What NOT to do as an Expat in Thailand is a video designed to give you my perspective on what not do as an expat in Thailand.
Do not come here broke. It is a bad idea for so many reasons. The main reason being, this is not a place to come in hopes that the cheap cost of living will allow you to recover from your financial burdens. Nothing could be farther from the truth.
Do not come here with high expectations on what your life will be like. High acceptance and low expectations are the key to happiness. This holds true because it is better to be surprised than disappointed. It is the same theory that makes, "under promising and over delivering" such a great tactic.
Do not spend all of your time in Phuket, Bangkok, Lk Metro, Walking Street, or any other tourist destination in Pattaya. There is so much more to see than just the entertainment districts in these areas.
Finally, don't be fooled by scams. Use some good old fashioned common sense, and you will be fine!

You are wrong @@nelco69 , that only applies to Condos where 51% of the condos must be owned by Thais. A farang can buy one of the remaining 49% and can sell it without anyone's consent. However a Farang cannot buy a freehold house but he can form a Company and the Company can buy it but again 51 % of the shareholders must be Thai but you can hold the majority of the shares. Confused you will be - you're in Thailand !

I have been in Thailand 2 years. I am married to a very loving Thai. She does not drink, or smoke, and has never been in a bar. We raise her (our) daughter together. All is great. I have never been to bar since I moved here. I am retired, and went through all that bar scene crap decades ago in the military. I only see Westerners if I am playing football (soccer), and they are teachers mostly. I do my own thing. I dont live in an expat community, in fact there are very few westerners living in the district of Bangkok in which I live. I spent a year in Chiang Mai before we came to Bangkok but I found it far to touristy for my liking. I avoid tourist areas as much as possible. I find that rip-off situations seem to ONLY exist in those areas. All I see in the Thai that I come into contact with is honesty and kindness. I just have a very happy, fulfilled, uncomplicated life here. I never have the feeling that no one wants me to be here. I live in a new 2br condo in which I rent with all the amenities. Life is Good!

Hi Ronnie, great to hear you're happy. I write this only because of a reminescence. Many years ago (about 11 years ago) I was interested in forex online and remember about an old, positive and happy guy giving advice in a public forum. His name was Ronnie and he always cheered with "life is good!". Oh, well.

Unfortunately, most (not all) Americans in Thailand feel entitled. I am from the US, and embarrassed at times with their actions and arrogance. Thailand is a magical place, and Thai's are very friendly and nice. Over all, good advise, and take care.

About half of the Americans I've meet with a lot of British & Europeans have a sense of entitlement there. You need to learn the culture & show some respect to earn their's. They do things differently but make an effort to help you so you need to do the same.
Same in any country, act like an asshole, get treated like an asshole. You are right about Thailand and the people. My last visit I had an issue at the airport getting a taxi, the guy was getting really stressed about it and most likely used to people kicking off, I said Mai Pen Rai and he couldn't have been any nicer to me.

My mate was in a taxi and the driver tried to overcharge him.
Argued with him so the driver stuck his seat belt on and drove his own cab into wall, then proceeded to call the cops and blamed my mate , accused him of strangling him from behind whilst he drove .
Cops arrested him , even took him back to where he lived to try and extort money from him .
When they realised he had nothing they let him go .

That's because your mate allowed a taxi driver to carry out a journey with the meter turned off. The idiot.
Use Grab app when possible, arrange pick up away from scooter taxi and taxi waiting locations.

This is so true and should have made the list. Some people will scam their own countrymen abroad. There are certain types out there like this. Just be weary before placing too much trust.
Completely true fresaw and the best tip! A lot of funny expat "talkers" trying to do business with you. Most of them are based in the Sukhumvit area. Ignore them and it is for 90% bullshit!.

Came here for business 13 years ago, met my future Thai wife (19 years younger than me!) Bought a house in the North East and had three boys aged 12 to 10 years. Started my own business 5 years ago and bought another house in Bangkok last year. Her parents and relatives and friends adore me and the children. I never visit bars. And I am very happy. Thailand is a great place to live in. Good advice for those who want to fool around and go back to their countries. Take care and enjoy your stay in Thailand.

I live in a very traditional Thai neighborhood in Dusit, Bangkok. All my friends are Thai. For the most part, I avoid other Expats simply because I find many of them came here to get away from problems in their home countries and thought moving to another country would change their lives for the better not realizing their problems move with them. Then, when their lives do not improve, they become jaded and blame Thailand for all their problems. My main objective is to be able to live my life with as few complications as possible … hassle free. Once a year I must go to Thai Immigration to extend my Visa. Other than that, I do as I please. My Thai friends treat me so well I am almost embarrassed … far better than I deserve. I have several Families that invite me to travel with them; they treat me as one of their own. They know that I would never do anything to intentionally insult them or their culture. Because of this, they trust me enough to correct me when I do something I shouldn't. They also cut me a lot of slack … again, far more than I deserve. As far as high or low expectations, I suppose I didn't really have any expectations. Your life is what you make of it.

I've been living here for 7 years and you're absolutely correct! I like your philosophy of life "Expect a very low expectation!" that is mine as well. Not because of Thailand but everywhere I go that is how I am. However, one thing you've forgotten to emphasize, and I think it is very important for any of your viewers or potential visitors to keep in mind. Never ever get involved in drugs as it will be your ticket to 6 feet down below, seriously!

Great advice! I spent 4 months in Thailand, and I can attest that everything he is saying is true. I would add that you do not want to break the law in any way, ever! They don't play. They will throw you in jail in a heartbeat, and the penalties are very stiff. Bringing drugs will get you the death penalty. Just don't do it.

you forgot the most important rule , always have respect for the king
the problem with a lot of expats is they come with the holiday mentality. as you say if you expect that level of entertainment all the time, you will be disappointed. its certainly good to have a cheap hobby to fall back on so you aren't compelled to live the night life all the time. even going out for a few cheap beers daily or eating a lot of Western food adds up quickly. im not saying you have to eat mama noodles everyday,but just get a grip. also a lot of places have deals or happy hours on drink and food. take advantage of that.

I was wondering what to do if I were to retire there. I know you can't live the holiday life. But it would be nice to live by the beach if I did. Suggestions on hobbies there?

Peter C ,.,., i'm living in Thailand and far away from Pattaya but every once in awhile i would visit for like a week and have a blast. i really don't have any hobbies except going to the gym 5 days a week to be fit.
good hobbies. working out, fishing, wind surfing, hiking, muay thai, learn thai massage, start a blog or vlog. learn Thai or another language. there are many options.
I feel being a expat living in Thailand and just visiting are two entirely different things with the only thing in common..... you are in Thailand. If you are an expat and are aware of the dangers/culture/laws/living expenses you can navigate around the country and community carefully but successfully. When you are visiting for 10-12 days and have your wad of cash, you tend to be visiting the danger areas - Go go's/beer bars/seedy place to pack it all in within your trip. Short visits open you up to scams/violence and potential issues....living as a expat day to day with a low profile steering clear of the normal "Fun" zones is much safer....that is the real difference. I am not saying there are not issues for Expats but it is a more "real" environment instead of just a holiday of party, party, party.

I have been enjoying your vlog's on Philippines and Thailand for some time now. You are a thoughtful person with good insights, so firstly a thank you for your excellent work.
As far as this video goes, I agree with the vast majority of what you say, and so many of the "don'ts" are really important. Some are just simple politeness that we Westerners may not be familiar with eg. taking off shoes, not touching heads, and others potentially life saving eg. don't EVER get into a fight with Thai guys. I also agree about not sweating the small stuff eg. arguing about small change.
However, I don't agree with you about Thailand in general not not wanting you to stay here. Issuing temporary teaching licences seems sensible and would fill a chronic shortage of English language teachers here. Many Westerners, particularly younger ones, don't want to work more than a couple of years here anyway. If you want to make a career of it and stay on, it seems reasonable that they would apply more stringent criteria.
I have been living here on a retirement visa for 3 years, and the process is so simple and straightforward to stay on, it really is hard to believe they haven't tightened it up. A lot of foreigners here are less than desirable, in so many ways, and the fact that they don't apply tougher standards surprises me.
I have had lots of poor experiences here in Thailand, but it always seems that soon after, a good experience occurs, which restores my faith in the place. Nowhere I'd rather be in retirement.

You will be contributing to the economy. I'm sure the country has no problem with you staying. Try staying here long-term on a tourist visa. It will likely not happen. @@JeremyClodfelter I stayed for most of ten years, on an endlessly renewed tourist visa, with temporary work permits, all arranged by the school where I taught.
I have a college degree, in linguistics. I speak, read, and write Thai. When you speak of limits, in any context, you have to recognize that those limits can be transcended, either by changing the context, or changing your orientation within the context. Which is to say, if you want to be valued more by the people where you live, become more valuable to them. You can't change others, and can't change the world. You CAN change yourself.
Sometimes, even if money is the focus, a man's value can be far greater than the balance in his accounts. As a foreigner in Thailand, any paycheck you receive is a cost to Thai economy, not a value. Business people don't value you based on how much money you make - They assess your value by how much money you can make for them. If you want to stay in Thailand long-term, stop thinking about how you can make money FROM Thai people, and start figuring out how you can make money FOR Thai people.
My friend you have a southern way about you , I myself live in Florida and meet very laid back and relaxed guys like yourself who have traveled and speak on the same truths , kudos on your page and thank you for the wisdom you have shared.

Good to see someone taking a no-nonsense, straight forward approach to these things. All countries have their faults and its better to be given a firm heads up and to be wiser for it, than to go in completely blind and end up offending someone at the very least, or ending up in jail, at the worst.
I like the approach you took with the taxi driver - 100 baht is a cheap price to pay for the possible consequences.

Some good advise Jeremy on having low expectations and high acceptance a good principle to live by. A couple of other points about your comments on being cheated; I have lived in Pattaya , did business in Bangkok and have been travelling to Thailand for over 20 years. To let someone rip you off without showing disdain for their actions is just not acceptable, you are falling for the myth that any disagreement or argument with a Thai person will lead to major problems or a fight. I have had many arguments and have shown my anger on occasion to Thais for cheating me and have never had a problem . When a Thai cheats you and they do it blatantly knowing they are cheating you if you show your contempt for their actions they will back down. This attitude of saying nothing because you don't want to go to jail only makes foreigner more of a target as Thai cheaters know they can get away with it without retribution therefore intensifying the myth. The other myth is never, never touch a Thai on the head,. I think you have been reading too many :culture in Thailand guidebooks. If you have ever made love to a Thai lady you can't help but touch her head repeatedly, also, go to a massage shop and see Thais giving Thais head massages to each other. The head of a person or statue in Thailand are regarded as the most important part of the body. It is considered rude to touch a stranger’s head, as it would be in most countries around the world. It is also disrespectful to touch the head of a statue, especially a statue of the Buddha. Of course, close friends and family members often touch each other’s heads or hair. This is not considered rude.
Thanks, but I could argue several points. I won’t, but I’ll just say this; I’ve seen a foreigner get his teeth knocked out for reaching over a Thai’s head while ringing the bell on the Baht bus. I appreciate your comment.

Having said that you are absolutely right about showing respect to their culture, I'm just not sure if I want to be in a place if I have to tread on thin ice and afraid of every move I make. This video will be very helpful to many people. I have lived in many countries around the world (currently in China) and the one thing that has always amazed me is the sense of entitlement western people generally have. What has made my life so much easier is my FIFO (fit in or f**k off) stance. Learn about cultures and traditions before visiting any place in the world, tolerate them (you don't have to love them, but it's not your country, not your call) and enjoy the experience. So often I see westerners trying to "inform and educate" people in their own countries as if the only way to live is the western way...

America was (based on the Founding Fathers) a complete exception to all of history. We must realize that the very concept of individuality is not shared by anyplace else. The minority (Americans) don't realize how small they are compared to the majority which is the world.
"Don't travel broke" Really ? this is the most common sense thing in the world. If you're struggling in your home country why would traveling even remotely be on your mind.

Was there for 7 weeks...met a 50ish "regular" Thai woman, and have never been treated better in my life...she bathed me, massaged me, and gave me pretty much whatever I asked for...she was sooo sad when I had to leave, and still calls me to this day...this was 6 months ago, and I can't wait to go back and see her again...in my experience I rate that woman a 10+ in terms of loyalty and love...and that's not even the half of it lol

I have been married to a Thai for 27 years-we met in the US, are fairly well off, and we built a very nice home in a small non touristy Thai city 11 years ago, where we spend 40% of the year (we have been visiting much longer than that). We find it very comfortable in Thailand.
A few additional things to note not mentioned here, however.
First of all, if you try to live as a Westerner, it is actually pretty expensive-for example, produce at the grocery story costs at least as much as if not more than the US. We get out produce at the street stalls or open air markets, where it is VERY cheap. Food at the local mom and pop restaurants is safe (I have NEVER gotten ill) and very cheap. If you go to a high end restaurant catering to Westerners, well, you will pay. If you buy Western goods or appliances, the tariffs are forbiddingly. We bought a new Toyota Camry in 2011 for $46,000 USD at the local Toyota dealer.
Second, if you are a Westerner, especially if you are not fluent in Thai, they will try to jack up the prices-I always have my spouse do the bargaining
Third, the inefficiency here is much worse than the US-expect it and don't get too fussed when it happens. Getting mad does not speed things up

one of the best things is don't live in the big cities . if you can live in the smaller towns it's cheaper and the locals tend to be more friendly especially if you treat them with the same respect that you wan't .

Great advice as the prisons in Thailand and most South East Asia will make you regret ever having been born.

It seemed to me it was a video made from a reasonable person for other reasonable persons. Dealing with drugs in Thailand is not reasonable, that should be the reason why the item was left aside

I lived there 7 years, You are right in everything you say. It is a Beautiful country wit Beautiful people.
I am living on a farm in Sisaket (8th year) with my wonderful wife of 15 years and our 7 year old daughter. Other than the noisy dek wen motorcycle pipes, I love it. For the past 6 years I have had a work permit as a 'Trainer' therefore no teacher licencee required. I have just completed my masters degree in Education so I can become a genuine teacher as the kids here are great and I just love teaching them.

This is probably the most concise comment in this list. I created a profile on ThaiCupid just as an experiment and 63 women sent messages in 27 hrs. I didn't subscribe to read the comments, oh well. 129 messages in a week and a half, a few gals were absolutely stunning.

Love the video. I married a Thai woman but we met in America. We own 2 Thai restaurants and have a child. Im glad shes not like those bar girls. We own a home in the Bangkok suburbs and stay away from the tourist areas. I think i did pretty good for myself. Happy travels

Good solid advice. I've settled here in Pattaya with my Thai wife ( who I met outside of Thailand) and we are very happy here.
Staying out of brawls and heated arguments here is a must even if the other party is a farang. Police don't care who started it and take a dim view of such actions. If you're on a long term visa you are putting that at risk.
A good partner will coach you on what is socially acceptable, so listen to them and heed.

Ive been to Thailand several times and made many real friends and have always been treated well. Ive become an uncle and babysitter to my friend's kids while there. They even visit me in the U.S.! My key to happiness in Thailand is 1.LEARN TO SPEAK THAI 2. LEARN TO BOW CORRECTLY 3.BE HUMBLE and HELPFUL 4.Learn as much about the culture as possible...and of course 5. BE FLEXIBLE!

I broke your rule number 3 a few years ago..... on purpose.
I was aware that for religious & cultural reasons you should not touch a Thai on their head.
They consider the crown on your head to be sacred..... it's to do with Buddhism.
I was explaining that to my girlfriend as we were walking out of a shopping centre.
Just to prove the point I waved my hand over this Thai girls head.... without touching her.
The Thai girl got angry and upset and began yelling at me....
I just said to my girlfriend keep walking.... keep walking and don't look back.
