smartworld carpet area for 1549 sq.ft is 800 sq.ft. of the flat. I have a flat there so i know. its very small 3 bhk in 800 sq.ft.
Sir adani samsara ka 350sq yard ka carpet area is 1225 sqfeet.. Which is mentioned in builder buyer agreement. And wr know ki smart world is smaller than adani 350 sq yard.. Yoh aap kaise keh sakte ho ki smart world ka carpet area 1600 plus hai
As per laws the FAR that can be used in plots till 300 sqyd is 75% and above 300 sqyd is 66%.
So smartworld enjoys the higher FAR ratio that is 75% since it was launched almost 1 year after adani samsara Vilasa, while adani has old far that is 60%. So again smartworld is adding the area they are offering in basement whic is around 225-250sqyd. So combining all these things smartworld is offering this much area. While in adani basement exclusively goes to the 1st owner. So I hope you are satisfied.

@@plpadvisoryservices incorrect, the area sold by Smartworld is superarea not carpet. The carpet area of 1600 sqft Smartworld is apprx 800 sqft only as per bba.also basement is not part of carpet area as per rera. Also Smartworld is on 66 % Far not 75 as it was launched before 2022.
