why are these agents complaining over 10k in marketing the house while there commission is 900k+, where's the hard work than. Oh yeah, they had the owner of the house pitch to the agents instead. Way to show hard work H &H. It's not that hard to throw a party and call all your industry friends and competition to throw a party. They should buy the "closers" book and learn something about closing. I loved the that pitch GC gave to the agents, very nice. But my favorite line was how he closed the show by saying, "don't drink my coffee, coffee's for closers".

Should have listed for $12 MM, created an auction effect with marketing, buzz, and agents, delayed offers for 7 - 14 days, and you would have ended up closer to $18 MM. Better to price low than price high. Branden did a good job. Not sure I would characterize you as a "difficult seller". In the old west, there were three things you absolutely, positively never messed with: their family, their money, or their home. The joy of real estate is that we get to "mess with" all three at the same time with every client. Good show. Did it end up selling for 13 Million? If so that old sang the first buyer is the best buyer. I find it to be the way when I sell my properties or cars. First buyer is always the most motivated that's why they are the first. They want it the most and if that is all they are willing to pay then generally you don't get a better offer you end up getting less. Moral of this rant is if the first offer is close just take it and move on.

The supposed buyer who made the 14 million dollar offer could have structured his offer differently. He made an offer in a "round" number. The "increment" of the first offer could have been 14.25M. I think one thing that would make a massive difference for people would be to do "infield" type videos where your in action selling with a "hidden" or nondescript camera that capture all the action on the court. There is a company called RSD that videos there instructors picking up girls live in the field and I envisage you doing the same with sales. Capture yourself in action and create a montage video - you will captivate people.

Michael J. Maher your strategy only works in seller market. If you listed 12mm in a buyer market no one would ever pay 18mm

The property sold for $17M... under contract for 2 months and 2 weeks... property taxes for 2012 was $92,696 or $104,034.
