More than half the subdivision is off the power grid, Alternative Energy such as solar & wind electric power, propane, and Generators are commonly used, especially the higher up you go. We live on a volcanic island mostly made up of Volcanic rock. A 1991 US Geological survey (USGS.gov) produced a map that rates the likelihood of where the lava may flow next. It is rated from 1 to 9, one being the most likely. Our last lava flow was in 1907. Most of Ocean View is located in the zone 2 with a small portion at the top in zone 1. This limits you as to who will give out loans & Fire Insurance. Ocean View is a very diverse area with everything from tents, shacks & trailers to upscale homes & farms. The Values can vary significantly from block to block or lot to lot. Ocean view is one of the few communities left where there is room to grow. We have very nice weather, dry & warm near the Hwy. & cooler the farther up you go.
Honestly, for $7,000/acre or so, if you build a cheap tiny house, or even do a bus conversion or live out of a Sprinter van or something like that, it seems worth it to me. If lava runs over your property and you lose it...well, that's a shame. You didn't lose a lot. You just lost your lot.
Crime: Most of the crime in Ocean View is related in some way to drug use. If you are not into drugs and don't associate with the druggies out there you will have less of a chance to be a victim of a crime. The volcanic activity is on the other side of the island so not near Ocean View. You do take a chance living in this area with earthquakes & Vog. As far as the land being cursed, I have never heard of this in the 30 years I have been here. Most people are friendly and a little off beat or they wouldn't be there, I include myself. Some want to be left alone, so leave them alone. Pohui Bay was looked at by developers in the late 80's & early 21st century, in addition to expanding the crumbling Punaluu resort. There is a core group of well funded activists in the area that fight everything that is purposed and win.
The Big Island is the most beautiful place I've ever seen. We stayed in Ocean View air b&b that was pretty remote. I didn't notice any crime or anything shady...it was very quiet. I sure wouldn't have slept with the doors and windows open had I known..
I dont know how it works now but my family owns land in Kalapana that use to be nice when I was a kid now its a long ways from a cliff not a black sand beach.
All lands in Hawaii have been patented by the Hawaiian Kingdom so before you buy "any" land make sure the title is not clouded. Nothing can supersede a patent. The paperwork is all fraudulent.
Sorry Sir but someone else had told me the same thing cuz i am looking for cheap land in Lava Zone 1 which is Hove also and i asked the realtor about this same question that you dont own it if Lava flows over it and he explained to me that i still keep my land in the 5 acre areas its in but if the lava flows into the ocean then that part belong to Hawaii County cuz its giving more land to the big island so i just wanted to point that out to you cuz i prefer to get it right from the professionals than those who think its this way you say it as many people think the same😇😇

Well I used to live in Hawaii for 10 years on Oahu until 2009 I went back home to North Carolina until my father died 2012 I miss Hawaii yes now am in flagstaff Arizona for now I am on retirement income Oahu skyrocketed with rents and I know that some say big island is cheaper not like Oahu is and big island had less people than other islands I am 58 years old where on big island is cheaper at least I really like to know about it for future plans many thanks stay safe

You mentioned in another video about drug culture and crime in the Puna District. well, thats the most affordable we can find online. I want to live on the coast say in north east HPP, is that a safer area? What about Leilani Estates? What can you tell me to look for?
There is a lot of information about the various Puna area subdivisions in the Hawaii/Big Island forum at city-data.com. HPP looks like it has the most crime in the Puna area, lot's of burglary and petty theft.

Leilani got wiped out in the lower part and all Of Kapoho with Lava 2018 That's the price for land in Puna. Lava zone one stay clear of that.

I just sold my home in Puna Area do to high crime area and drugs as nd when you are a outsiders you home is a target
