You can't see it on video but Grand avenue is cheap and tacky, believe me I have stayed there in 3 different rooms, each room had their issues, nothing is straight and they've used the cheapest material they could possibly find.

What a beautiful condo. Absolutely worth every penny. The first condo I mean. However the views on the second condo are amazing. Again worth the money just for the view of pattaya Harbour. Great video.
Aussie Bar, Bangla Road, Patong. All day breakfast, lamb burger. Also, my go-to, the wagyu beef burger that includes a slice of beetroot. Wouldn't normally think of that as a burger topping, but now I do it at home. I guess a bit of wonder from the land down under.
Centric sea has nice views if on the right side and on the roof top pools especially the bigger building but the rooms are basic but expensive,thanks for a great look, 🙏
The first unit was perfect for your desk setup. But it's listed on their website at 23,000. You said 16,000 - 17,000. So I guess you can't believe the inflated prices on the website. It's still double the cost of an (almost) equivalent unit in Jomtien. And when the borders open, I'm sure the prices will return to 23,000/month with an annual lease. So maybe sign a 2 year lease. It would be helpful to show the gym, discuss if internet and/or cable tv is included, and show the parking situation for tenants. Between those few additional things, it can make a big difference in total out of pocket if one apartment includes it and another does not. For those who use the gym, pool, internet, and need parking, knowing if they are included makes a big difference. Gym memberships are not cheap in Pattaya.

Yes first unit looked really good. Funny how Thais play with the floor space.The two bedroom unit had good sized rooms but no room for a nightstand or wardrobe. The lounge area was way too small. Enjoy your flight - wish I could get on a plane!
amazing how small condo units have become, had purchased a 3 bedroom 135 SM unit in BKK for about $170k several years ago - now with a BTS station competed in front of the building I couldn't be happier.
2012 stayed at the Pattaya Bay Resort hotel on Soi 15. My room over looked the block of land where the Grand Avenue is now. At that time the land was being cleared. Some mornings the workers woke me up a bit earlier than I'd hoped. Also prefer having some open view from a room rather another building. Read a few comments from people stayed in the Base. Small was a common term used as part of their description. Have enjoyed your vids since discovering the channel a few months ago. Look forward to more.

Good luck in Phuket. I never go there,but I heard Grill Bill in Kamala is a very famous place, If you go there,ask if they still have the highly recommend Lasagne AS they had when Sunny was the owner.
For Phuket there's a great place in Kata Beach area called Two Chefs Kata Beach. They are not the cheapest, but had great all you can eat steak and shrimp specials a few times a week.

I rented a condo at "The Base" identical to the 1st one you looked at (9th fl. B) for 4 nights last November: pre-covid. B850/night The place was absolutely crawling with Chinese tour groups and the hallways were really loud, people coming & going at all hours. Also, often long waits at elevators. As you pointed out, hallways are LONG. My unit was down the far end of a hallway and the result is that though The Base is centrally located, one still ends up doing a lot of walking anytime you want to go any where. Four nights staying there convinced me that I would never want to live there, even at today's cheap prices.
I've done a lot of research on Pattaya Condos. Grand Avenue is top on my list. However.. I think City Center Residence is a better value. Hope to see a video on City Center.. Thanks for the great Video! Kop

Hey Lucas suggestions for Phuket if you have a chance take a visit to Chalong the temple there is fantastic also the Big Bhudda there are various restaurants in and around Chalong by the water.

Great video, I would prefer the washing machine inside the unit rather then the outside, considering how humid Pattaya can get plus Rain showers blasting down anytime during monsoon season.
Probably your best work yet, really liked the objectivity part. I would of probably put having a beach view as a heavy weighted feature seeing as you are in a beach town.
The first one from the start....the parking the elevator with the view....the colors of the hallway and finally the room and the double door balcony is a very interesting condo for someone who is interested in the location.....16.000 still look top money for me but you are inside the center of Pattaya so you don't need car exc.....
If your are in patong when you travel to phuket, my friend barney has a bar called the hole in otop Market, its definitely my favourite bar in patong, its just a shame its so quiet now with the lack of tourists
They have bigger 1 bedrooms at the base than that one you looked at they also have a rather larger balcony. I lived in bulding a and the balcony looked over to soi diana and had a sea view.
i have stayed at the base before and thought the same. Rooms are very small but everything is in walking distance. And can easily walk back to your condo after a few drinks in LK metro :) i really liked the grand avenue

Between Patong Beach and Phuket Town there is an area called Kathu where you will find the Bang Wad reservoir. Take a slow ride around the reservoir as early as you can it is leafy cool and serene.
Thanks for the great video again! Those upper floor balconies feels a bit unsafe without higher railing. Not afraid of heights but makes me feel uncomfortable.
In Phuket - Red Onion restaurant. Best in Phuket, always had to queue outside for a table, so go as soon as it opens is my tip. People were walking past empty restaurants with no queues and waiting just to get in.
If you find yourself up at the far end of Bangla Rd in Patong, drop by the old Expat Hotel for a quick look around. Used to hang out there back in the 1990's. Had a great little pool. Lots of good memories there.
Great video mate. Lived in a one bedroom flat for 30 x years. Always regretted not buying a 2x bedroom. Just have more sense of space.And space for stuff. A one bedroom feels like a hotel room
For years Grand Avenue was a shanty town with makeshift homes. It is just near the Mercure. A great location. Near LK, Soi Bakaou, and 2nd road. If only it was possible to fly in. Sighhhhhhh.
Interesting video, some bargains at some places but seemed small, As you said your are heading into phuket, Phangnga bay is always worth a visit for sure, you can access it via phuket as well as phangnga, its stunning, and not sure how far you want to venture Lou, but coming out of phuket towards phangnga is "samet namshe" its a view point that over looks parts of phangnag bay, you can get there (not sure if you plan on renting a bike and venturing out) but if you do its quite a view, the truck uptown the view is 90bhat for up and down, and if you do plan on coming out then give me a shot and can meet for a coffee, but most important is enjoy phuket and stay safe
The Base is all over Airbnb for short term rentals..... Asking between $40 per night to $80 per night. All 1 bedroom tiny units.... But that was before pandemic.... And after being used to living in full size houses in California, these condos are like the college dorm rooms...
There is a bar called reggae bar at the end of Kata Beach, very nice bar, they have a very good glass noodle soup with seafood. It was a couple of years ago i was there but it was a very nice bar and very good food.
I'm looking to purchase at this time. Pratumnak hill seems to be off the beaten path but close to what you need. Please check out the Sands Condominiums. Great views of ocean and beach
I have stayed at the Base and the Grande. The Base is a great location. However during normal times, there are so many bars around that it becomes very noisy during the early hours when you are trying to sleep. The inside rooms are a little quieter. The Grande , also a great location seemed to be a little more quiet. Whenever I can get back to Thailand I will be staying at the Grande.
#1 was great. I liked the view of the pool. Kinda takes you away from the city. Centric C was ok since you could walk out to the garden. I'd take grand ave. $500 plus a month was a deal. And you liked the parking and the elevator. Like I said. The view of the coast would be better but that pool and other buildings was Kinda nice and takes you away from the grind.
Great content - thanks. More like holiday units in central Pattaya looks like. Okay to stay for a couple of weeks, but a little claustrophobic for longer time.Looking forward to see more. Phuket: I would suggest to try a the beaches in the north like Mai Khao Beach. I have been coming there for years on holidays, and it nicely away from the crowds (mind you that is maybe not a problem these days). If you can get a deal on some of the beautiful Resorts up there, they are great , but don't even know if they are open. Huge pools and very nice almost deserted beaches, even before Corona. It is not Bounty beaches more Rough Scandinavian style beaches, but with much warmer water and weather :)) Just as an alternative to Patong and Phuket City, which is more like Pattaya and Hua Hin kind of area.
I have lived in Grand Avenue for a year now in an apartment of the same size as the first one you looked at and I have paid 16,000 from day one and you can currently get them for 15,000, I don`t believe anyone has ever paid 26,000 for that unit. The smaller garden view condo you looked at can currently be had for 10,000, hope this helps.
Always have loved the condos in Thailand. But 50sqm for a 1 bedroom is perfect size. One day hope to get back to Hua Hin. My Thai wife also loves that part of Thailand. Got to have those massive pools with lots of water slides. Just have to watch the windows as most have crazy thin glass with poor aluminium sealing so outside noise can be a problem.
Again, I agree that the 1 bedroom condo at Grand Avenue was certainly the pick of the bunch and the best you have shown so far. It had decently proportioned and shaped rooms unlike the others. I have watched a few condo videos over the past few months and I have noticed how some of the shapes and sizes of rooms vary greatly and it makes some condos unliveable (in my opinion). I can see you really need to see many condos to find 'the one'. Even within a condominium the units seem to vary greatly.
It's been a few years since I was in Phuket, plus with the virus who knows what is still open, but I have two food locations for you. One is in the mall area - it's an Australian wine restaurant - had the soup (I think pumpkin) and lamb shank. The other was a place along the road that parallels the beach road and north of Bangla Rd. It was on the west side of the road. Sweet and sour stingray (it may go by another name, we just let the waiter get the stingray fixed as he recommended) - something different and definitely worth a try (comes in bite size pieces, not whole, possible grilled - don't remember). A lot of ladyboys worked there (without the usual makeup etc.). Restaurant was mostly if not entirely outdoors.
Thanks for taking the time to do this I am close to retirement and something like these Condo's for the cold Korean Fall/Winter months would suit me just fine.

I suggest you go to Dons BBQ in nai nai Rd Patong buffet BBQ meats but you must try their home made potato mash fantastic.

Not to miss in Phuket: Freedom beach. Favorite beach in the island. Beautiful and quiet. Take the boat from Patong.

Take a look at Unixx. It is very nice if you want a tall condo. Much nicer that Base and Centric Sea.

No tub, no problem. We've been in our house for 20+ years, and I can tell you with certainty I've not been in our tub more than 20 times.
I stayed at grand avenue. Nice place. Across street is also nice at the centara azure.
Stayed at the Base , last year, 26th floor it was and a fabulous view, but yes, the units are small and quite pricey

Yes they famously make them the right height for Thai people which is typically not high enough for westerners.

Go to Jomtien, Theprasit rd. "Cozy loft". Big separate Bedroom, large kitchen and lounge rooms, great big belcony at $15,000 per month.

Like I said. The view of the coast would be better but that pool and other buildings was Kinda nice and takes you away from the grind.
Great content - thanks. More like holiday units in central Pattaya looks like. Okay to stay for a couple of weeks, but a little claustrophobic for longer time.Looking forward to see more.
Phuket: I would suggest to try a the beaches in the north like Mai Khao Beach. I have been coming there for years on holidays, and it nicely away from the crowds (mind you that is maybe not a problem these days). If you can get a deal on some of the beautiful Resorts up there, they are great , but don't even know if they are open. Huge pools and very nice almost deserted beaches, even before Corona. It is not Bounty beaches more Rough Scandinavian style beaches, but with much warmer water and weather :)) Just as an alternative to Patong and Phuket City, which is more like Pattaya and Hua Hin kind of area.

I was living in one of these buildings. The location is great.
I have lived in Grand Avenue for a year now in an apartment of the same size as the first one you looked at and I have paid 16,000 from day one and you can currently get them for 15,000, I don`t believe anyone has ever paid 26,000 for that unit. The smaller garden view condo you looked at can currently be had for 10,000, hope this helps.

Always have loved the condos in Thailand. But 50sqm for a 1 bedroom is perfect size. One day hope to get back to Hua Hin. My Thai wife also loves that part of Thailand. Got to have those massive pools with lots of water slides. Just have to watch the windows as most have crazy thin glass with poor aluminium sealing so outside noise can be a problem.
Again, I agree that the 1 bedroom condo at Grand Avenue was certainly the pick of the bunch and the best you have shown so far. It had decently proportioned and shaped rooms unlike the others. I have watched a few condo videos over the past few months and I have noticed how some of the shapes and sizes of rooms vary greatly and it makes some condos unliveable (in my opinion).
I can see you really need to see many condos to find 'the one'. Even within a condominium the units seem to vary greatly.
It's been a few years since I was in Phuket, plus with the virus who knows what is still open, but I have two food locations for you.
One is in the mall area - it's an Australian wine restaurant - had the soup (I think pumpkin) and lamb shank.
The other was a place along the road that parallels the beach road and north of Bangla Rd. It was on the west side of the road. Sweet and sour stingray (it may go by another name, we just let the waiter get the stingray fixed as he recommended) - something different and definitely worth a try (comes in bite size pieces, not whole, possible grilled - don't remember). A lot of ladyboys worked there (without the usual makeup etc.). Restaurant was mostly if not entirely outdoors.
Appreciate the video gives me insight into the real estate in Pattaya I may locate to Thailand looking at Pattaya Phuket Hua Hin as possibles.
Must go to ‘Surin Chill House’ in surin ! Best place to eat!! Kamala is just an amazing area too!

Thanks for taking the time to do this I am close to retirement and something like these Condo's for the cold Korean Fall/Winter months would suit me just fine.
Try the steakhouse at the Holiday Inn on Patong Beach, eaten there on 3 occasions and the food is outstanding

Stay where you are..much better value beautiful views and just a short ride away from claustrophobic madhouse that is Pattaya
The pride has some really nice 1 bedroom units, pretty big too. Just behind the avenue shopping center.
