Many bargains in Jomtien too, for me a better place to live, more comfortable and the atmosphere is better, I can go jogging around my condo and find it a relaxed environment, just 10baht bus to Pattaya central.

Fantastic vid - ty. Showing the website info is super helpful... looked like some units in this building are for sale also. Very little cabinet space built-in for a new construction compared to some places. I like the high floor views (and limited flying insects) but would not want the foot traffic to amenity spaces right on my floor... or the noise from partiers. I always look at the 2 stairwells in proximity of the apartment in a high rise also... cheers !

This is too funny. I am just under a month now in Pattaya. My O visa is almost ready, I have a Thai bank account, phone number, AND I leased a condo at the Centric Sea Pattaya on the 42nd floor with a south facing ocean view that is to die for if I do say so myself. All I need to do now is start walking the water line at the beach everyday.
that unit has an OK 11:22 living room area. I like the stove top. I do not see the need for a washing machine since I love the little local laundries but it can come in handy. The bedroom has notmuch walking room which is odd. I personally do not want a big building. 4 or 5 floor complex is my preferences
We currently live in Jacksonville, Florida but we own condo in Pattaya. We've been remodeling our condo from redoing the floor, balcony, bathroom, built-in kitchen counter tops. We were there last year from Nov-Dec and I'm planning to go back as soon as the 14 days quarantine restriction is over. Just rent, no commitments in a nice area and hopefully with those stunning views of the ocean if that tickles your fancy, else you can visit those any given time and return to your rental.
The cost of electricity and water for condos is the rate charged by the relevant utility provider. I believe for April, May and June, i paid pretty much nothing because the Government provided rebates for electricity as part of Covid measures.
@@somluck2813 The rate varies..it is the Condo landlord / owner who sets the utility price...it should be government rate but like I say the rate is set by the landlord which is why it is one of the first things to check when taking out a lease
I'd think, given the current circumstances, you should be able to find a palace for $400-$500. Look hard, it's there. Surprised you're moving, I think your current location is prime for that side of the bay.
The biggest issue I have with condo, especially in tourist areas is the short term rentals. Leases are not allowed to be less than a month, but there appears to be a lack of enforcement by the relevant Jurisdic Person especially in tourist areas. I look at The Base condominium on 2nd Road. There 3 tour buses filled with Chinese tourists in the parking area. I went to the Juristic Person office and noticed signs in Thai, English and Chinese all stating that there is no short term lease. I spoke to a person in the Juristic Person office who confirmed no short term lease agreements. HOWEVER, the person who was in the Juristic Person office suggested that I speak to the lady sitting in lobby (who was decked out in a lot of gold jewellery). The lady was very helpful and confirmed that 1 night, a couple of days etc absolutely no problem. Also, if one looks on Agoda and/or AirBnB, The Base is available for single nights. Living in hotel is fine for a holiday, with the loud conversation and people enjoying their holiday. But for those who want a condo for a home, I would really want to know that only yearly leases are available and even better, if the majority of the condo are owner occupied. The other thing I am unsure about, particularly in tourist areas, is the enforcement of the majority Thai beneficial ownership requirement. For example, in a condominium of 100 units, 51 units are required to owned by Thai citizens. The questions I have is who occupies the units, tourists, expats, Thais, single people, families. The condominium is going to be your home. You have to live with your neighbours.
Well said, as you now pay property tax then just report those who are running illegal hotels. The base etc. Who in their right mind would live there, absolutely full of short term rental. Report to police , local government and agoda etc.

Condos do not charge electricity or water. The manager (the Juristic person) will facilitate connection. If you rent will pay the normal rate to the utility provider.
This will be me early summer next year when i relocate . Centric sea is one of my favorites that ive looked at . Jomtien and Pratumnak are the areas i shall be looking as i dont wanna be spending over 12k baht a month

a month ago signed a 6 month lease for about 40% discount for what last high season the 12 months leases were going.... prices are definitely down, and as tourism and border opening looks like, it is abot to stay down for a while.
9:07 the hitler pillows are awesome. One thing I always notice is... thai condos are for if you have no hobbies. No books. No 3d printing room. No music room. Just livingroom (tiny) bedroom (tiny) kitchen (tiny) and if you want to upgrade that to anything close to western standards minimums (aka 1500 sq ft) its priced through the roof as luxury.
Yes many are far too small for anything than just a short stay. This size seems to appeal to the other SE Asians like Chinese etc because they are used to living en masse in shoeboxes, like The Base and as such have many of those people who go stay there.
Been renting in Phuket for 3 years. Just signed a new lease. Pre covid it was 35000 a month. They advertised it for 18000 now. I offered to rent it for 16500 and was accepted. Don't know how the situation is in Pattaya but in phuket they are desperate. So try to get the price down by yourself like I did. I rented through a facebook group. Great videos 🙏
Great idea for a new video series. I will be doing this in the next few years. Obviously prices will change but I imagine the process will not too much. I agree with you about Centric Sea. Nice condominium but that unit was so-so. To my mind it was poorly laid out. It was a difficult shape/layout.
Very excited about this series, i may be doing the same very soon (finding a condo, will never buy). This first one, Centric, agree with you, the location and common areas are great, however the unit feels very cramped, i like spaciousness myself specially for two people.

When in Pattaya I rent a 1 bedroom condo in City Centre Residence just behind 3rd Road. 1 month 12,000Baht and pay 1000baht for cleaning after I leave. I like the area as I can walk to LK Metro and many bars and restaurants beach in 10 minutes. It suits me as it is difficult to find Condos for short periods at this price. As I am now retired my next visit will be 3 Months. Hopefully early next year. I think your video will be very informative for viewers. I look forward to the next series.
Look at a unit in View Talay 6...next to central fesitvql...be sure its on the south side of building. Ive been staying in this building for years. Great staff, good parking, huge pool, lots of little soda stores, massage and salon right on ground floor. There are newer, but this is a sweet building.

I live in BK mostly but do keep a high rise unit for my own use in Jomtien. My buddy also own several rental units at the project called The Atlantis. Jomtien is great, not much traffic, relaxing and short walk to the beach.

Best way to get a good deal, is post on the numerous Pattaya Real Estate pages on Facebook. Private owners on there , so avoiding agency commission. Also a number of Thai freelance agents, who seem to have good deals . Alternatively, once you have found the building you wish to rent in, go direct to the Reception staff or Juristic Office, they should know which owners are looking to rent out their units. In buildings such as the View Talays, there are also notice boards advertising as well.
38 square meters is too small for me. Even with your wide angle lens the place looked congested. Really no room for a computer desk in that space. But I absolutely loved the garden area and the pool. And the view...WOW!

Right up my street this. I think, for me Pratumnak is the best area of Pattaya. It’s the place I’d live and hopefully will. It’s got it all really and nice one for this, you may well save me a lot of ground work. Look forward to the next one. One thing I’ll say is the new developments have the bells and whistles but the condos lack floor space. It’s very cleverly done but it’s for me cramped. Some of the older established blocks might not have the X Factor but you will get more living area for your buck. For me this is brilliant as it’s the area I’d choose to live and big 🙏. Look forward to the next one.
There’s lots of investor in that property. They were selling for 2 to 4 million baht when they launched. I like the location but the unit are very small even for 2 bedrooms.

I live in BK mostly but do keep a high rise unit for my own use in Jomtien. My buddy also own several rental units at the project called The Atlantis. Jomtien is great, not much traffic, relaxing and short walk to the beach.

Yeah, every building or complex has it's good and bad. The final decision will be weighing pros vs cons and the overall value 👍

Best way to get a good deal, is post on the numerous Pattaya Real Estate pages on Facebook. Private owners on there , so avoiding agency commission. Also a number of Thai freelance agents, who seem to have good deals . Alternatively, once you have found the building you wish to rent in, go direct to the Reception staff or Juristic Office, they should know which owners are looking to rent out their units. In buildings such as the View Talays, there are also notice boards advertising as well.

38 square meters is too small for me. Even with your wide angle lens the place looked congested. Really no room for a computer desk in that space. But I absolutely loved the garden area and the pool. And the view...WOW!

Right up my street this. I think, for me Pratumnak is the best area of Pattaya. It’s the place I’d live and hopefully will. It’s got it all really and nice one for this, you may well save me a lot of ground work. Look forward to the next one. One thing I’ll say is the new developments have the bells and whistles but the condos lack floor space. It’s very cleverly done but it’s for me cramped.
Some of the older established blocks might not have the X Factor but you will get more living area for your buck.
For me this is brilliant as it’s the area I’d choose to live and big 🙏. Look forward to the next one.
The problem with Pratumnak is there is no baht bus, you will need a scooter
There’s lots of investor in that property. They were selling for 2 to 4 million baht when they launched. I like the location but the unit are very small even for 2 bedrooms.
