Do you need to have a public hearing/notice for the request to deviate from the current zoning requirements? A variance or conditional use does not change the basic zoning, correct? To the best of my knowledge, a change in zoning seem as if it is not easily accomplished and has various steps. Therefore, I was just wondering if any* deviation (or change) in zoning would require a public hearing. I am studying for the Architectural Registration Exams (ARE's) and this video was very helpful with explaining "Zoning Variances", thanks!
