Michael, I've been binge watching your videos since last week and I've learned so much already. Your videos have re-inspired me to get back out there and start talking to sellers once again. I've always known God brought me into this world of real estate for a bigger purpose that even I don't quiet understand just yet but I know I'm meant to help these homeowners in a bigger way. It's more than just with their home. I'm an extremely empathetic person. I've cried for sellers at their kitchen table hearing their stories. I can feel their pain. I'm excited to see other investors with such a groundedness in their faith. Thank you for all that you do and share!
i love how soft you are with your approach. its so welcoming and inviting. You literally were selling her the entire phone call. By the time it came to set appt she already knew you were the right option.. Good shit bro. I would love to work on softening my approach a bit.
Giving her a lot of encouragement and benefits working with you makes the decision making a lot easier. 👏Always fun watching this kind of cold calling content, very helpful and a lot of learnings can be taken. Congratulations again Michael. 🥳
I absolutely love how persistent you guys are with actually going out of your way to help this homeowner by doing all you can to get in contact with them
Your phone skills are very assuring for the client. You seem to answer the questions that he has not even thought about. How are you buying the property? Is it hard money, private, or yours. Looking forward to learn from you more and more. Foreclosures always scared me, but I do enjoy helping people in tough situations. Thanks.
How did you stop on short notice with Mr. Cooper? They wouldn’t let me help stop a foreclosure on one occasion I was trying to help someone because it was too close to the sale time. They rejected it.
I feel like the driving perhaps distracted you a bit. It's easier to actively listen when not actively driving. E.g. she asked what your commission/percentage is and you didnt provide that info Great job nonetheless!!
Great call, Michael. These calls help us viewers get a better understanding of a typical call. In this video I learned about the purchase agreement and sending it to the title company. This is something I need to understand so when I talk to someone in foreclosure, I will now know what to say in this scenario. Thanks again.

Hi Mike, is there a video that explains the options you present to the seller when speaking?
how did you find sellers father info? Very informative.
Why given her 90 days to get out??? You still need to fix it and list it or rent it etc… provide us an update.. how was the appointment? Please!!
Because it is still her house rushing her out will turn the client off most times. He gave her three options 30, 60, and 90 days.
@@tonytucker8651 I get that, but what if after closing she really needs to stay for 90 days 🥲
We have done hundreds of these. Generally 45-60 days is enough time for us to help a family find alternate housing.
So much great information and lessons in this call! Sad I didn’t find you sooner but very blessed that I did! 🌺
How many times have you had to evict sellers who you let stay?

What app or software do you use for your phone if she didnt have your phone number off caller ID?
You a bad ass
