I am currently building a 320 sq Mt house in Nairobi metropolitan. BOW was 17m. The way things are going, it will end up being higher. Building in Nairobi is expensive for real. The 20 mil for that house is impressive though I can see places where cost cutting was done like the absence of any shower glass, absence of vanity units, the strange mix in steel casement doors and windows and what looks to be aluminum sliding doors etc. But still, it's a very well done house.
Definitely not like for like comparison. For starters, land in Nairobi is much more expensive which feeds to final cost of houses on sale. In addition, cost of materials etc is not standard across the country.

This house would be like 400 million in karen or runda, aki Nairobi houses are really overpriced asf. Anyway this is a very contemporary modern house i have ever seen in Kisumu, congrats.
Location, location, location! You’re always paying for the location. Can’t compare Runda and Kisumu. More amenities, more jobs, more monied people who need a roof over their heads. This house on Ngege beach would be worth much less if it was in Marsabit. Would be worth much more in Mombasa overlooking the Indian Ocean.

Hi Edna. The house is big and beautiful but I would not put it in the market for Airbnb just to make 200 dollars. They will trust it and steal everything from it. You have some unappreciative people who will only come to destroy. I have a house in kisumu, not this big, but the last thing I'd do is to put it out there for some little change just to have it trushed, no way. But I wish the owner good luck.
