    In the State of Hawaii,
    the Government controls approximately 39% of the land. Less than 6
    individuals, Corporations and Trusts own 24%. This leaves
    approximately 37% for all other private individual landowners. The
    Big Island has much of what is left of the affordable land.
    Hawaiian Ocean View
    Estates (est. 1969), with elevations from 2000 ft to 4,800 ft, is the
    largest Subdivision in the United States. It is one of several
    subdivisions consisting of 1, 3 & 21 acre lots, that make up
    Ocean View 96737. We share a border with Hawaii Volcano’s National
    Park. We are 50 miles from Kona and 80 miles from Hilo. We have
    11,500 one-acre lots, 157 miles of private roads for which we pay our
    Road Corporation 95.00 a year. All water is on Catchment where
    rainwater flows off your roof and into your water tank, then pumped
    into you home. You can have water delivered as well.
    Sewer
    is by cesspool or septic tank. More than half the subdivision is off
    the power grid, Alternative Energy such as solar & wind electric
    power, propane, and Generators are commonly used, especially the
    higher up you go.
    We
    live on a volcanic island mostly made up of Volcanic rock. A 1991 US
    Geological survey (USGS.gov) produced a map that rates the likelihood
    of where the lava may flow next.
    It
    is rated from 1 to 9, one being the most likely. Our last lava flow
    was in 1907. Most of Ocean View is located in the zone 2 with a small
    portion at the top in zone 1. This limits you as to who will give out
    loans & Fire Insurance.
    Ocean
    View is a very diverse area with everything from tents, shacks &
    trailers to upscale homes & farms. The Values can vary
    significantly from block to block or lot to lot. Ocean view is one of
    the few communities left where there is room to grow. We have very
    nice weather, dry & warm near the Hwy. & cooler the farther
    up you go.

    Honestly, for $7,000/acre or so, if you build a cheap tiny house, or even do a bus conversion or live out of a Sprinter van or something like that, it seems worth it to me. If lava runs over your property and you lose it...well, that's a shame. You didn't lose a lot. You just lost your lot.

    Crime: Most of the crime in Ocean View is related in some way to drug use. If you are not into drugs and don't associate with the druggies out there you will have less of a chance to be a victim of a crime. The volcanic activity is on the other side of the island so not near Ocean View. You do take a chance living in this area with earthquakes & Vog. As far as the land being cursed, I have never heard of this in the 30 years I have been here. Most people are friendly and a little off beat or they wouldn't be there, I include myself. Some want to be left alone, so leave them alone. Pohui Bay was looked at by developers in the late 80's & early 21st century, in addition to expanding the crumbling Punaluu resort. There is a core group of well funded activists in the area that fight everything that is purposed and win.

    The Big Island is the most beautiful place I've ever seen. We stayed in Ocean View air b&b that was pretty remote. I didn't notice any crime or anything shady...it was very quiet. I sure wouldn't have slept with the doors and windows open had I known..

    I dont know how it works now but my family owns land in Kalapana that use to be nice when I was a kid now its a long ways from a cliff not a black sand beach.

    All lands in Hawaii have been patented by the Hawaiian Kingdom so before you buy "any" land make sure the title is not clouded. Nothing can supersede a patent. The paperwork is all fraudulent.

    Sorry Sir but someone else had told me the same thing cuz i am looking for cheap land in Lava Zone 1 which is Hove also and i asked the realtor about this same question that you dont own it if Lava flows over it and he explained to me that i still keep my land in the 5 acre areas its in but if the lava flows into the ocean then that part belong to Hawaii County cuz its giving more land to the big island so i just wanted to point that out to you cuz i prefer to get it right from the professionals than those who think its this way you say it as many people think the same😇😇

      Correct, and you still have to pay the taxes after lava covers it. Even though you may not be able to use it for many years. Imagine paying taxes on your land while it is under a hot lava lake.

    Well I used to live in Hawaii for 10 years on Oahu until 2009 I went back home to North Carolina until my father died 2012 I miss Hawaii yes now am in flagstaff Arizona for now I am on retirement income Oahu skyrocketed with rents and I know that some say big island is cheaper not like Oahu is and big island had less people than other islands I am 58 years old where on big island is cheaper at least I really like to know about it for future plans many thanks stay safe

      @@angiecarlotta369 big island is a bit cheaper than other islands because smaller towns and not as many people as other islands have rent is not all roo bad depends on floor plans and the area you want to live Craig's list has houses apartments too can look it up and also check with housing in towns there for applications too if your on fixed income talk to them they can send you forms information etc that helps too try that find something nearby grocery stores other stores too if you drive toy may want to save up $$$ to ship your car to Hawaii and whatever you gave you want to keep and need for your home it takes work but its worth it

    yes you can get property insurance as long as you build with permits. Ocean View is in Lava Zone 2, yay, I would not buy land there, but Fern Acres is Lava Zone 3 a bit safer.

    Leilani got wiped out in the lower part and all Of Kapoho with Lava 2018 That's the price for land in Puna. Lava zone one stay clear of that.

    Jeff, Question for you, I just subscribed, bu have been watching your videos for a few months now.. I will be arriving on the Big Island on the 31st, of August. I sell gems and minerals, and I usually do it streetwise. I was hoping maybe you can give me so.e info regarding police and people selling on the Kona pier? Or other places around the island.. I know about the GET, and the farmers markets.. any info would be great! Thank You! My name is Shasta!

    $7000 an acre is not cheap land especially with the threat of everything you own getting destroyed.

      L. J. Bush you can get them at 3500+ probably lowest now but less than an acre you can get for 2500+

    Hi, my spouse and I are considering moving to the Big Island and are coming over in April to check out places/areas to live. You mentioned in another video about drug culture and crime in the Puna District. well, thats the most affordable we can find online. I want to live on the coast say in north east HPP, is that a safer area? What about Leilani Estates? What can you tell me to look for?

      There is a lot of information about the various Puna area subdivisions in the Hawaii/Big Island forum at city-data.com. HPP looks like it has the most crime in the Puna area, lot's of burglary and petty theft.

      Eziekle Crafts I lived in Kauai for six years and I never had any problem with Hawaiians; they did not have any problem with me because I did not act like a Haole.

    you can get lava insurance, no problem. You are scaring people away, so keep doing it. I love it here and if it goes I'll get paid. I have been out here for 13 years and retired here, don't have any problem. California is going into the ocean, so what. Been in Hawaii 55 years, family from here, my kids are still here and we don't have the attitude you have.

    Those places is beautiful. But it's crime infested. People will break into your house while your home sleeping. I saw oné house in Hawaiian beaches get flipped 4 times. Really really do your home work before buying cause Hawaii is really really corrupted. Here I'm from Hawaíi and I didn't knów Kau was cursed, make a lót of sense now that yóu said that.

      The claim is that if they say cursed land is because many believe that volcanoes on the big island is over running the entire area to chase people out who are not Hawaiians and who are white people not wanted there and also federal government took Hawaii into u.s. state in 1959 many Hawaiians voted no at that time as it was an ancient islands and international zone that's why they use the word cursed land because of all that since 1959
