I teach tiny house design at a small college in the northeast. I'll use this video to the students to inspire them. Not everyone wants to live in a mini house like this but for the short term after graduation, while they figure out their future, this is a great choice. We'll be building a 8 x12 prototype this fall to demonstrate how easily and inexpensively this can be done. Thanks for the great ideas and best to both of you. You're off to a great start!
And, being a mobile structure after college the house can be moved to the first job out of college location, therefore saving even more $$$ those first years. Such an affordable start instead of being in housing and school debt for years like most of us found ourselves.

I lived with my ex-husband in a 27 foot travel trailer for four years while we were building a home on our property. It was a fabulous experience living tiny. Now 30 years later I would like to go back to living much smaller and more minimalist. best of luck to you both!

Honestly this is the first "Tiny Home" video/channel I've seen where everything looks very realistic, obtainable and not people who obviously have plenty of money and resources to buy whatever they want, but just doing what's cool and trendy and having homes that almost don't clasify as Tiny Homes and are extremely lavish.

Especially the bathroom. I was thinking about putting in a porthole type window so I can enjoy the view of my woods as I shower.
I think it would be better to not put a down payment on a house, and just buy a piece of property then build a home. To invest in a house it would be better to have all of the money in savings before buying a house, or to do what I previously said. There is more flexibility with building homes than buying homes, so he could match his budget better while building a home. Builders can calculate the cost as they build, and match their budget while building and this is something I noticed some people do, but not, for home buyers, and there is a difference! There are other options, for getting a home that he could eventually afford instead of investing in something that he cannot, and he does not not have to build anything. I have been looking into this myself. I found some homes that interest me, but I think it needs maintenance, and it does not have a ridiculous price tag attached to it.
