market in Thailand is unregulated agents are often rouge and ready to shaft anyone and everyone, then there is the Thai idea of value, with very low property tax there is no pressure to move the property, as for value you can have a mansion next door but it wont necessarily improve the value of you're place, developers set the price of there builds, so the condo building here is 5m while next door is a 10 year old building you can get in to for half the money, its a weird system.

      If you want cheaper, don't build your own. Buy a bit older house that you can get at a bargain price. And it doesn't have to be an old house. All over Thailand there are almost new houses at discounted prices.

    I mentioned before about land fill costs. A Rai is 1,600 sq.m and usually about 1 metre deep but you need to put 0.5m on top of that as you lose Approx 20 cm to shrinkage and you want the land above the road height. I have filled 2 different Rai’s one took 500 x 5 cu.m trucks and the other 600 trucks. The cost per truck depends on how far they have to go for the land. 7 years ago I know it was 380 per truck near Surin ring road & 2 years ago it was 900 per truck near Udon Thani ring road. So going on 500 tricks between 500 & 1,000 per truck it would cost between 250,000 & 500,000 THB just to fill a Rai. Maybe you could find out the cost per 5 cu.m truck we’re you are in Buriram and share.

      @@PloyandJayinThailand Those small trucks are 5 cu.m. and you need 500 maybe 600 to fill what was a rice field Rai. So 350,000 to 420,000. Then it’s recommended to leave it at least 2 rainy seasons so it settles and packs down. If you got a drop to the neighbors land and build any type of wall other than a retaining wall the wall is going to lean over more and more every rainy seasons due to the hydronic pressure till it eventually collapse’s and there is no such thing as a cheap retaining wall. So better to get some cheap Ruzi or other grass seed (It’s about 300 THB for 5 Kg Lazada and comes from places in Isaan) and put it on the slopes so they keep their shape when the rain comes and put a fence on top the slope. Then if the neighbor fills his land to your slope you can move the fence to the property line.

    Three years my wife inquired about 1 rai over the phone. One million baht. We went together and the new price was 1.4 million 😂😂

    In 2 years the “value” of the land has increased by 25%. Buriram is growing fast and its benefits are continuously being promoted on UA-cam. 😁😁😁😁

    ive lived in Thailand for 31 years and have never bought land here in Thailand as a Falang I could never own the land any way,but I bough two houses in the Uk that I rent that pay all my bills living in Thailand and both together are now worth 30 million baht.

    Selling your land as a foreigner is a huge mistake to be talking about, this is your wifes land. It' illegal to own land as a foreigner but you can lease! To openly say that you own this land will bring attention from the Thai authorities and I can only say this due to the massive crackdowns on illegally aquired land by foreigners even with Thai wifes or using Thai nominees. You invest to lose, you will never own any property apart a condo here in Thailand. Massive volumes of illegally aquired land through Thai nominees or private businesses is being closed down especially here in Phuket. Be careful about what your talking about as you will attract a lot of attention.

      Thanks for your insight. You can also make a lifetime land usufruct, as I did. There are also many other legal set ups. Consult a lawyer before pull the trigger 👌and the video is all about buying a land as a foreigner…

    Very interesting information Jay. There are many good reasons to consider renting a house "long term" instead of buying land and building... 2.5 million baht to build new house verse 12000 baht/ month to rent. That's about 17 years of rent. And you could have the 2.5 mil invested which would probably extend the 17 years a lot longer! Plus,,, no maintenance issue, insurance, taxes etc to worry about....Just a thought!

      yep and the owner of your rental will never spend a bhat on it to maintain it as well...thats the Thai way, build it then it never gets a lick of paint again, good luck trying to get the toilet fixed or anything else they will say you use you fix it, the Thai way..

      @@alias_EP Then you move every few years... New house, new location (if you so desire) But even if you paid for the repairs yourself... Nothing is very expensive in Thailand! Personally, I can do home repairs myself!

      Understand. Should I make a video about this topic again? 😂There are always pros and cons to rent or build. And it doesn't matter if it’s in Thailand or in our home countries, although in Thailand you cannot own the land as a foreigner.

    Is land this cheap in Thailand?! 680,000 baht is like $28k AUD. People spend more than that every year on rent here in Australia!
