    half way thro this vid and its looking very good your ahead of the game. whats the best platform to speak privatly? im asking because im looking to move into property game myself most likely in the next few months and im a qualified plumber for 18 odd years and there could be scope there to work together. Im from east london not far from were your from

    Should have used metal profiles for suspended ceiling, not sure If I seen anybody doing that in timber, timber is very sensitive to moisture and temperature changes, plasterboard will crack

    Are you insulating the external walls? Im guessing yes from the stud work?

      Good spot! Yes, all external walls will be insulated which will help with improving the EPC rating of the property. Hoping to cover this in the next video.

      @@KelvinSillah cool , heres some cool tips of what to add in the video
      -Heat loss before and after
      -u values
      - why you went with a certain insulation over another
      the thickness you chose vs building regulations part l
      -Changes to U-values and epc over you remodel
      - and an idea of payback period and also show tenants comfort as importance
      Really boring points but I am sure you will find a way to make it fun and exciting . Can add a selling point to your portfolio on energy effieciency , hence costing less in the long run . especially for all inclusive lets .

      best get some asylum seekers in as the government will pay to make property good once they leave..may be a good option to consider as we cannot all have high flying young executives as tenants so will end up with some bad ones who will pay rent for a few months and stop paying....that can destroy cashflow

      As we will be creating a high end property we will be aiming to house working professionals. I'll be advertising the property 1 month before completion to ensure we have the most amount of time to get the best tenants.

    you doing this all on borrowed money and exactly when do you start making money? Cash flow can kill any business

      I start making money once the property has been refinanced and my customers have moved into the property and start paying rent. I've borrowed funds from the banks and private investors to benefit from monthly cashflow for many years to come.

      @@KelvinSillah will the refinancing pay off the investors.... so your cash flow is actually borrowed money which is fine but it will truly be yours once you have got the bank off your back. Do not fear the tax man will be knocking next.

      Truth be told if you want to build a large portfolio but obviously be in debt this is the route to do it, but once you have 2/3 paid off in cash the cash flow itself will get you another property within a couple years. The slow and safe strategy. He obviously likes risk.
