Enjoyed the video and wish you all the best. Another option is to do a combination of 2 of your options. You could buy the land in your wifes name as you have done, then do a 30 yr legal lease of the land from your wife to you with the price you paid for the land being rent paid in advance for 30yrs. With this lease being more than 5 or 7 yrs you can attend your local land office and place an enforstract on the Chanote in your name as the legal tenant of the land. Further to this if you build on the land you have legal ownership of the building via yellow book etc.
@@freddyjingjo In that case, why didn’t you create a trust in your daughter’s name, with you as the director of the trust, and the. place the land in the trust?
As a foreigner you can own a house, yellow book is NOT ownership it is adress where you reside, house ownersip is not issied by Landoffice or Amphur or Tetsabaan, it is another office that I forgot the name of.

Indeed. Many act as if attempting to own property in Thailand is a death sentence. Honestly, you stand to lose a lot more from divorce in California. 🤣
Good for you Freddy for buying and good for you for making a video, there will always be the critics who say don't do it. I have a usufruct agreement on both of our properties and enjoy life in Isaan. I admire thailand for protecting their country, Australia, Canada etc should have done the same a long time ago
Hi Freddy! Thanks for your overview of the how to buy land in Thailand issue. I live in Chiang Mai and married my Thai wife 2014. I bought land on the name of my wife in the village where she was living with her mother. My lawyer recommend me to sign an Usus Fructus - contract which would give me the right to live in my house till I die. Even if my wife wanted to sell the house, I have to live in it or rent it for my own benefit. After 9 years my wife declared that she will leave me. By the law the Thai wife gets 50% of the selling prize. If I want to stay in my house then I have to give her 50% of the value of the house which I don't have. Besides that the house would still be on her name, which is a strange situation, when you once designed and build a house for the common purposes. So I have to sell my house and decide whether I buy a condo, rent a house or go back to Europe. But for same cases it may be interesting to know about this Usus-Fructus-contract: Use of the fruits, which we know as well in Europe.
Hi Rainer, thank you for sharing your story and sorry to hear about your situation. Sounds like the usufruct was a good choice. In my case the land is a gift to my daughter. No plans to build there, we live 10 hours away in Pattaya. Nowadays vacant/unused land is being taxed at a premium in Thailand so we’ve asked the family to figure out something in terms of using the land to avoid the extra tax. Am posting a follow up to this video soon. Thanks again 🙏
@@freddyjingjo Unused plots in Pattaya usually have some kind of small farm, like 10-12 papaya trees. Previously, the plots simply stood empty, but in 3-4 years, small gardens, or farms, were planted on almost all of them. I think they do it just to avoid taxes.
Fructus is the best way as far as I know .. for me 🤔 it’s not a crazy amount of money and its a gift to my daughter. Ppl will always hate but its a gift i don’t need or want oversight over a gift 👀
Sorry, am confused. Did you end up with a usufruct agreement? I have one but tessabaan would not allow me to own the house regardless whether others have done or not!
@anthony7091 Usufruct is a good option if you as the foreigner plans to live on the property. This land is in my wifes name and will be transferred to our daughter when she becomes an adult (its a gift).
Wow, I am a Thai person and always like to buy land and I was thinking your decision is awesome to buy for future of your family and the price absolutely will increase in double within 5-10 years as the land located on the village and close to 2 sides of concrete road especially one side is main road. 😃
Your choice was very good and it is ultimately to your precious little princess and a flat/square lands are more expensive than others in any part of the world. Lovely video. Thanks.
Just looking that the land you are showing has . 1. Blacktop hard top road access. 2 Poled power access. I hope you may also have water ? A well if needed is not that expensive! Walls establish land markers! Check that they are in the place as per the land office drawings! Thai's do tend to build walls over the demarked lines. Wall could end up being on the neighbors land! Good luck! * I think my kids had to be 18 to get ownership of the house ? I will check that out!
Yes, if you buy land in Thailand, don't buy anything less than a Nor Sor Saam deed. Make sure you can get electricity and water, some local planning or council rules may prevent you from obtaining those necessities.
you will see a blue pipe sticking up where his wife is walking near the road, that town water supply...and furthermore land is mark out with sunken boundry pegs, little concrete cones the size of a paper cup, buried a metre under the ground..found mine....there is no real way to own land, gotta be in the wifes name, and many women use this to get a new house, and then ditch the guy...only spend what you are willing to walk away from
Nice video. Well done also, congratulations on marriage and having a beautiful baby. Yes to being very informative. Always nice to see someone getting on with their life and enjoying themselves in the process. Good luck with the future and hope you all enjoy happiness and prosperity. 👍❤️😇
Wow. My lot here is double the average size, but my house is on 2 acres. I'm not sure what I would even build on 0.35 acres. Is that the average lot size in Thailand?
You should see the ridiculousness happening here in Meridian, ID. Fam sells their generational farmland. Real estate developer comes and squeezes 40-50 townhomes into it. For $400k you then get a lovely patch of land around your home just enough for the "backyard" grill, patch of grass in the front, and your trash cans on the side. No thanks. My wife and I are going to love all that Issan land and views surrounding our home once we retire.
To midigate risk with company ownership.... Start a (holding) company, buys land with a morgage stamped in the charnot where you privately is the lender. Start a second company (diffent directors) that leases the land from the first company and pays some rent yearly. You might want to do stuff while living in Thailand.... the second company can be set up to operate/run any type of business. And if you wish to buy some other property or "flipp" you already have your "holding" company for that.
Brilliant block of land and consideration for your daughters future… A corner block on the highway opens up a multitude of business opportunities from beverage stop to hamburger barn…trust me, I’m Greek Australian and I know. I’m looking at retiring in Isaan and renting my home in Australia in order to live like a king 👑 in my twilight years 😊😊
Hey guys very interesting video, watched it to the end, yes here in the Philippines the same rules basically apply so option two is the best as it's a commitment for your new family after all🤗😀♥️♥️
A few misinformed people say the price you paid was high. I beg to differ because a block that size would cost one million in the back streets. But as your block of land has prime position on a main highway and you could open a shop or store the price goes up. Just my unqualified opinion.( Position, Position )
Cheers 🙏 It’s hard to critic or guesstimate how much a piece of land is worth from a video or even from real estate website without actually being on the ground 👍
Position in terms of location, position in terms of time. You might decide to enter the market during a high or low period. During and right after Covid was great as many had failing businesses and were selling left and right. Also, depends on individual circumstances, as you might come across a fam who's just undergone a death, divorce, or must handle some debt, and is eager to sell. In all cases, have an agent approach the selling party to represent you, who at all times MUSTN'T MENTION that a foreigner is involved, otherwise the price goes up about 3x.
Nice work mate. My mrs and I bought a 800sqm block in home town in 2018. It’s in her name. We’re both living in Australia. One day will build retirement home and do 6 months there/6 here. Basic principles when buying land, due diligence make sure no finance owing, Chanote at land office is witnessed, a clear sales contract written up from buyers solicitor for seller. In process now looking at 2 properties next to ours and acquiring them. Unfortunately have the negative comment people don’t have a clue.. except google.
Thank you for discussing this important topic. If it were me, I might have had my Thai attorney create a trust to benefit my daughter, which I would control until my daughter turns 18. The trust would hold title to the land. I would also execute a loan agreement with the trust, and lend the trust the money to buy the land. You can always forgive the loan and interest or any portion thereof. I would execute a 30 year lease of the land with the trust. Finally, I would obtain a usufruct for the house. Most kids aren’t mature enough to handle money at 18 anyway.
You seem a nice , honest person. But you will always be a farang , good luck in the future. As they say , you can spend your money any way you want , but can only spend it once.
Mate wish you all the best with the land. There's one other way to tie up the land with a 30 year lease. It's called a Usufruct which is when at the time of setting up the 30 year lease the Usufruct and 30 year lease is noted on the back of the official land paper at the local land office. This then means that that piece of land cannot be borrowed against ( something that Thais do a lot and quite often loose to the local loan sharks ) or sold for the duration. You didn't buy land in Thailand you paid for it mate.
Thanks mate, I did my research and discovered about Usufructs after the fact.. sounds interesting but you are right.. at the end of the day we don’t buy we just pay :)
Anyway it doesn’t matter as he clearly says he bought for his daughter and has no intentions of living there! If l could turn back, l would do the same. Land on a main road here in Thailand attracts a premium price.
Thanks for sharing this story of selfish-less, love and giving! Everyone has its own reasons to back up their actions. Money may not be an issue…as long as the land glow on the buyer!
Sorry just a question. When you said the leasehold option, if the Thai owner of the land passes away…. You didn’t mean that the relatives can take the land back within the 30 year agreed lease ? Do you mean at the end of the lease ? Surely if you’re 10 years in and your landowner dies they can’t just break contract once they have inherited it. I get they can stop agree to not renew it after 30 but can you just clarify this
The contract is a contract, but yes once the lease is over they as owners can take back the land. These things are all theory based because 30 years is a long time.. not sure how many cases (good or bad) are documented :)
I worked out a better way to own land as a farang.my wife's sister found 4 Rai, with full Chinote, just before the Ko Lanta ferry for 2m., I made a legal loan to her for half the land(1m.), I then made a legal lease agreement for 25years, that way I get the land and retain control of the 1m., if she tries to sell the land I can recall the loan and get my money back. We have built an Ayutthaya wooden house on the land and I have got the Tabien Baan(yellow book) in my name.
I'm a lady married to a Thai guy but I'm the one with the money. I was a bit disappointed when I saw all the draw backs, especially because his kids and ex-wife are super greedy and happy to take what they can for nothing. So, your way of doing it works for me. I'm going to ask the lawyer to do it this way.
The price is surprising to me for it being so rural. I paid about the same for my slightly smaller piece of land in rural Japan where the cost of living is much higher. It's at the edge of a city of 500,000 but countryside. We can buy huge plots of land (4 rai or more) in the real countryside but along roads for about 1/4 the price but in Japan convenience is the cost. Since you aren't planning to build the land will definitely increase in value at its location.
I live in Nong Bua Lamphu also in a village called Hin Lap Nong Sawan. I think the village you are referring to is called Ban Phan Don the road 228 a very busy road heads towards Si Bun Rueang from Nong Bua Lamphu. I'm of the age were I like peace and quiet so have retired here now 6 years, away from tourist destinations. Liked your blog.
It’s on the higher end definitely.. we cover more affordable alternatives in the video and then ultimately the reasons why we decided on what we got. Thanks for watching 🙏
That was interesting about buying a land in Thailand, but my situation is definitely different I myself was born in Thailand and only being a Thai citizen for 20 years then became the US citizen for more than 50 years actually I was born in Bangkok both of my parents are dead and left us some land for all of us myself and my siblings, I myself Almost 75 years old would love to retire and die where I was born. I enjoyed your story about buying a land in Thailand absolutely very interesting to learn all about a foreigns cannot buy a land in Thailand.
That's a very good price for 1 Rai of land. I bought 0.5Rai for Thb2.5mil at Mueang Lamphun, 30km south of Chiangmai, which i think it's already at the higher end of normal price... But, still have to buy it as good piece of land with reasonable price it's hard to find now... regretted that I didn't make up my mind 8 years ago... And, I love the way you manage your new land, leveling it to par with the main road. Many lands there are always lower than the main road, this is what I dislike the most...
12:30 Surrounding my wife's village there are at least 3 once beautiful 2 story palaces on big plots of land, now crumbling. Word around the village is the same old story. Foreigner fell head over heels, went all in. Lady decided the grass was greener. Poor bloke comes home to divorce papers and perhaps another guy. One of the foreigners smashed the place up on his way out. Unfortunately, the ladies were a bit short sighted as without the bloke's income from his job or pension, the lady, her fam, and the Thai BF won't be able to keep up the property. In addition, Issan land out in the sticks has little resale value, especially with a big house requiring renovation and upkeep. Thus, the testaments to heartbreak and broken dreams continue to sit for years and years.
I can fully understand buying near family especially with a young daughter. Same situation as us with a 4 year old we have 4 rai and built a nice modern house on it for well under 2m baht total. A bit amazed at you paying 2m for land alone but hard to judge location etc from a UA-cam video.
@14:30 If you have a lease, aren't you safe for at least the term of the lease (30 years in this case)? Even if the original owner dies and the new owner doesn't want you on their property, there is nothing they can do about it because you have a lease. Are you saying the new owner can cancel the lease?
Thanks for sharing the important information. All these options are really risky if you have only limited money. If you are screwed then game over. Is there any way to come to Thailand and get the citizenship through the neutralisation process? I mean no marriage, no work visa. Maybe come as a tourist then extend the visa for 5 years. Then apply for the citizenship? Can you please advise on that? We are currently on turkey but willing to move.
You bought this land at the suburb areas. A land at the village will be much cheaper if one intended to buy. I bought a piece, an area of a tennis court in Laem Thong, Nakhon Phanom for my god son whom I help to care for him since he was born. I also sponsor in his university education in BK now & he will be graduating at the end of this year, 2022. I knew his dad 30yrs ago when he was working as a construction worker in Singapore. p.s. Best wishes to you & your family. You have a beautiful daughter. 👧
Apparently it used to belong to the local school, now its administered by local government/council etc. usually during local elections for ppl to cast votes.
Awesome congratulations for your daughter becoming a landowner I don't know if I'm going to marry when I come to Thailand so I have to consider all my options Land least might not be too bad for 30 years
Hi good vid, you make here a good vid because your sound is very clear, its a interesting thing y speak about, you speak in a good speed where everybody can here what y say. Maybe you can make a vid about how to find good people too build a house, is it better to find people from western world to build a house, i not know but i think you know some people in Thailand and maybe therefore you can make such a vid If not its ok, your vid will still be good. Stay safe Rak Thais RAk Thailand samer
In Malaysia..a Foreigner can own land in his/her name depending on the title. Anybody can own a CL title land (Country Lease) but not an NT (Native Title). However CL lands are way more expensive than NT lands. Mainly bcos banks prefer to finance CL lands with higher margin. The reason is, incase of foreclosure, there's more market for CL.
Good one mate, many congrats. Question: can you possibly put a business on it (such as a restaurant) to go with the potential future house; if you may choose to build one? cheers and best wishes
All three of your options hold no ground for you as a foreigner in any way or other in Thailand. It does not matter if you are the majority shareholder or not, which in your case it is not. The only time you own something in Thailand is when your money stays in your offshore banking account. You as a foreigner have zero rights. It does not matter if you have the best lawyer in the land. Renting on a signed agreement and a six-month up payment system is your best bet. No other deal will get you more satisfaction and better results than that. Have a good relationship with your land owner and you are in pound seats. All changes/improvements whatsoever you want to do, consult them and if permission is granted put it on paper and signed at a Police Station. Each person has a copy and everybody is happy. There might be a fee involved but much less than what you stand to lose in total.
Question? In order to fully cover yourself, could you not set up a company with 49% ownership of the company with your wife having 50% whilst maintaining voting control but then lease the land from the company on a 30 year renewable lease in your name. If I'm not mistaken that would mean the company can show a yearly profit in order to keep the powers that be happy but at the same time it would ensure if things go pear shaped with the wife that you are not the one forced to leave. Clearly you would then both make a will leaving your shares in the company to your daughter thus also ensuring that she received part ownership if one of you dies and maintaining the balance of Thai ownership in the company if your wife died before you. However most importantly given it's your money you always retain the right to live there should things go wrong but if she desired to get out of the arrangement completely she could theoretically sell her 50% based on the income the lease generates. In essence you could set your overall risk based on the value of the cost of the lease?? This model to me seems to create a relatively risk free but fair solution to the madness that Thai people are the only ones that can formally own property directly. A model of this nature unless I'm mistaken protects everyone.
Just finally to qualify things regarding the company side of stuff. So long as the accountants are making a few quid and the government is making a few quid in tax on the lease profit i can't see it would ever be closed down.
Sounds like a good structure, will consider it in future if we decide to acquire something else. For now its pretty straight forward, plain land and gift to daughter 🙏
was hoping for info about houses that sit on land, can aussie build house and own the building, on leased land, then sell the house and profit after lease finish?
Anything you build on the land is yours. It’s possible to resell the house to someone else along with the lease (the land owner would have to be in agreement).
some misconceptions here. None of the 3 options allow a foreigner to own land. Also the 30 plus 30 year lease is a not legal. The max lease period is 30 years.
@@freddyjingjo Depends if you understand the risks of using noninees, lawyers or thais to hold your minority interest in property. Even if you rent you'll probably come out ahead in the long run unless you're paying all cash as the cost of interest is higher than the rent and the price usually won't go up.
Good video, thanks. Just wondering if there would be a price difference between freehold and the 30 year leasehold? Also how about the second 30 years, how would that be priced? Could you use your 1.8m piece of land as an example? Many thanks
Thanks for watching 🙏 The main reason why a foreigner would choose a 30 year lease over buying in the name of a thai person is that its the closest a foreigner can come to actually owning or having exclusive possession over the property for agreed period of 30 years. Im not sure there is a set way of calculating the lease cost. Ive heard of people paying the whole 30 year lease upfront (usually the value of the property, and slightly discounted?), I would imagine most agreements involve paying month to month over 30 years. Its really up to what the lessee and lessor agree upon. With the 2nd 30 year lease, Real estate agents will tell you that the renewal clause in the contract ensures a smooth transition to a 2nd 30 year lease .. but at the end of the day the owner has to come with you to the land office to register the new 30 year lease. There is nothing in the contract that can force them to renew if they change their mind or choose not to (This is Thailand).
Very helpful ,maybe I’m a control freak but none of these options are attractive to me but good on the Thai Government for looking after its own people am currently in Chum Phuang with my Thai girlfriend 4.5 hours Northeast of Bangkok

You made a great choice, the land price is very reasonable, you have conveniences of the major roads. Beautiful and wise decision. 👍
Cheers 🙏
Wow, I am a Thai person and always like to buy land and I was thinking your decision is awesome to buy for future of your family and the price absolutely will increase in double within 5-10 years as the land located on the village and close to 2 sides of concrete road especially one side is main road. 😃
🙏
very informative VLOG - THANK YOU FOR YOUR TIME AND EFFORTS
🙏
wonderful straight forward video sharing good info for expats. best wishes for you and your Thai family.

Your choice was very good and it is ultimately to your precious little princess and a flat/square lands are more expensive than others in any part of the world. Lovely video. Thanks.
Thank you 🙏
Thanks for the good video and advice, enjoyed watching, happy days there✌️
🙏
Just looking that the land you are showing has . 1. Blacktop hard top road access. 2 Poled power access. I hope you may also have water ? A well if needed is not that expensive! Walls establish land markers! Check that they are in the place as per the land office drawings! Thai's do tend to build walls over the demarked lines. Wall could end up being on the neighbors land! Good luck! * I think my kids had to be 18 to get ownership of the house ? I will check that out!
Good advice, cheers 🙏
Yes, if you buy land in Thailand, don't buy anything less than a Nor Sor Saam deed. Make sure you can get electricity and water, some local planning or council rules may prevent you from obtaining those necessities.
@@hanscarlsson7276 good advice 🙏
you will see a blue pipe sticking up where his wife is walking near the road, that town water supply...and furthermore land is mark out with sunken boundry pegs, little concrete cones the size of a paper cup, buried a metre under the ground..found mine....there is no real way to own land, gotta be in the wifes name, and many women use this to get a new house, and then ditch the guy...only spend what you are willing to walk away from

Great video mate, appreciated.
🙏
Wow. My lot here is double the average size, but my house is on 2 acres. I'm not sure what I would even build on 0.35 acres. Is that the average lot size in Thailand?
Land here is measure in Rai (40m x 40m) so yes very common
@@freddyjingjo ty for the info. I like how it's right on a highway. Would be a great business location.
Good advice 👍
Brilliant block of land and consideration for your daughters future…
A corner block on the highway opens up a multitude of business opportunities from beverage stop to hamburger barn…trust me, I’m Greek Australian and I know. I’m looking at retiring in Isaan and renting my home in Australia in order to live like a king 👑 in my twilight years 😊😊
Thanks mate 🙏 and wish you well

pretty well much said, take the 3 precautions mentioned, its enough to make one think investing
Thank you for watching 🙏
🙏
Great info and good luck 👍

Good on you, mate! 👍
Thank you for watching 🙏
Thank you for discussing this important topic.
If it were me, I might have had my Thai attorney create a trust to benefit my daughter, which I would control until my daughter turns 18.
The trust would hold title to the land.
I would also execute a loan agreement with the trust, and lend the trust the money to buy the land. You can always forgive the loan and interest or any portion thereof.
I would execute a 30 year lease of the land with the trust.
Finally, I would obtain a usufruct for the house.
Most kids aren’t mature enough to handle money at 18 anyway.
Nice one 👍 lawyer is the best place to start !
🙏
This is solid advice.
Good for you mate, you've done right to give your cute beautiful daughter a legacy near her Thai relatives.
Thank you 🙏
Thanks so much for all your informations.

You seem a nice , honest person. But you will always be a farang , good luck in the future. As they say , you can spend your money any way you want , but can only spend it once.
Wise words and very true 🙏
Usufruct is for life if not operating a business on the land.
Anyway it doesn’t matter as he clearly says he bought for his daughter and has no intentions of living there!
If l could turn back, l would do the same. Land on a main road here in Thailand attracts a premium price.
@@anthony7091 thank you for watching 🙏

Thanks for sharing this story of selfish-less, love and giving! Everyone has its own reasons to back up their actions. Money may not be an issue…as long as the land glow on the buyer!

Thanks freddy gave me some insight thanks jamie

Like the back part of the land. Would use that as the entrance. Plant stuff as a sound buffer on main road side.
Good advice 🙏
Perfect video. Very informative.
Thank you 🙏
Great video. Cool village, I'm sure Van Damma would love to kickbox train there :) Congratulations on being a property owner.

Nice mate, wish you good luck. For me land is for daughter, store of value for her.. 🙏
Or you could forget land and just buy a thailand stock etf and hope for the best!
How did you go a year later?
Good decision...best wishes to Ana
Thank you 🙏
The price is surprising to me for it being so rural.
Thank you for your comment, yah I paid for the land.. my work is done here 🙏
Awwwe for your daughter, absolutely reasonable decision.

1.8 million thb for one rai looks like a very expensive price . What do you think ?
It’s on the higher end definitely.. we cover more affordable alternatives in the video and then ultimately the reasons why we decided on what we got. Thanks for watching 🙏
That was interesting about buying a land in Thailand, but my situation is definitely different I myself was born in Thailand and only being a Thai citizen for 20 years then became the US citizen for more than 50 years actually I was born in Bangkok both of my parents are dead and left us some land for all of us myself and my siblings, I myself
Almost 75 years old would love to retire and die where I was born.
I enjoyed your story about buying a land in Thailand absolutely very interesting to learn all about a foreigns cannot buy a land in Thailand.
If you are born here, all you need is the cash, flash 😮
Great information. Thanks.
Thanks mate 🙏

Thank you for your comment, many will read and learn. Much appreciated 🙏
I can fully understand buying near family especially with a young daughter. Same situation as us with a 4 year old we have 4 rai and built a nice modern house on it for well under 2m baht total. A bit amazed at you paying 2m for land alone but hard to judge location etc from a UA-cam video.
Yeah I hear you there mate 🙏 it was kinda pricey but now it’s hers forever, what’s done is done ✔️
In Thailand, can you have a lease agreement for the house on her land? Here in the Philippines we cannot.
The lease would be for the land. The foreigner can own the house, not the land.
@@gumacanian4211 not sure you would call it an investment :) but you have the lease and can stay there until it expires.

@14:30 If you have a lease, aren't you safe for at least the term of the lease (30 years in this case)? Even if the original owner dies and the new owner doesn't want you on their property, there is nothing they can do about it because you have a lease. Are you saying the new owner can cancel the lease?
Correct, you are safe for the original term of the lease. Where it gets precarious is when renewing or extending on a new lease

You bought this land at the suburb areas. A land at the village will be much cheaper if one intended to buy.

Hey man. I am also living in Nong Bua Lam Phu...What part are you in?
We dont live there, we are in Pattaya at the moment. The land is on the main Hwy to bangkok, opposite “phandon village” where the family lives
Good one mate, many congrats. Question: can you possibly put a business on it (such as a restaurant) to go with the potential future house; if you may choose to build one? cheers and best wishes
There are a few businesses on that main road (general stores, food stops, gas stations), shouldn’t be a problem if that’s what one wanted to do..
That’s good advice 🙏
Do you have a lender that will finance Americans purchasing Condos in Thailand? Thank you
That’s a long conversation, consult an expert that can give you up to date information
Good land smart buy. Busy main road, that land will only increase in value.

🙏
Renters win in the end? Depends on your goals
@@freddyjingjo
Depends if you understand the risks of using noninees, lawyers or thais to hold your minority interest in property. Even if you rent you'll probably come out ahead in the long run unless you're paying all cash as the cost of interest is higher than the rent and the price usually won't go up.
Great video

Yes they can 1 rai now
🙏
