    Appreciate your break down and efforts you made here. If that house should finish with a living area of 309m3 including overhang and porch, it reflects with roughly 31000 pesos / m2 in your forecast. That is m2 price in the upper region Sir. It is understood that M2 prices are currently a bit higher due to the Situation we are in right now, but since you would like to inform real cost for building in the Philippines, it would be fair to mention, that rigid Typhoon safe construction ( Concrete / steel / rigid block walls /pro plumbing and electrical installations / good tiles and kitchen stuff ) can still be done in the range of 15k to 20k Pesos m2 leaving property / A/C's and foreign materials alone. I am commenting this since i know it by heart and lots of Foreigner wanting to do just that what you are doing, are having a tight budget in mind!

    Excellent break down of cost. Definitely a doable price tag for that particular location, and @309 sqms, to include the standard of quality build you are getting. 3,329 Sq. Foot home @ roughly $200,000...Wow!!!

      PeeKen for $200k, i will just rent a condo and then travel around the philippines. when i got tired traveling, i will return to usa.

    25k-35k /sqm is just about the right price for building a quality project in PH. Acceptable quality will run you 15k-25k. Goodluck on your construction built.

      i was going to say, i was expecting about 5 million for this type of house, ive seen a lot of youtubers in the PH built big grand homes for 5million so i was thinking maybe he's over payed but having see his latest video of the finished home you can see the finishing looks very quality.

    Hello. Love the house. It’s absolutely beautiful 😍. Do you have a video out on how the legality of the house and how your name is tied to it? I’m not being sarcastic.....I’ll look at doing the same thing in a few years and really want to try and protect myself as much as I can. Ty in advance

      chuck you have zero legality in the ph. non filipino can't own land but you can buy condo. you notice he didn't reply hahaha his lady owns the house he's just paying for it

      You could put your name with her on the official papers and make sure the house land has a clean title and under her name. If you go through a divorce because your name is on the papers you will be entitle some what

    Not as cheap as people may think. I would definitely consider managing the project myself if I was doing a build.

      Compared to a custom build in California, USA, for me, this is a reasonable cost for a quality concrete structure....in province of course will be lower. You can save money by being your own contractor as long as it's designed well and you get the quality materials and a good crew to manage. You having experience in concrete construction will help as well.

      @@soundsonline796 then you are absolutely correct that you can do it cheaper. We are in Lipa which is about 1.5 hours away from Manila so it's more for an equivalent project. Wish you the best with your dream.

    Hi Steve, you built a lovely home! I've been to the PH many times for 3 month stays. I met my wife 7 years and her US Visa is close to being finalized in the next few months.     Probably missed it, how big is your house project in sqm? Our build in Samal, Davao house and fence equates about 9.4mil and that is 240 sqm haus

      @@NethFaulkner I am across Steve's house and will be getting single pane, tempered, tinted aluminum powder coated windows with wood finish. Didn't get double glazed since most of the direct sunlight will be over the house during summer so I don't expect much heat transfer.

      It was posted on the last page around 12:21. Labor is 40%, Mark up is 20% and Contingency is the usual 5%

    That is a big house. I know you have 7 people living in your house thats why it has to be so big. 3,000 sq foot house is big even in the states. and yes, that sounds a bit expensive.

    Is the cost of fiber for your internet included somewhere? Also, the Restrictions and Design Guidelines says there needs to be a cistern on the lot. Is that included in a line item somewhere? I am hoping you respond?

      @@chriscross9505 Yes, no cement , but labor cost is very expensive here. But I still spent less than 60k to build a 2 floors house with an attic and 4 rooms. 3 full bathroom, 1 full size garage.

      @@RSGEProductions There are some areas of the US that are notoriously inexpensive to build a house. Others are considered to be expensive. So when you say "here" I assume you are not typing from San Francisco or New York for example? I wonder where you are? Anyway when you can't compare like with like precisely I can say that Lipa City is considered one of the more premiere regions in the Philippines. If you wanted to build a house in Mindanao or Leyte for example you would find it would cost a comparable amount or less than what you pay from wherever you are.

      And yes, I didn't build it in California or New York, those places are very expensive due to policies.
      I built it in the suburbs in Georgia.

    e.g.: what you mean with 3-wire system for the electric? Do they have 3-phase and neutral in Tierra Maria?

      Tischer, thank you supporting our channel. Allot of builds in the Philippines only use 2 wires when doing their electrical system we are have a 3 wire system just like back in the states

      @@NethFaulkner HI Uwe...this is Ainsly. We met n talked a few months ago. I've also incorporated 3-wire like back home in USA mostly bcs my smart home devices need a neutral and I want all my smart switches n outlets to be grounded.

    Hello again. We watched your video tonight as we do a lot of the builds around. I am writing for my Filipina wife who wanted me to tell you to be careful about talking amounts. This is what she said: you just opened a floodgate that will turn into a flood. People know you have money as building an expensive place and saying you had money in the states that you mentioned. People are curious and eventually you will be bombarded with questions and offers to invest, to people just asking for money. If it gets to much and you decide not to answer questions it could be taken as an insult. We have been married almost 20 years. She was a widow and I a widower. She went thru this with her Filipino husband before even knowing me. Now that we retired here and are building a second home up in north Cebu, it starts all over again. This time she says nothing about money. We are on hol due to the quarentine so family and others think that there is money just laying around that should be shared. Again if you feel the need to delete the comment, I understand. I think she just doesn't want you and your wife to go thru what she went thru once already and now again. Take care and will be watching your build.

      I learned something long before computers. If you are going to reply knowing your reply might open up a torrid discussion, write your reply in cursive first. No comment.

      I would second that remark and advice. The more general you can keep the money and size discussions, the less of a target you make yourself for opportunists. I typically give the following answers for size and cost:
      How big is your house? The nearest 100SM (i.e.300+SM)
      How much per SM? Give a range depending on your area. (i.e. P20K-P30K depending on finish level)
      How much were your lots? Give current price range from the subdivision or developer. Or just refer them to the developer directly.
      We as vloggers put a lot of information out there that certain people can compile to make a profile of us. If that profile is enticing enough, we become targets of opportunity.
      Again the more general you can keep it, the smaller target you are going to be.
      Definitely look at investing in a security/CCTV system. DO NOT mention the particulars on the vlog. You need to protect your investment and most importantly your family.

      I'm so sorry that happens to you, but not all of foreigner go thru that situation. I believed it's the way how you handle it. Just keep a low key and be humble and you need to know how to play around with the local. And besides, anywhere in the world there's always somebody trying to get money from you.

    It's great to have accomplish what you truly desired but you paid entirely to much in my informed opinion. Way to much!! But if your fine with that and it works for you then I must congratulate you in your accomplishment! I seen many, upon many of homes not quite exactly as yours but two stories minimum under $35k which include labor, and a few much less.

      My understanding is you are restricted from leasing land from your Filipino spouse. I think that loophole has been identified and closed in the property laws.

      If you think like this better don't build your house. I think the divorce rate in the US or other western countries is much higher than in the Philippines where divorce of a Filipino is not allowed.
