Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I'm not sure about Mississippi and Missouri, but many of the properties in Louisiana will be land only because when property owners or their heirs didn't pay taxes, local governments would have torn down the home if it was uncared for. This is commonly referred to as Theft By Adjudication. Not to say that there aren't homes that are available, but you will be bidding against those in the real estate market. About the crime rate in Louisiana. It's not as bad as Georgia.

The minimum bid is the back taxes. You owe no back taxes after you purchase the home. Just your taxes going forward. In the cases of most of these homes that's less than a couple hundred dollars a year.

I Heard When a person stops paying taxes and loose their home, and A person Like you or me want to buy it for cheap, And the previous owner let's say owed 50,000 dollars in taxes, and we buy the house we are interested in, that we the buyer must pay that 50,000 dollars in taxes the previous owner did not pay. Lots of skepticism here. This is real. I have bought several homes for $7.5K, $8K, $20K, etc. I bought my first home (foreclosure) for $55K and the appraiser that appraised my property several years later said I probably should have only paid about $35K. I was overpaying. Most properties week foreclosures, bank-ownes, HUD, one kinda hybrid tax sale. I only chose properties that only needed cosmetic work - paint, carpets, maybe an updated roof, etc. Not much structural work. Some areas were actually pretty okay. Not high end, obviously, but safe and decent enough that if I had to live there, I would. The tax properties that have not been redeemed by owners are free and clear of additional liens. I would be sure to get title insurance that protects the buyer, not just the bank/lender. This makes sure there are no additional liens that can come against the property and the title is clear. I love HUD and bank-ownes because the lender tends to do some upkeep to prevent damage. And you do get to see the properties in these cases. Keep an open mind and pray (if you do that) for guidance.
Indeed, land is where it will is. Raw land is even better, if you know or have an idea what to do with it, I know I said that on one of your other videos, but I really believe in the land vrs the home.
So 1st step...bid. Is the deposit refundable? Make a deposit etc. Watch out for Tax liens, tenants,restoration costs? Anything else....and also if the Deposit is for background work and they tell you a list of things about the property..im assuming that would make it trustworthy and concerns taken care of,correct? Also I think you need to hire a contractor or something to evaluate all of the issues with the house and tell you whether or not there's a possibility of the foundation being damaged which will get extremely expensive to repair. You may as well renovate mobile homes because at least you can know that you'll be getting more back than what you put into it.

You have to consider everything that goes with this like she said. Most of these homes need a lot of work and will be costly. You may also have to get the previous owners out. You will have to take them to court if they don’t willingly leave. You may also be bidding against the bank or the computer. I won and flipped 5 properties off of auctions. Rewarding but hard work.

Also I think you need to hire a contractor or something to evaluate all of the issues with the house and tell you whether or not there's a possibility of the foundation being damaged which will get extremely expensive to repair. You may as well renovate mobile homes because at least you can know that you'll be getting more back than what you put into it.

That is correct. Liens have redemption periods but much cheaper than deeds in the long run.

There arent that many joba in america because its a develiped country if you build the complexes near the schools america wouldnt have to import gas as much as before. Other jobs like plumbers work near their homes only a few may live a bit far. But those jobs have a higher salary.

🥰You're the best....you even gave the negative with this process. It can definitely, be a mess when someone is in the home already, especially if they are the current home owner doesn't want to leave or becomes mad. Auctions or good but can be a mess at the same time.

You have to consider everything that goes with this like she said. Most of these homes need a lot of work and will be costly. You may also have to get the previous owners out. You will have to take them to court if they don’t willingly leave. You may also be bidding against the bank or the computer. I won and flipped 5 properties off of auctions. Rewarding but hard work.
So what if there are tax liens on said property(s)?
Did you see the house in person after you bought it but before you flipped it ?
